HOUSE RULES VIOLATION PENALTIES.
- For violation of any of the house rules, your reservation is subject to immediate termination without refund, and you and your guests, declared or undeclared, are subject to removal from the property.
- Additionally, certain house rules violations carry fees or penalties, which will be withheld from your security deposit. If house rules violations result in fees that exceed the amount of the security deposit, such additional amounts will be charged to you via the Airbnb website.
2. LONG-TERM STAYS. Long-term stays (one month or more) are available; however, your first booking must be 14-21 days in duration only. Once the initial booking of 14 – 21 days is made, longer reservations can be subsequently accepted based on your needs.
4. ALL GUESTS DECLARED. ALL GUESTS STAYING MUST BE DECLARED ON THE RESERVATION.
5. GUESTS’ INFORMATION PROVIDED.
- For all guests staying in the property, including yourself, you must provide us with the following information: 1.) full first and last name; 2.) contact information; 3.) picture of driver’s license or valid photo ID.
- In the event of violation of this house rule by failure to provide this information, you will not be granted access for check-in and your reservation will be terminated without refund.
6. UNDECLARED GUESTS. For each undeclared guest, you will be charged an additional $50 per undeclared guest per night. Such charges are not to be construed as an “after the fact” reservation, but rather are penalties. As such, your reservation is subject to immediate termination without refund, and you and your guests, declared or undeclared, are subject to removal from the property.
7. OCCUPANCY LIMIT. Maximum occupancy at any given time is 6 people. If the occupancy at any given time exceeds this number, the host may elect to exercise one or both of the following:
- Any people over this amount may be vacated.
- Your reservation is subject to immediate termination without refund, and you and your guests, declared or undeclared, are subject to removal from the property.
8. NO SMOKING. This is strictly a no smoking property. This means no smoking or vaping of tobacco or cannabis. Violation of this rule will result in a $500 additional cleaning fee.
9. NO PETS. Pets are not allowed. An unauthorized pet will incur an additional $25 per day penalty. Additionally, you may be subject to termination of your reservation and removal from property as provided for in paragraph 1. above of the house rules.
10. QUIET HOURS. Quiet hours are from 10 pm until 9 am.
-As with any apartment community, quiet hours are established by the management of the property in order to ensure the comfort and peacefulness of the residents living in the apartment community.
-We kindly ask that you refrain from excessively loud music or television volume in the apartment and any loud or unruly behavior in the hallways.
-Excessive noise levels during quiet hours can cause neighbors to complain to host and/or management. These can result in significant penalties to us, your host, from management. Therefore, decibel level monitors are installed in the apartment.
-Excessively high decibel levels for any sustained period of time are cause for warning, especially during quiet hours. Ignored warnings and/or failure to decrease volume levels after such warnings to comply with quiet hours may result in authorities being called and/or removal from property and immediate termination of reservation without refund.
-Additionally, if a noise complaint results in a lease violation (a fine or fee) to us, your host, by the management, such fine or fee may be charged to you via Airbnb and/or withheld from your security deposit to the maximum amount allowed by Airbnb.
11. COMPLAINTS. If you have a complaint about any aspect of the property—amenities, cleanliness, or otherwise—upon addressing this complaint to us or to Airbnb, you are authorizing us to come into the property and to solve the problem up to the standards which you require. We do not need permission to access the property if there is something which you deem unsuitable which needs remedy.
12. LATE CHECKOUT FEE.
- If you checkout later than 30 minutes of the checkout time, you’ll be charged $75. Staying beyond checkout puts our house keepers behind schedule and costs them money.
- If you hold possession of our property for more than 2 hours past checkout, we will charge you for an additional day at our base rate without discounts. This does not award you possession for the additional day. This is just a penalty for holding possession beyond the time which you’re supposed to vacate.
- Holding possession past your checkout can adversely affect the next reservation. In such case, you will be responsible for reimbursing us, the host, for some or all of the cost of the adversely affected reservation.
13. EXCESSIVELY DIRTY CLEANING FEE. If the property is left in an excessively dirty condition, beyond that in which a courteous guest would leave the property, you will be charged an additional “excessively dirty house cleaning fee” of $100. Examples of excessively dirty would be things such as: trash left about—i.e., not placed in trash containers; dirty kitchenware left about—i.e., not washed or run through dishwasher.
15. SECURITY CAMERA. Tampering with or obscuring the security camera at the entrance to the apartment for any reason is a violation of house rules and is grounds for immediate termination.
- 17. PARKING. There is free parking located on the rear side of the property and plenty of space on the street. Large space to park 3 vehicles with 3 bas boat. Host is not responsible for loss or damage of personal items.
19. SEVERABILITY. If any portion of these house rules are found to be unenforceable, the remaining provisions shall not be affected and shall remain intact and enforceable.
