This place is built for fun. Outside of the modern pool table with a ping pong top converter, it even has a 4500 arcade game set, with nearly every version of Donkey Kong, Mortal Kombat, Steet Fighter, Teenage Mutant Ninja Turtles, Pac Man, a volleyball court in the backyard, a cornhole game, and a grill. You'll have a blast just staying home!
Each room gets a mirror, large 65" samsung 4K tv, an alexa fire tv cube, ample closet space, and full bedroom set.
It's also a smart home. It has smart locks, thermostats, tvs, and even a smart range. There's also a printer and the fastest WiFi available in the area to support the streaming TVs. There are security cameras on the exterior of the home for everybody's security.
Finally, there's a 2 car garage connected to the home.

I live in a suburb of Dallas so am just 15-20 minutes away whenever needed. I work late, so am always available. Generally, I'll provide a code
Fair Park is close to all of the tourist attractions around downtown dallas, uptown, deep ellum, bishop arts, trinity groves, and more.
There are bus stops within half a mile, but I'd recommend using Uber or Lyft. Uber and Lyft are plentiful in the area, and I usually just pay the minimum on both apps due to the location.
You are welcome to book for events but please realize everybody sleeping there must be added and all visitors need to be accounted for by adding 0.5 people per visitor to the reservation total. This is because the variable costs of operating the house (cleaning, trash, insurance, utilities, etc.) go up based on the number of people in the home and not just based on whether they happen to sleep at the home. If you go beyond 16 or have visitors for just part of the stay we'd have to account for the cost in the resolution center. If you have a special circumstance that you believe warrants an exception to this please reach out before booking. Thanks!
The master bedroom is on the 1st floor. Bedrooms 2-4 are on the 2nd floor. All have queen beds except for one of the bedrooms on the 2nd floor. That one has a king / twin bunk bed, along with another twin trundle bed under the king bed. The sofa is modular, and can fit 3 people currently depending on size, and can be moved around to fit 2 on a bed that is more together / mattress-like. There are also 2 queen air mattresses that are kept in the garage. They have an internal pump.
If you have more than 13 people staying, there is space, but you'd need sleeping bags or air mattresses for the remainder.
Wi-Fi info is on the white board, along with the garage door openers when you first enter. Please remember to return the garage door openers to the white board before leaving.
TV runs through Sling, Netflix, Amazon Prime (which has HBO and Showtime), and Hulu. Please note these have 1 subscription for the household, and some (like Sling for instance) only allows 3 screens at a time, so the 4 bedrooms could not all watch sling at the same time, but one could watch HBO while the other 3 watched sling.
There's a washer and dryer in case you need to do laundry. The laundry room is to the left if entering from the garage. This also has the printer.
The half bathroom is directly across from the garage.
If you want to play ping pong, the converter table top is in the closet on the bedroom furthest to the right on the 2nd floor (with the blue accent wall). It is heavy so be careful and use multiple people to lift each half. Once both are on, you clamp the net in the middle. If you use this, please take it back off afterwards so that it's back to the pool table setup.
All TVs run off of a fire tv cube that is hooked up to it (usually it is behind or to the side of the TV). The remote for the fire tv is the smallest remote in the room. If you happen to use the bigger samsung remote, please be sure to set it to input 2 (HDMI ARC) to get back to the fire tv cube. You can speak to it by saying "Alexa", and using the typical commands. It will work hands-free. This will also set an alarm for you in the morning.
The fireplace remote is on top of the fireplace. Please remember to turn it off after use.
The arcade game has 4500 classics. It's free to play despite the coin slot.
There is a barbecue but you'd need to bring your own coals and whatnot.
There are a few pieces of serving ware as well.
Please turn off the artwork lighting if not using it.
The nest thermostats control the A/C. The master has its own, as well as one in the hallway of the 1st floor, and another on the 2nd floor. They are like a big button, which you push in gently and turn to the setting you'd like.
There are also fan remotes. The ceiling fans are high powered and push out a LOT of air, so use the remotes to get it to the setting you want. They are the big black remotes in every room that has a fan.
By booking the listing you are agreeing to the following rules and agree to pay any of the penalty fees for violation listed below. Any guest who breaks any of the below rules should realize that VRBO can cancel the reservation immediately, and you will still owe these fees. The point of these is not to charge you them but rather to make sure you clear all plans with me and use the home appropriately. I also have security cameras all throughout the exterior entrances of the home so you will not be able to throw a party or sneak in extra people not included in the reservation without me knowing. I have had guests attempt to unplug the wifi or shut off the electrical. That will not get around the cameras.
1. No smoking indoors. All guests agree that if they smoke indoors, they will pay a penalty fee of $3,000 and cover any and all cleaning costs related to getting the smell off the property and any other ancillary damages including but not limited to steam cleaning of the entire premises. You can smoke outdoors all you want. There is a covered patio and a covered area on the 2nd floor as well. Just please clean up after yourself and pick up any residual trash.
2. No parties or events without prior express permission from me. Events are allowed, but they must be cleared before booking. If a party or event is thrown without my permission, you will be asked to leave the premises upon my request to minimize damage to the property and may not be allowed to complete your stay. You further agree to forfeit your reservation cost in its entirety for the stay and to cover all damages involved and to leave the premises on this request. The penalty fee for an unauthorized party / event will be no less than $4000 per day.
3. Extra Guests & Unauthorized Guests: The home is suitable for the stated number of guests as currently set up, which includes 2 air mattresses. If you need more than this (say 24), somebody would need to be okay sleeping on the floor in a sleeping bag or additional air mattress and this would need to be cleared ahead of time to arrange this. Also, children count as people. Please note there are fees for each extra guest and I am only insured for booked guests, so you need to accurately state the number of guests who will be there upon booking. To incentivize this, there is a charge of $200 per night per extra guest who is not cleared, whether they stay or not, which you agree to pay by booking this location. You can always add guests during the stay as well. That is not a problem. Visitors must be added separately and cost $15 per visitor.
4. Pets may be okay depending on the size / type. If you plan on bringing a pet please message me prior to booking with the type of pet and size so that I can clear it first. Any pet brought onto the property without my clearance beforehand will incur a $800 penalty fee and any damage caused by the pet will be charged to the guest, including but not limited to a full house deep cleaning to remove any potential allergens.
5. About Service Animals: We are aware of the value service animals bring to people, and we are aware of VRBO's policy of allowing service animals without discrimination unless health and safety becomes an issue. My family members suffer from moderate to severe pet allergies and this is our primary living space when not hosting guests. As such we can only welcome non-shedding/no dander companions to our house as we need to guarantee the health of our family members.
6. No loud or excessive noise after City Quiet Hours begin. Please be considerate of the neighbors. Walls aren’t attached, so you have some leeway here but keep the noise down during the night and be considerate of them. If I get complaints and have to compensate the neighbors or pay HOA fines, you agree by booking to cover those fines, which can be up to $1,000 per incident.
7. Anybody using the yard or athletic equipment for athletic purposes expressly agrees to assume any and all risk of injury from using the equipment. The grass is cut and fertilized routinely but otherwise is not maintained, so be careful, wear shoes, and have fun! By booking this reservation, you are acknowledging that you could become injured if you choose to play an athletic event in the yard, and assume all risk in doing so.
