Thank you for taking the time to read about our condo we named “Endless Summer”. It has been our beach retreat (even though we live close by) for 7 years, also sharing it with others! We rent short term exclusively through VRBO and also have a long term renter who enjoys the condo 4 months out of the year (reason why you will not see reviews January-April). I am onsite prior to every new reservation (reviewing and inspecting) making sure your stay is flawless! I also offer to do your grocery shopping for you (please confirm availability) and load into the condo refrigerator/cupboards for a small fee… wouldn’t that be great to just walk in and start your vacation! I am also a quick call/text away for any concern or question, so just let me know!

*Our first floor 800 square foot unit sleeps 6 IN BEDS.
*full size murphy bed in living room
*queen size bed with memory foam topper in master bedroom.
* twin daybed with twin trundle sunroom
* 43” TV in bedroom and living room. Cable/HBO provided (Please sign in to your own account). *Pack n play and small high chair available in walk through closet.
* Toy box for kiddos with a variety of fun. *The spa like bathroom is accessible from the main living area or master bedroom allowing for privacy.
* The walk in shower is tiled to allow for roll in ease of use with heavy duty grab bars
* Separate bathtub (heavy duty grab bars)
* Separate sink and vanity area with many drawers and hairdryer.
*Meals can be easily prepared for a party of 6 on granite countertops with flatware, Corelle dishes, outdoor plates, plastic dishes/cups for kids, cookware, crockpot, and a variety of cookie sheets, pizza and muffin pans.
*All appliances are stainless steel, full sized, including toaster oven, 12 cup thermos style coffee maker, and Keurig
* Samsung large capacity front load washer and dryer is located off the kitchen.
*The outdoor patio has four teak chairs with cushions and coffee table along with a storage container with all beach gear
* Two gated, private boardwalks to the beach are within feet of your front door.
*Beach/pool towels, 2 large boogie board, small cooler and plenty of sand toys provided in the storage bin
*The grounds of Royal Mansions is well maintained, located on a dead end street surrounded by live oaks and no thru traffic.
*Wild peacocks are frequently seen in the surrounding area.
* Jetty Park (1.5 miles)
* Cocoa Beach Pier (2.3 mile).
* Cruise Terminals (1.7 mile). *Old Town Cocoa Village (11 miles)

*Free onsite parking with security fencing and code specific gate for entry into parking area. Please no trailers, motorcycles or campers per HOA regulations.

Adorable Condo right on the beach
Perfect place for our family vacation. The kids loved the trundle bed and the Murphy bed. The location was great! Of all the activities we did our favorite was the airboat tour and seeing alligators!

Royal Mansion getaway staycation
What a find! We live 40 minutes NW of the cape and were looking for a quick getaway before the holiday chaos, and don't like hotels...this place was a fantastic find...we will definitely be back. Although it sleeps up to 6 comfortably, it was perfect for just the two of us. The hot tub was so relaxing and we spent half the day on the beach fishing. Beautiful view of the cruise ships coming and going, SpaceX drone ship with the booster coming in, and if there's a launch, you have a great view! Everything was easy to find, no issues with the condo at all...Parking and beach access were on point. If you're lucky enough to book it, enjoy it! Also, go South on Atlantic Ave to Joanne's Beachside Cafe for any meal - they will blow your mind! Thank you Gretchen!!

From the initial booking process to the departure out stay was excellent. The condo was just as described and even has a few extra's that weren't mentioned. Neighbors were friendly and helpful. The access to the beach made for a wonderful early morning and late-night walks. Even though the pool is next to the front door, we never heard a thing. We are already planning for our next stay there.

Our stay was perfect! Gretchen made everything easy from beginning to end. Condo was very clean and stocked with supplies that aren't typically provided. Our stay with our son and 8 year grandson couldn't have been better. I hope it works for us to return another time. Highly recommend!

Great little stay
Sweet little condo had all the amenities and was thoughtfully stocked. The weather didn't cooperate much for us, but we were still able to get in the pool and hot tub in the wind :) The beach was nice and close, the condo was quiet, grounds all clean and maintained nicely. We went to eat at two of the places Gretchen recommended and they were great picks! Lots to do within a short drive. Would've loved to visit the pier - maybe next time! Excellent communication, easy check in and check out - I'd love to stay again sometime NOT in hurricane season - ha!

Family vacation
This was an amazing place to stay. It had plenty of room and everything we needed. Our children enjoyed all of the things for the beach and sand as well. I had everything I needed to do a few loads of laundry and cook breakfast for us. We will definitely keep this place in mind for our next trip.

I'd buy this place if I could.
This condo stay was amazing! We came to florida from Minnesota for my daughter to go to space camp at the Kennedy Space Center. This was a great and convenient spot to stay for that. It's about a 20 min, easy drive to the KSC visitor center, and after camp, we had the pool, a short boardwalk to the beach, only a few minutes drive to all the attractions at Coco Beach, and of course the beautiful condo. It was easy to see how much love was placed in the decoration and setup of the condo. All the amenities of home, and in a very cute setting. The place was immaculately clean, lots of supplies, towels, beach toys and accessories and even a small welcome snack basket. I wouldn't change a thing about our stay, it was wonderful. The minute we walked in I said to my wife "I wonder if they would sell this place?" I liked it so much. The owners have great communication, we received messages beforehand for the whole check in process, things to do, and more. We had a slight issue with the electronic door lock one of the days (user error on my part) and a quick phone call and chat fixed us right up. All in all an A+ experience.
