The house lies in a beautiful area of the Tuscany, surrounded by green thick woods of pine trees; near to the most important art city of the region (Florence, Voters, San Gimignano, Pisa, Lucca) and to the Versilia coast. The location and altitude of about 300m on the sea level, guarants a mild and agreeable climate in every season. It lies 1,5 km from the town of Buti, perfect for those who seek quiet and privacy. The house has been restored in the typical style of the area (using the original construction materials: terracotta, wood, stone). It has been completely renovated in the last 3 years and a pool has been added. It will be rented for the first time from the season 2020. The property is sutiable for up 8 persons, there is also 1 baby cot available. In front of the hosue there is a pool of 10 by 4,5 meter. Depth is 1,4 meter and there are romain stairs on one side. Near the pool there is a porch eqiupped with table and chairs. From here you can enjoy the fantastic panoramic views on the landscape and the town of Buti. The ground floor features a well equipped kitchen (dishwasher,fridge with freezer area, 4 ring stove, coffee machine), a dining area with table for 8, living room with 6 sofa seats and table for 6, bathroom with toilet and shower. The fireplace in the dining area can be used, those in the living area not. The bedrooms are all on the first floor and each bedroom has an en-suite bathroom with toilet and shower. There are 2 bedrooms with double bed and 2 bedrooms with each two single beds.
In and around Buti there are all the necessary shops and different restaurants/pizzeria/bars. Minimarket and baker are available in the central square (piazza Garibaldi), on monday morning it's also the market place. Supermarket available at 5 kms. Adviced restaurants/pizzeria's: Al vecchio molino, Le mangiatoie da Tormento, Trattoria Pacci, La Grotta, I maggi. Tennis fields available at 7 kms.

Access road:
Please note that the road from Buti to the house is a gravel road of around 1500 meter. So we don't suggest to come with sport cars or caravans. Except Ferrari and other similar sports cars, no problem to ride up with other cars.

Pleasant property, very challenging access drive, needs improvement
Good -Pleasant traditional farmhouse -Nice View -Natural -Buti: nice small town, good places to eat & central location -Kitchen: fairly well equipped -Bathrooms: functional & adequate Bad parts -Description says "don't suggest to come with sport cars or caravans" then "no problem to ride up with other cars". We had 5 experienced drivers, 1 former HGV driver & hired 2 ‘compact SUV’ cars (not 4WD) yet we struggled with this road every day. Adds 15m to every journey. VERY challenging road: steep, narrow & as its covered in gravel the cars struggle to get traction; got stuck at several points, on several days. This almost ruined our stay as it made returning to the property stressful. Caterina gave us advice & said ‘we would get used to it’. We did get more 'experienced' at it, but it remained a challenge for all of our stay. A larger 4WD vehicle may help, but the road is very narrow there would be other size challenges Linen was old, scratchy, stained and musty. Had to re-wash towels. Mustiness possibly being caused by the washing machine. The extra blankets (which we had to use) were similarly very dusty & musty. New towels, linen & blankets are needed. -Initially found parts of the property to be dusty, realised it wasn't dust as is fine wood dust - the property has a woodworm infestation -Not '1km to the village': 2.5km via the steep access road. 35-40m walk down & 45-50m up if you are fit We made some good memories, but the access to the property was just too stressful

Fantastiskt utsikt och hus!
Lugnt och skönt läge med en fantastisk utsikt. Poolen var underbart svalkande i hettan. Huset hade allt man kunde tänka sig och värdparet väldigt hjälpsamma. Vi anlände mitt i natten p g a försenat flyg och fick hjälp med att handla det nödvändigaste till frukosten. Vägen upp till huset är dock i väldigt dåligt skick, smal och brant. Bra att ha en liten bil med fyrhjulsdrift.

Ruhig + grandiose Aussicht
Objekt ist jederzeit zu empfehlen. Ruhe ist garantiert. Pool macht großen Spaß. Die Zufahrt (Feldweg, sehr holprig, teilweise steil) hat es jedoch in sich, aber darauf wird in der Beschreibung hingewiesen.
