"Southern Suns" is a 5-bedroom, 3-bath home located in Gulf Trace, a private community located south of scenic highway 30A. Gulf Trace is approximately one mile west of Grayton Beach and surrounded by the Grayton Beach State Recreation Area. The HOA does not allow golf carts in this neighborhood.

Southern Suns offers 2075 square feet of comfortable living space and is located on a corner lot directly across from the sugar white sands and emerald waters of the Gulf of Mexico beach. The boardwalk to the beach is approximately 50 yards away. This home is built on pilings and provides plenty of covered parking plus a cool afternoon play area underneath with a Ping-Pong table.

The first floor features a spacious deck area, two bedrooms (each with king beds), two full baths, a large living and dining area, TV/DVD, and a fully equipped kitchen.

The 2nd floor offers two large bedrooms and a full bath:
BR#1 King, Twin + Twin trundle
BR#2 Queen, Twin/Full bunk bed
There is also a loft area perfect for kids with an additional Twin + Twin trundle, a large TV and DVD player, board games and puzzles. Each bedroom is equipped with TV and DVD player.

After a day at the beach relax by the PRIVATE pool which is surrounded by a 6' privacy fence. The ample sun deck area offers shade along with a BBQ grill. The pool can heated for fall and winter guests at $45 per day.

CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund.
Reservations cancelled 14-29 days prior to arrival receive a refund of 50% of the amount paid. Reservations cancelled
within 14 days of arrival receive no refund unless the guest purchased travel insurance. Guests are required to complete
a rental agreement by electronic signature within 3 days of booking.

Great view of the gulf! House was clean with the exception of a dead palmetto bug in vent above dining table (no tools so still there). No other bugs inside, however, the small black ants were crazy by the pool, trash can area and parking area. Quite a few in rental vehicle on way back. The owner needs to fix the entry door because when it rained a lot, it flooded when we opened the door. Lastly, the gate into the pool by water faucet in parking area would not lock. (Furniture on other side of duplex was much nicer.) Loved the area and would definitely stay in the area again.

The neighborhood was great. The house need work. The under house are was dirty and looked like the previous renters left their beach gear laying everywhere. The ping pong table was un-useable and no paddles of balls there. There was electrical wiring hanging from the underside of the deck and house. Rally dissapointing for the $$ spent.

Definitely needs some TLC!
The property manager was very responsive to our issues, even though they were not resolved. The freezer did not freeze. A man came out and said he was sending someone else, but they never showed up. Our air quit the 2nd day. Someone also came out & said he cleaned a drain, but it never really cooled the house off again. It's a beautiful location, but the home definitely needs some TLC & spraying for ants & bugs. We had a lot of rain 2 days and the water poured thru the front door. The house is spacious. The beach is like a private beach and was very relaxing. The pool wasn't the best, but the kids loved it. There was a lot of supplies there for cooking and grilling. There wasn't a tv in all the rooms as it said.

Outstanding location with easy access to beach
Overall this was outstanding. Private beach to area and very quiet. The ONLY negatives whatsoever was some haphazard lighting wiring, blinds in the master bedroom wouldnt close (left about 2') of window, no lighting on the outside stairs and front door was replaced but not finished. While none of these were a big deal, they did not detract from the great location and good communication. Will absolutely stay here again!

The house was well equipped and clean. Communication with the property manager was quick and helpful. We had a great view of the beach because the lot in front of hasn’t built a house yet. A short and easy walk to the beach, even carrying a light weight backpack beach chair and beach bag. The beach isn’t overly crowded. The pool is small but very enjoyable to relax in. Would be perfect for little kids to play in. Short drive to surrounding restaurants.

Overall impressed with the location of the home. Aminities were perfect for the occasion and stay. Beach was super close! Beds could be more comfortable. There were a lot of screws and nails all over the decks so we had to clean those up but besides that everything was wonderful.

The location was fantastic, though a lot of construction all around you. The place needed some work, it is up for sale. There was not a lot there in terms of condiments and other items you wouldn’t necessarily bring. No extra sheets or many extra linens. Beach equipment was pretty non existent. The pool was great and the lay me out of the house is awesome. The people we called about issues were great. Beautiful beach and amazing area!

Great Location
The location of the house is in a nice quiet neighborhood with good beach access. We didn't worry about the kids going back and forth to the beach. The layout of the house, including the pool, were perfect for a family gathering. I have to echo the comments of the other reviewers that the house needs general maintenance. Deck umbrella broken, light in the parking area not working, bathroom fans not working, blinds in two of the bedrooms not functional. For sure the owner needs to invest in better mattresses for the bedrooms. These are all easy fixes to make the place go from a 3/4 to a 5 star rating.

Wonderful vacation
Our week was amazing, the manager allow us to get in the house early! The view from our deck was out of this world. Kitchen was a decent size, we had everything to prep our meals! The pool was great to end our days after spending time at the beach that is across street from the house! Enough toys for kids to enjoy at the pool. The only down side is that the floors had to be cleaned by us right after we ARIVED, mattress are not good at all, we all had rough nights because of very noise and uncomfortable mattress, but it didn’t take the joy away from the beautiful view of the amazing beach in front of us! I truly recommend it.

Great location but the house itself needs some TLC. The decor was sparse, mattresses are awful, linens are as well. Bare bones, no frills. For us it was fine for a weekend stay given the location but it definitely needs some TLC.

It was ok
The basics of the house interior were good-very clean (other than fridge), a/c excellent, good hot water and pressure. Interior furniture and appliances seemed new except dishwasher not anchored to counter and pieces of interior were broken. A/V equipment good and easy to use. None of the knives worked well enough to cut a ripe tomato. Pool clean, landscaping poor condition, not maintained. Porch furniture -not comfy, adequate at best. Lots of broken furniture, pool side and upstairs porch. Outdoor shower broken, junky closets downstairs and one of the kitchen closet. No plastic ware for poolside enjoyment. Not clear from description it was a duplex and not exactly beach front-road in front. Beach access via boardwalk down the street. Beach chairs were an added bonus. Overall, the neighborhood was good.

The view from the porch was gorgeous. House had plenty of room and was well equipped. Remember they only supply enough basics like TP, dishwasher tabs paper towels etc. I had forgotten that we figured it out. Great response time from Phyllis. Lots of things to do in the area.

Property was just okay, the location is great but the deck is falling apart (nails protruding, boards loose, etc). The smoke alarm was out expired and gave us issues when we needed to change the battery.

Convenient place to stay
The inside was very nice and accommodating for our 11 family members. The location to the beach was great. The pool was nice except for the ants which were a nuisance. The outside needs some work, particularly the deck. Despite the negatives we do not have a problem staying there in the future.

Great location. Great views.
We have stayed in this house before and enjoyed seeing the in-progress renovations during this stay. The living room furniture began with two nice sofas - & two chairs were added during our stay. Seating for at least 8 in the living room. We also enjoyed the mods to the kitchen. We had room to prep food, do puzzels, AND have dining space (at the nice long table).
