Enjoy a Tuscan experience on our organic property, enchanting and cosy, it is nestled in the olive groves on a south-facing hillside, on the edge of the Apennines. On a sunny day, stroll outside in the garden to sip your morning cappuccino and enjoy an amazing view of the lush Tuscan landscape. Sweet fragrant lavender, rosemary and thyme fill the air, find a comfy corner to sit and absorb the beauty around you and the serenade of birdsong day and night . In the summer months soak up the sun or enjoy the large pool. The facade of this three-story ancient watermill is built from the local sandstone, ‘Pietra Serena’ with it's soft ochres and greys. Lovingly kept, the villa retains its rustic charm.
Your own private ground floor entrance leads into the two-story home.

The semi basement floor is not included in the rental.

The pool is up above the house in a very private garden with a jasmine and vine gazebo and surrounded by hedges and cypress trees. There is a front garden and another grassy area under a shady tree where you can also eat outside.
Louise the owner is a registered Italian tour guide who can organise tailor made visits to vineyards, wine tasting, olive Mills, towns and villages in southern Tuscany and Umbria as well as yoga, painting, cooking and Italian lessons, to make you stay an amazing experience.

A Truly Authentic Tuscan Villa
We made many lifetime memories in this idyllic, very authentic villa over a terrific week. Louise was extremely helpful in helping us prepare for our stay, and her recommendations for restaurants, wine tastings, and visits around the area were spot on. Best of all was her recommendation to secure a local chef (Elena) to run a 1/2 day cooking class at the villa - an absolute highlight!! Whether it was lazing by the pool or eating amongst the trees in the garden, everything felt exactly as it should in this little paradise.

Great holiday
We had a lovely holiday at Villa Rasenna. Louise is a great host and was very helpful and replied very quickly to any queries. The kitchen is well equipped and the sitting area comfortable and homely. We made good use of the pool. We enjoyed a great meal in the villa cooked by Elena and a local wine tasting and pizza in the village. There are lovely walks from the villa in the local countryside. Would definitely recommend a holiday and we would love to return. Thanks Louise.

Louise is the consummate host and went out of her way to make us feel welcome and enjoy our time. The property is beautiful, the kitchen is well-equipped, beautiful rooms provided plenty of space for relaxing, and there was ample parking, beautiful views, and lovely landscaping. We enjoyed the pool; the beds were comfortable; and we wouldn't hesitate to stay here again. Also, don't miss an opportunity to try olive oil from the farm - it's wonderful! Many thanks, Louise! Tranquil Tuscan Escape
Our recent stay at this Tuscan villa was an absolute dream come true. From the moment we arrived, we were greeted with warmth and hospitality by the owner, Louise. The location was simply breathtaking, nestled amidst lush greenery and offering beautiful views of the surrounding Tuscan hillside. The villa itself, a beautifully restored 300-year-old farmhouse, exuded charm and history at every turn. The rooms were comfortable, tastefully decorated with antiques and paintings Louise had collected from friends and loved ones. The bathrooms were modern and clean and kitchen came well-equipped. The living room with the original stone fireplace was a great space to relax in the evening. The peace and tranquility of the surroundings were truly enchanting. One of the highlights of our stay was the outdoor area with private pool and the many shaded outdoor seating areas around the villa to curl up with a book. We took walks along the country road towards the nearby church, immersing ourselves in the natural beauty and many olive groves that surrounded us. The location of the villa was ideal for exploring the Tuscan region. Cortona, a charming Etruscan town, was just a 10 minute drive away, and other picturesque hill towns like Montepulciano were easily accessible. Overall, our stay at this property was nothing short of magical. It offered the perfect balance between relaxation and exploration, and I would highly recommend it to anyone seeking an authentic Tuscan experience

