Waterfront resort combines four homes to sleep 70+! The homes are a combination of the 1870's & 1930 Historic homes & our newer home we call "stilts"; all up to the standards & expectation of modern times. 15 Bedrooms, 14 bathrooms w/ other nooks & lofts to sleep. All buildings are in walking distance of each other w/ pool & clubhouse/flex space centralized. This is a beautiful lakefront mini-resort w/ in-ground pool, 1500 feet of shoreline & surrounded by woods at the ridges of Appalachia. It is full of beautiful acreage & BREATHTAKING views! It is accompanied by a pool & hot tub area, dock, beach, sand volleyball, a boat ramp, kayaks, wood burning fire pit, all included! We even have a playground for the little ones w/ an in-ground trampoline!

Have boats or watercraft of your own? Bring them! We have a boat ramp right onsite & plenty of room for your trailers, as well as docking. Play volleyball, corn hole, Beersbie, ladder golf, giant Jenga, life-sized chess, or just play in the cleanest, coolest water on the lake. The water comes right out of the mountains & dumps right at our feet. Great fishing as well in season. We are actually in one of the best areas to fish, right near Little River & Spring Creek! Eat s'mores by the campfire at the beach & watch AMAZING sunsets! String Light courtyard, privacy, and plenty of room to stretch out! SO much to do!

Close to Pirate's Bay (seasonal waterpark), DeSoto Falls, Cherokee Rock Village, Little River Canyon, Orbix Glassblowing, snow skiing, horseback riding, endless trails, rappelling, caving & ziplining. We are in the ABC triangle meaning we are an hour & a half +/- from the Atlanta, Birmingham, & Chattanooga Airports.

The views are incredible & the Main house has 1870's charm mixed w/ 21st century décor & conveniences. The Rose Cottage is adorable & the crazy 1930 home is so whacky & fun, w/ its uneven doors & slanted roofs. The new bungalow called "Stilts" is so pretty & loaded w/ heavy trim & upscale appointments. Breathtaking views of the lake, mountains & lawns from all units & you can even see how the sunset pours colors into the houses at "golden hour". We also have LOTS of stars, it just gets better & better!

This property is one large main house, an apartment over the garage, a guest house, a bungalow 240ft from the main house, & a studio type property 500ft from the main house.

Main house has 5 Bedrooms, plus the upstairs sleeping porch, five full baths, & one 1/2 bath. The "Den" above attached garage has 1 bedroom & a full bath. The "Rose Cottage" has 4 bedrooms, a sleeping loft, & three full size bathrooms. The "Imperfect Perfection" has 2/3 bedrooms, & two bathrooms. The "Stilts" is a studio type home & has 1 living area/king room & an open sleeping loft.

This property is also an event venue & has had many beautiful weddings, retreats, corporate meetings & large family reunions. If you are interested in having an event in addition to your regular guests, please reach out to us to discuss fees & details as additional fees do apply for events. The grounds can accommodate 150 wedding guest. We have chairs and tables available for events (Event Fees Apply) & a big parking lot.

*DURING THE LAST SATURDAY OF MAY-SECOND SATURDAY IN AUGUST THE CHECK IN TIME IS 5PM CST & CHECK OUT TIME IS 12PM CST.
*New units are continually being added to this resort. If you want the whole property reserved for your group only, you will need to book all of the units that are projected to be completed during your stay.
*Coming Spring 2025, this listing will have its own private pool at the main house! Once the brand new pool is added at the main house, this listing will no longer have access to the resort pool you see in the pictures.
*The lake level does go down a few feet in late fall through early spring & may affect boat launch, dock usage, watersports or lake views.
*The full size bunk beds have a weight limit of 250lbs up, 300 middle, 175 trundle. The twin metal bunk beds have a weight limit of 220lbs upper & lower.
*The lake recreation area is a good walk but is accessible by vehicle. Same w/ pool. We have 10 acres & you can drive right to the dock or pool if desired. Too much to describe, so please see pictures.
*Pool is Seasonal Memorial Day-Early Fall but lenient off-season. Please let us know if you would like to swim during early spring or later in fall, as we can heat it for a nominal pass-thru fee of propane usage. We do not offer winter swim in the pool but you can go in the lake any time you want.
*We do allow pets; however, there are requirements that must be met. Please discuss w/ us before booking.

*CLEANING FEE DISCLAIMER: We are disenchanted that we have a pass-through cleaning fee so high these days but w/ everything going on in the country w/ higher costs & labor shortages, this is our new reality. We understand that when this fee is split by the large groups that is nominal per-person but we want you to know our hearts are that we wish it wasn’t so high regardless of that. It is a very large house to turn over in such a short amount of time & weekend help is extremely hard to find help. We only have 1780 people that live here so we have to be the highest paid to retain the best & they are AWESOME! Conversely, we are pleased to remind you that we have so much included w/ this property. Unlimited firewood, propane for grill & gas fire pit, all the coffee supplies you need except coffee. Sweeteners, powdered creamer, filters & a selection of teas. Spices & oils galore. You don’t need to bring trash bags or paper goods either. We stock enough for your entire stay, not just a starter amount. Bathroom & facial tissues, paper towels, trash bags, napkins, salt & pepper shakers, DW detergent, laundry detergent, aluminum foil, zip lock bags, plastic Saran-type wrap, shampoo, conditioner, body wash, bar soap, Q-tips, cotton balls, hand soap, kitchen sponges, first aid kits, & Dawn dish soap. We have hospitality boxes w/ all sorts of things guests may forget. There is a huge list of items stocked if you would like us to send to you. Our guests have told us in reviews that all they need to bring is food & clothes. One last thing on cleaning: If you are going to check out on a weekday, please inquire if there will be a break in this fee.
