A newly renovated Farmhouse for modern living, with high speed Wifi. The property is situated in the Nettle Hill estate in Warwickshire well positioned to motorways, cities such as Birmingham, Coventry & Leicester, within easy reach of the historic towns of Warwick, Stratford Upon Avon and Rugby. The accommodation is a well appointed 6 bedroom house with ensuite through out, a large living room and dinning Kitchen all fitted out for up to 12 people. 70th Birthday Family Celebration
The house was great for our family who travelled from four different parts of the country to celebrate my husband's birthday. Access from the motorway was very straightforward. The communal areas in the house were warm and welcoming. The bedrooms, each with their own en suite, were well-appointed and comfortable. In my opinion, the photos on the website don't do the property justice. We enjoyed exploring the grounds and found play equipment for the children. The location was perfect: we visited the Transport Museum in Coventry and had a great pub lunch at the Greyhound Inn: both were just 15 minutes from the house. A memorable family weekend, enhanced by a lovely house!

Great for weekend family gathering
We wanted a large, homely property for 3 families from all over the country to get together somewhere central for a weekend and this fitted the bill. Sandra was great in responding to communication and we were grateful to her for being very accommodating with our timing. The lack of bathroom doors wasn’t our favourite thing, but it IS something we knew about before we went. The kids loved the cricket set and the giant TV in their room. The kitchen was well-equipped but could perhaps do with a shelf or two to store food. Although the place could ideally do with a little bit of TLC here and there, we had a great weekend and would certainly consider booking again in future.

Great Country Location
This property is actually part of a small conference center but the house is well-situated on it's own with no problems or interference from others. Plenty of space for our party and allowed easy gathering of family for meals, etc. The grounds are very nice and provided great exploring for the kids. Would rent this property again.

Peace near the M1
Close to the motorway so highly accessible and in such a quiet spot you can't fail to lose yourself in the countryside.
Very near to Coombe Abbey Park which is a fantastic outdoors visit for families and quite near to lots of interesting new manufacturing facilities for those geeks like me who are turned on by what's possible.
Property is nice and spacious, well equipped, cosy whilst private spaces lend themselves to different family units staying under the same roof without getting under each other's feet. Of course there's a tonne of stuff to do in the West Midlands and we didn't have chance to even scratch the surface, but we hope to be back and there's something to please everyone if you're thinking about it.

Family Faux Christmas at The Farmhouse, Nettle Hill Hill Brinklow
What an amazing space for our mixed age family. The host decorated the sitting room beautifully with a tree and pretty lights. Unfortunately we had the coldest snap for many years which created a few issues on arrival which Gareth did his best to deal with. It also prevented the children from really taking advantage of and enjoying the amazing facilities and play area.
It has to be remembered that this is an old farmhouse which has been modernised with some of the draw backs that this creates.
Unfortunately we won't be using this property again as we weren't made aware that though all the bedrooms had en suit bathrooms, they were all open plan with no doors on them and none of our family were comfortable with that. That said the two main family living areas were great.

Amazing Host and Great House
This Farmhouse was the perfect accommodation for our family of 11. There was an en-suite bathroom for each bedroom. Several reviews mentioned that the bathrooms have no doors but the bedrooms associated with the bathrooms do and locks so I don’t see what the issue is.
The host Sandra was very sweet and accommodating.
It was an overall great experience.

Delayed family get together for parents' 80 birthdays
This accommodation worked well for our weekend gathering as a family. The beds available on the ground floor were great from my Mum as stairs would have been an issue. The prevision of six bedrooms worked well for our number. The kitchen space and lounge space proved to be fine for us getting together to chat, catch up, eat, watch tv and play games.
As others have mentioned there can be some inconvinience around two of the bathrooms. One of them is quite exposed in a back hallway and is only screened off by a curtain. Another space has two bedrooms in it with a shared bathroom between which again has potential for causing social awkwardness.
However overall the positives of this location far outweighed the oddities.

Great location, one or two minor issues
This is a lovely property in a great location and easy reach of Stratford, Leamington Spa, Warwick, Coventry, Birmingham and the airport.
Unfortunately some of the sheets were marked and musty. The single beds were uncomfortable and you could feel the springs. Open plan loos we’re not appreciated and shower mats would be a safety asset. The back bedroom shelf would be better near the basin and a towel rail would help.
While we were there the WiFi kept dropping out.
Nevertheless, we had a great time and the above comments are made not as criticisms but as suggestions for improvements that could up our star rating significantly.

This is a wonderful property and we felt really at home. It was the first time we had all been together since the pandemic. The house has lots of space for a big family. The kitchen is really well equipped with pots pans and everything you need to cook big meals to share.

Ideal for a relaxing holiday
It was super easy to communicate with Sandra, very prompt and helpful.
The house is located in a rural location, why we liked most. At the same time, within 10-15 min drive you can have access to all types of shops.
All bed rooms have got en suit bath. It would be better to have at least one bedroom with door between bedroom and bathroom.
Living room gives you a very cosy feeling.
Overall, It was a very pleasant stay with my family and friends.

House is absolutely lovely and fitted 10 of us in perfectly, our fault for not checking it was actually rural , it is a rural location but sharing it in a conference centre environment was a surprise ! Lots of cars and people ! But once the doors were closed and we were all together it was fine, host was great in communication and on site if we needed so all round a good trip

We booked this property for 4 families, 2 couples with 2 children and 2 couples with an under 1. It seems that the house has been designed more for corporate stays as most of the rooms are large and comfortable with their own large tvs and bathrooms (though no doors to the bathrooms, but open plan) but the communal areas are not big enough for one large group to socialise, more suited to small groups keeping to themselves, and the kitchen would not fit all of us round the table. The kitchen itself has equipment but it is a mish mash and the fridge and freezer were far too small for storing food and drinks for a group of our size. One of the bedrooms is off the kitchen and quite cold so not suitable to put children in, nor parents of children as they are too far from the other rooms for children to find them in the night if needed. This meant we could not use the room at all which caused complications. All of these factors together reduced the enjoyment of our stay, though these may not be issues for other types of groups.