First of all-Cortona and the surrounding towns are an absolute must see while in Tuscany. This location is a center point for a short drive to various beautiful locations. The 300+Villa was perfect for myself and 4 girlfriends. The bathrooms were new and a plus. (Request additional linens) The steps are very narrow so be careful coming up and down. The property is peaceful and remote. There was some construction on the property while visiting but didn’t interfere with our stay. They do receive a lot of rain in the spring so be prepared for that. The owner Louise was wonderful and was very helpful with suggestions. She is very available and lives on the property. Sitting on the porch each morning with breakfast doesn’t get any better. The beds were very comfortable and the rooms are decorated with antiques. We loved all of the unique artwork and the story of the home. You are in the country so it’s a challenging drive to the house. The road needs better signage to the villa especially if you’re coming in at night. I would recommend a small rental car to maneuver on small roads and the driveway. It wasn’t nearly warm enough to swim and isn’t included in the rental. That was really the only disappointment. We hired Chef Elena to cook dinner one night- a must-she is fantastic. I highly recommend this Villa if you want to be outside the normal tourist locations. (Suggested book of towns and things to do) Would definitely return again. I love love my olive oil. Magical villa in Tuscan Countryside
This 300+ year old villa was a wonderful place for a few members of our family to relax and unwind after time in Rome and Florence and lots of sightseeing. It is near the village of Cortona, which couldn't possibly be more charming and beautiful. The villa is surrounded by trees, abundant plants and hills and has gorgeous views from every area. We dined al fresco at the table on the front porch and walked the grounds and along the country road beside the villa frequently during our stay. Unfortunately, although this property shows that a pool is included, I was charged a surcharge to "open it" prior to our arrival. It was a hard decision, since the weather in spring is variable and, sure enough, I spent 200euros for no use of the pool (cold, rainy, most of our time there). This was the only disappointment of our stay (the extra charge-nobody can do anything about the weather!). I feel if a pool is included in the description, it should be available for everyone who stays there without additional charges. Louise was very accommodating and available as needed. She was not intrusive at all, but made herself available via text and in person, if requested. She was very helpful in making recommendations when we asked and allowed our adult children to stay beyond check-out time since she didn't have guests arriving the day of their departure. Cleo the precious cat on the property and the hens were a bonus. I could have stayed here forever, truly. It was a dream come true, in spite of the weather. The rain brought out a double rainbow our very first evening there, so who can complain about that? Do yourself a favor and stay here if visiting Tuscany.

A slice of heaven on Earth!
They say save the best for last and we certainly did that on our recent 12 day vacation to Italy , after Rome and Florence we arrived for a final 5days in Tuscany at the organic farm. First of all the drive up was easy and directions given were perfect. The villa was better than the photos, if that is possible:) we were greeted by the lovely owner, Louise. She went over a few things and answered all our questions. The Villa is a beautifully restored 300 year old Farm with a wonderful history. On entering you could feel the love and it was spotless. The rooms were very comfortable and lovely bathrooms. The kitchen was very well equipped. There was a fabulous supermarket within a 10 minute drive. Wonderful walks and the views were breath taking! Thank you Louise for opening your farm house for rental so we could experience the beauty of Tuscany. Cortona is a must see also 10 min drive. We will be back for sure to this amazing home !

A Tuscan Oasis
Our time at the villa was absolutely perfect. Louise is a truly Renaissance woman who shared her expertise and passion for travel, olive oil, and culture openly. My husband and I were celebrating our 20th anniversary along with long time friends. The villa had plenty of room, a great kitchen to host a cooking class, and beautiful grounds. Idyllic property in an idyllic location
Our family of four met our friends here after a week of energetic sightseeing, and it was a wonderful spot to relax and socialize in. The house and garden reflect the love and care of the owner. I loved sitting in the garden to read, smelling the lavender and rosemary and looking up to appreciate the gorgeous views. As others have said, the shop at the end of the road has everything you need to make delicious meals. The teenagers enjoyed walking there and visiting the bar as well. Cortona was a very short drive away and the other hill towns are within easy driving distance. The ample-sized pool provides a nice respite. We especially loved our trip to Orvietto. Louise was a wonderful host, who made us feel welcome and tended to. My family is used to air conditioning and some of us were worried about not having it during a hot spell, but the thick-walled house was comfortable as long as we kept the shutters closed during the hot hours of the day. We feel very fortunate to have spent time in this lovely spot.

The most wonderful property in an idyllic setting with a
We were met by Louise, the owner, who immediately made us feel welcome. Louise is a wonderful host - the perfect balance of being on hand if needed, without in any way intruding on one’s peace and relaxation. She is also full of interesting ideas about trips out and of information about the history of the area, all of which we found helpful and added to our stay. The property is set in a very quiet and peaceful area with walks and great views of the valley; there is also a small, well stocked supermarket and a good pizzeria just a 15 min walk down the hill. The property itself is full of all the rustic charm one looks for in a place in Tuscany; it is also spacious, well equipped and very comfortable. Louise and her family live in the lower part of the house - although you would hardly know it as we rarely heard them - with their own access and garden. We had exclusive access to the pool which is set in its own, private part of the garden and is a good size with plenty of loungers. If you have a car, there is plenty to see in the area - Cortona, for instance, is beautiful. We had the most relaxing stay and Louise and her family were simply wonderful hosts. We wouldn’t hesitate to recommend this property and very much hope to return.

