Nestled on the heights of Théoule-Sur-Mer, this luxurious Duplex apartment is located in the prestigious area of ​​Imperial Bay.

The apartment is composed of high-end furniture. The 2 bedrooms and the entire ground floor are air conditioned.

The two bedrooms are located upstairs with 4 very comfortable X-large beds and enchanting sea views. They each have their bathroom with WC. Are sheets and bath and beach towels supplied as an optional extra (see conditions with the owner)?

All the living rooms have a magnificent view of the sea, the bay of Cannes and Antibes, the Lérins islands, Théoule bay and Esterel. You will take advantage of the terrace to eat there, a garden furniture and deckchairs to relax.

By a small staircase at the bottom of the garden, you will reach the very large swimming pool of 15m and the children's pool, located 50m below.

A Great Place to Stay
The unit is in a beautifully landscaped gated community set on a steep hill. The result is that you take an elevator down from street level to a ground level unit with a large private backyard overlooking the blue waters of the Mediterranean. The view is stunning. The apartment was very clean, very spacious with large luxurious bathrooms. Lastly it had fun coastal decoration that made the place homey and comfortable.

Stunning apartment with amazing views
The garden apartment was stunning, from the view to the furnishings . The outdoor furniture was plentiful and of a high standard. The kitchen was well equipped. Everything was exceptional . The pool Is large and beautiful . The only thing we didn’t have was any English tv but we were outside most of the time but for winter this would be nice. We’ve bought a fire stick so this would help! The owner was very good at communication and was kind and helpful . We would book again

Super house at a super location
This was the second time we visited the house and again totally to our satisfaction. The house has all the luxury one would wish for and is well equipped and nicely decorated. One of its secrets is that although it is located on a large "domaine", it is almost hidden in a corner which give you the rare experience of being there on your own with total privacy. All that and the spectacular - ever changing - view on Mediterranean Sea makes this property a unique place to stay!

Dream location with a fabulous view
Imperial Bay was really beautiful, well-equiped and glossed over the bay of Théoule sur Mer and Cannes. The view from the apartment and garden is simply stunning. The apartment is very spacious and very well-equipped. The beds are very comfortable, the house is quiet and the terrasse with its garden is spectacular

Traumhafte Ferienwohnung
Wir haben Anfang September zu zweit eine wunderbare Woche in dieser wunderschönen Ferienwohnung verbracht. Die Lage ist absolut einmalig und die Aussicht auf das Meer unbeschreiblich schön. Die Einrichtung ist ebenfalls sehr stilvoll und hat uns sehr gut gefallen. Die Wohnung ist gut geschützt, so dass man sich auch nachts absolut sicher fühlt. Von der Nachbarschaft war fast nichts zu hören und zu sehen, so dass wir den Aufenthalt voll geniessen konnten. Geschätzt haben wir ebenfalls, dass einige deutschsprachige Fernsehsender verfügbar waren. Einen Parkplatz haben wir ebenfalls immer, entweder direkt vor dem Hauseingang oder ein paar Meter davon entfernt, gefunden. Wir haben nur das Frühstück im Appartement eingenommen und dafür gerne die Nespresso Kaffeemaschine genutzt. Eine Bäckerei ist mit dem Auto in 5 Fahrminuten und der Auchan Hypermarché in Mandelieu in ca. 10 Fahrminuten erreichbar. Wir können die folgenden Restaurants empfehlen: La Corderie Mandelieu, Les Bartavelles Mandelieu, La Brocherie Mandelieu, Chez Philippe Theoule, Le Relais de la Pinede Mouans-Sartoux, Table 22 par Noël Mantel Cannes. Die Kommunikation mit dem Eigentümer ist ebenfalls sehr angenehm und jederzeit professionell. Die Rückmeldungen erfolgten immer umgehend, so dass man sich rundum gut betreut fühlt. Herzlichen Dank Alexandre, wir kommen sehr gerne wieder!

Appartement très confortable dans un site exceptionnel
Très belle résidence, très calme et soignée. Vue magique sur la baie de Cannes dès le réveil. Jardin/terrasse face à la mer, très accueillant et isolé du voisinage. Magnifique piscine de la résidence au-dessus de la mer, entourée d'une terrasse spacieuse. Théoule est une petite station balnéaire fort agréable avec ses petites plages et un bon choix de restaurants.

Prachtig huis!
Supermooi en schoon huis, naar het strand lopen is een uitdaging, maar met de auto is het ook prima te doen. In de advertentie stond dat bedlinnen en handdoeken inbegrepen waren, maar dat bleek niet juist. Geen probleem op zich, maar wel goed om te weten. De mensen bij de receptie zijn heel vriendelijk en behulpzaam. Parkeren bij het huisje is niet altijd mogelijk, het is er snel vol.

super Sicht auf das Meer
Wir hatten Glück mit dem Wetter und konnten jeden Tag auf der Terrasse frühstücken und in der Sonne den Blick auf das Meer genießen. Wir haben uns gut erholt, schon beim Aufwachen sieht man vom Bett aus durch das große Fenster das Meer. Die Wohnung mit 2 Badezimmern bietet alles, was man braucht und die Lage gestattet es, in vielen Richtungen Ausflugsziele gut zu erreichen. Zu Fuß ist man auch schnell am Bahnhof und kann mit dem Zug Ausflüge, z. B. nach Menton, unternehmen. Wir kommen bestimmt wieder.

Nous avons passé un agréable séjour en famille. Vacances reposantes malgré le temps mitigé. Appartement tout à fait adapté pour 4 personnes. La terrasse/Rez de jardin est splendide. En plus des activités balnéaires, grande variété de visites touristiques et de randonnées dans le coin. Endroit calme au moment de notre séjour. Le propriétaire était à l’écoute et l’accueil a la résidence très agréable. Merci et au plaisir de revenir un jour.

TRES BELLE LOCATION
Nous avons séjourné une semaine dans ce petit coin de paradis. Tout est conforme à l'annonce et à la description sur le site Abritel. Nous étions 2 adultes et 2 ados. Les ados ont leur chambre et leur salle de bain et bonus la télé dans la chambre. L'appartement est joliment meublé et très bien équipé. La terrasse est grande et la vue sur la mer splendide ! Nous avons eu un cadeau d'accueil c'est vraiment sympa. Nous recommandons cette location.

Fabuleux !
Nous avons passé un magnifique séjour dans ce très agréable duplex. Nous avions l’impression d’être dans une maison en raison de sa localisation, de sa grande terrasse et son jardin donnant sur la mer. La vue est exceptionnelle. Cet apparemment a tout le confort pour passer de très bonnes vacances au calme dans un cadre idyllique. Je vous le conseil à 100% !

Fabulous apartment with great sea views!
Fabulous, spacious and luxurious apartment with a large terrace, garden and great sea views in a sheltered, quiet complex. All in very good condition and as shown in the pictures. It doesn't get any better than that. Nice and caring landlord. We'll be coming back!
