The month of August is the biggest Comedy Music and Arts Festival in the World.. I am in a pinical center of this Amazing festival .. Young people love my situation and Cat ! Great location near statue of Greyfriars Bobby at the top of the Grassmarket .Five mins to the University and the Meadows which is a mile of park with Arthur's seat ..It is 10mins from the Castle and the Royal mile directly beside the Grassmarket..There are lots of tours in the famous Gothic Graveyard which can be seen from the kitchen.. best seen at sunset in winter ..JKRowling based Hogwarts on Heriots the private School which also can be seen from flat..The original wooden shutters of this 300 year old property cut out the modern world.
If you like history and or Folk music bars the location is perfect.. This is a character place .. The living room is pretty with real log fire.. sometimes requested. It is a bit like staying in an old farm cotage in middle of city.. Most people find it charming.. There is lots of hot water and towels etc provided.. The bedroom has king size bed and there is a single futon also... The place is Very atmospheric. With lots of Folk bars close to flat... .. This was the flat that belonged to the bakers that fed little Bobby the famous dog that sat on his masters grave faithfully for years.. This is the Old town Edinburgh rich in 1000's of years of history with easy access to bus to the Airport , fifteen mins walk to Watherly station and Princes street the mound and the RSA Gallery. There has been activiy of a poltergist he has tendency to throw little pebbles at the kitchen window and bruise people who miss behave.., I have learned his names Mackenzie he was a lawyer in 1700's.. Unless you are very naughty will leave people alone..
Quirky Artists and lovely big cat will host you and you have plenty space with 2 private rooms.
Porridge or a full Scottish cooked breakfast with Haggis can be provided..
The address is directly to the left of the entrance to Greyfriars Kirkyard.. The door is green the same colour as the Greyfriars Art shop. It is first floor up some very old stone stairs with two peep holes carfully carved showing that the building was build before long before electricity... There is a hand rail ..

Excellent stay!
Overnight stay in July 2020. Excellent location, perfect property for myself and my partner as we looked to explore a little bit of Edinburgh. Lovely hostess, GREAT breakfast. Arty, bohemian, chic and just a quaint and quirky little flat which was perfect for us. Will return definitely!!
Ps the Poltergeist may in fact just be true as it would appear the artwork had all been skewed slightly in the morning! Lol. Great experience all round!

Quirky and fun!
If we come back to Scotland we’ll stay here again. If you are looking to spend a lot of money on a sterile tiny room with no window, go to the Waldorf. This place has character and several windows that open! Loved Sophia and Andy who helped us settle in!

Excellent value in the centre of Edinburgh
The bed was comfortable, the shower was great, and there was plenty of room for my wife and I. The wifi was excellent, and there was Amazon Prime on the TV. The location can't be beat, very close to the Royal Mile and right beside Greyfriars Kirkyard. The owner provided some really nice extras for us, and plenty for breakfast during our stay, and was very accomodating and nice.

Great location!
This is a fantastic location to walk Edinburgh. Sophie is a warm, kind, and wonderful host with fabulous stories about the city and her family. Unfortunately, we were not in the city long enough to spend more time with Sophie. When I come back to Scotland, I hope to meet up with you!

Very friendly host and warm experience
Sophie was always responsive from the time we booked and tried to offer as much information as possible to us.
She has been really friendly, helpful and generous to provide a great stay for us.
It's an old building and apartment with an artistic and vintage style. There's no lifts and it's on 1/f however it locates at centre of Edinburgh and close to many main attractions as well as some great restaurants, which I believe can offset the need to exercise a very little bit.
If you want an accomodation which enables you a local experience and even to make friends (with Sam the cat too!) I would recommend you give it a try!
We miss you already Sophie and Sam~!

Lovely flat, lovely location, lovely host
We travelled to Edinburgh for me to do the half marathon, I called Sophie on arrival and she met us at the flat, she was very welcoming and went above and beyond to make us feel comfortable, even a bottle of wine and fresh flowers, she also offered to buy me exactly what I wanted for breakfast before the race but I had brought my own.
The flat is very quirky and we mainly spent our time in the flat either people watching out the front window which overlooks Bobbies monument or watching the ghost walks around the Kirkyard. Little Bobbies grave is visible from the kitchen window and Bobbies monument from the front window. We will definately be returning and will recommend to our friends who want a home away from home in the center of Edinburgh old town.

Cosy and Quaint home in a great Location
Upon arrival Sophie met us in person and welcomed us to her appartment. The space was very homely with beautiful artwork displayed through the home.
Conveniently located 10 minutes walk from Waverley station and on the doorstep of many famous Edinburgh attractions this was a lovely place to stay while in edinburgh!

Charming hostess and excellent location
Sophie was an excellent hostess who went above and beyond to make sure we were comfortable (more like pampered). Staying with her was more like visiting an old friend than your typical vacation rental experience. She was always happy to show us around and had lots of suggestions for good/affordable food and siteseeing. If ever we come back to Edinburgh we will definitely stay with Sophie and Sam again!

Very accommodating stay!
Had a lovely stay with Sophie and got to meet the adorable Sam!
Sophie is very accommodating and does her best to make you feel at home.
Location is fantastic, very near to the elephant house and grass market area.
Plus there is a jewellers next door which has some lovely stuff!
Would definitely recommend a stay here, especially if you are a fan of cats!
Quirky with plenty of livied in character. This felt like somebody’s home you would be house sitting for (not a soulless hotel room) and any initial doubt about you feeling you were intruding was quickly overcome by the welcome from Sofie (and her cat, Sam) who was so friendly and knowledgable for the locale it felt like you had a friend there. All facilities were fine and well kept- lovely big bed which was firm. The reason why we booked here was how close we were to all of the attractions (5 - 10 mins) and the price was more than fair. We would definitely return here.

We booked for the last night of our stay in Edinburgh 4th October 2018 On our arrival in Edinburgh we went to find where our accommodation was ,sadly nobody at the Greyfriars pub or the shops along the street had ever heard of it & had no idea as to what we were talking about... So,we rang the number provided and was told no such number... Then later in our stay went back & asked again at different little shops along the street & same answer... So we had to book somewhere else..Must add l paid for this HomeAway stay 22/7/2018.. So not at all happy... Need a refund as no way were we able to contact anyone...I must also add that my husband was so very much looking forward to staying here as he is a huge fan of Greyfriars Bobby... . Glenda James

Horrible fraud. Warning to travelers: avoid this property.
Doesn’t deserve one star even!
The place is dusty, dreary and dirty. The host is batty or worse.
We left without staying and forfeited five days versus settle for what would better be described as a seedy, threadbare hostel room.

Fabulously quirky flat in great location
You really couldn't find a better location for spending time in central Edinburgh. The flat is 5 minutes walk from the Royal Mile and the university, and the sound of Greyfriars tours floats in through the bathroom window.
The walls are covered with artwork, the furniture is eclectic, the bed is big and comfortable and Sophie was very sweet. It's nothing like staying in a conventional flat or hotel, but it's highly recommended as long as you like cats. Loved it and hope to return again soon!

Wonderful Place & Host, in an Awesome Location!
The host was so hospitable that I felt like she was family. She treated us so well, and cooked us fantastic breakfasts! We had a room & separate living area that was right near Greyfrair’s Bobby, and a 2-minute walk to the Royal Mile. We had a great time, and really miss Sam the Cat.