Louise, the owner, was helpful from the time we booked and throughout our stay. The accommodation was as described on the Home Away site, a villa in the Tuscan/ Umbrian countryside. It has a really homely feel, all facilities you would require to cater for yourself in Italy plus an ample garden and a pool to relax outside. The location is beautiful and the family are close by should you require any support or advice. The cost is competative for the area and the house is well within driving distance for Sienna, Florence, Perugia and Arezzo . I am happy to recommend it to other travellors

This is a magical place to stay. I loved the light sweet scent of past fires in the wood burning stove in the living room, and spending the nights trying to identify the stars. During the day the views are unparalleled and there is a short walk to the top of the hill to a little church and great views. The house is even better than in the photos and Louise the owner couldn't have been more helpful and knowledgable of the area. If you have time Louise also has a glorious book collection. The beds were comfortable and the rooms were clean, and the kitchen fully stocked. The area is quiet as you would expect. There is a great pizza place at the bottom of the hill too. Thoroughly enjoyed spending my birthday here and you couldn't ask for better hospitality. Highly recommend.

We enjoyed our stay. Its such a lovely house and the pool is gorgeous.
The photo is actually of the other side of the house, where the owner lives. The visitor's side is equally pretty. We found everything we needed although the wifi was tricky. This is pending and will, I'm sure, be sorted soon. One review lead me to think Cortona is a short walk and said a car isn't necessary which i don't think is quite right.

Louise was a most wonderful host and her home was absolutely lovely and charming. She made fabulous recommendations of things to do and places to visit in the area. Her home is very clean and well stocked with all the necessities of home. And you felt like you were home the minute you arrived. Her homemade olive oil is extremely delicious. Fabulous Tuscan Holiday.
Our recent stay at this authentic Tuscan farmhouse was fabulous. This was our first trip to Italy and Louise (owner) was a great resource - introducing us to local proprietors for wonderful food, wine and restaurants, and arranging an unforgettable cooking lesson and feast for the family at the house with an experienced private chef, a lunch at a renowned Michelin-starred restaurant nearby, Il Falconiere, as well as a guided tour of a local Etruscan tomb and museum in Cortona. The house is excellently situated in a small village just outside Cortona, perfect for excursions when desired, or relaxing by the pool and enjoying the countryside; ample space and activities for our party of five including two children (8 & 12) and grandma (70). We would happily return.

The house is a actually a converted old mill surrounded by beautiful gardens, olive groves and a good sized swimming pool (this was immaculately clean and is exclusively for use by guests). The owner, Louise, lives on site and is also a tour guide and so a font of all knowledge on the region as well as being extremely welcoming and helpful. While being in a quieter area of Tuscany, on the border with Umbria, all the major sites are reachable by car and there is also a nearby railway station with regular trains to Florence. Having said that the real appeal of this area for us was the fact that it was much quieter than the better known areas of Tuscany with many beautiful and less touristy ancient towns a short drive away. The nearest town is Cortona, within walking distance or a 10 minute drive and probably one of the oldest towns in Italy, with walls over 2000 years old, set on the hillside with fantastic views overlooking the plains towards Umbria. There are also some great walks to be had in the hills behind the property and above Cortona, Louise provided us with some very helpful walking maps, and when we were there the hillsides were covered in a wealth of beautiful flowers, visited by swarms of amazing butterflies. The local hills rise to over 1000m but most of the height can be gained by road, so walking is not too strenuous. Despite being away from it all it was only a 10 minute walk to the local village with a bar, pizzerias and the local shop that had all the food you could want, including freshly baked bread everyday and a wonderful selection of local cheeses and cured meats – not forgetting the freshly baked cantuccini, delicious! Oh and if you come back from the pizzeria in the dark your route is illuminated by hundreds of flashing fireflies – magical! Overall this was one of the best holidays we’ve had, we probably barely scratched the surface of what there is to do in the area in the 2 weeks we were there but it was also great to just chill out in the garden and by the pool, eating out just about every meal on the table outside our front door. Perfect!

Wonderful two weeks in Villa Rassena
We have spent two lovely weeks in Villa Rassena in August 2024. The house was great, as presented on the website. The pool was definitely a must have during the hot August days. Louise was a great host, taking care of the pool, providing very good advice on the visits, the shops, the restaurants. Can you imagine yourself, on the evening of your arrival, sitting at the table of a small pizzeria 2km away from the house and eating the best pizza you have ever eaten. Can you imagine yourself, the day after your arrival, a Sunday, going to the local grocery store with the kindest owners and buying the best home-made lasagna, local cheese, ham and pesto you have ever eaten. This is what we experienced for real. We are French and food means a lot to us. The local cuisine and the quality of the products from Tuscany are as important as the Duomo from Firenze. Thank you Louise for recommending those restaurants and shops. Louise was always super kind with us and very discrete. It was the reading of the 30+ comments on the web page that convinced us to rent Villa Rassena. Everything is 100% true. So we highly recommend Villa Rassena. Go for it. You won't regret it.
