In the winter you will be close to world-class ski resorts including Copper Mountain, Keystone and Breckenridge all minutes away! (Copper Mountain is nine miles away. Keystone is 11 miles away. Breckenridge is 11 miles away. Arapahoe Basin is 16 miles away. Vail is 28 miles away. Beaver Creek is 38 miles away.) Located in the exclusive mountain neighborhood, The Reserve at Frisco, you and your group will have easy access to dining, shopping and outdoor experiences. Rose Crown`s open floor plan, large windows and wood finishes create the perfect updated-rustic atmosphere where you will truly feel immersed in the Colorado experience. The living room with fireplace is a cozy spot to unwind for the night with cable TV and a DVD player to keep you entertained. In the downstairs media room you will find a flat screen TV and a wonderful selection of books! In the master you will find a Smart TV, jetted soaking tub and private deck access. Also included in the unit is a washer/dryer for your convenience. Six 2016 mountain bikes (of various sizes) are available for guests to use. Paved bike paths will take you to the town of Dillon (five miles), Copper Mountain (nine miles), and the town of Breckenridge (nine miles). The full kitchen with a center island stove, the deck and hot tub, and the private sauna make this home an easy choice!

The linens, towels, bed sheets, etc. are washed per manufacturers` guidelines.
In winter or summer, outdoor enthusiasts will revel in the natural world that envelops Frisco, CO. Known as Main Street of the Rockies, its title is well-earned based on its quaint shopping district and central location – less than 30 minutes to four different ski resorts in Breckenridge, Keystone, Copper Mountain and Arapahoe Basin. Frisco, CO, is at the base of three nearby peaks: Mount Royal, Peak 1 and Wichita Mountain. As you approach town, you are treated to expansive views of Lake Dillon and the mountains beyond it — Peak 4, Quandary and more. Motivated hikers and daring bikers will soon find themselves lost in these hills (metaphorically), while those more interested in water-related pursuits will find their schedules full on the 3,233 acres of Dillon reservoir with its many coves and mini-islands.
Frisco, CO, attractions include three prominent community features. First up is Lake Dillon, accessed via the Frisco Bay Marina with boating, stand-up paddle boarding and fishing as highlights. A second town highlight, the Frisco Adventure Park, hosts tubing, skiing for beginners and sleigh rides in winter and trickster-oriented bike and skate parks in summer. The Summit Stage can take you directly to any Ski Resort (Keystone, Breckenridge, Copper) and many other places throughout the County. This is a perfect way to travel throughout town without a car or worrying about parking for a day on the mountain.
Frisco, CO, locals are fantastic hosts, engaged and active in their community and its many annual events from a Mardi Gras pet parade or the annual Barbecue Challenge to holiday-time Wassail Days and snowshoe-race fundraisers. It’s a place where everyone feels like family, supporting the arts, retail, historic sites and its many nonprofit organizations through a well-organized volunteer program. Frisco is also home to the county’s only hospital as well as a handful of local government offices. And if you’re looking for a new companion, the animal shelter cares for fuzzy friends in Frisco.

If you are using too much electricity in the home at one time it may cause the hot tub breaker to fail.
If the hot tub breaker fails the breaker is located in the garage. It is on the same side as the bikes, closest to the garage doors. Breaker #6 and #8, both white. Once you turn the breaker on and off the hot tub will come back on, taking about 4 hours to re-heat if left off too long.

We want you to enjoy your vacation but please remember at all times that this is somebody`s home and we expect you to treat it as if it were your own. No smoking. Please remove shoes and ski boots upon entering the home.
1. Agreement: 5 Diamond Lodging, INC (“5 Diamond Lodging”), the Owner and Guest agree as follows: Above Guest is an adult over the age of 25 and will be an occupant of the property during the entire reserved period. Other occupants will be family members, friends, or responsible adults. Use of the premises will be denied to persons not falling within the foregoing categories and as a result will have to vacate the property immediately without any refund. No keys will be issued to anyone who is not an adult.
2. Cancellations: Cancellations 61 days or more will receive a 50% refund. Any cancellation within 60 days of arrival: Deposit is forfeited.
3. Security Deposit: The signer of this Agreement agrees to Pay 5 Diamond Lodging the full rental price, which includes a security deposit/damage waiver. A security deposit will be collected for all stays in our executive properties, which must be paid separately and in full by Credit Card approval 30 days prior to check-in. Any damages, losses or excessive cleaning charges incurred by the signer or anyone in signer’s group will be withheld from your security deposit. The security deposit will be refunded after a routine inspection of the property has been made and no damage has been discovered. Agreeing to these terms you alone agree to accept responsibility for full payment of your reservation and the integrity of the property rented.
4. Check In: Check-in time is 4:00 PM. Early check-in times are allowed only when the property is cleaned and ready for occupancy and prior approval through 5 Diamond Lodging is required.
5. Check out: Check-out time is 10:00 AM. Prior approval by 5 Diamond Lodging is required for a late check-out. Please leave all keys, remote controls and garage door openers (if issued) at the location. A replacement fee will be charged for each lost key, remote control or garage door opener if misplaced.
6. Cleaning: Each property will be inspected and cleaned after your departure. The rental fee you have paid will provide for a normal cleaning so that you can enjoy your vacation right up to the last moment. You are required to leave the property in the same general condition in which it was received and follow the checkout checklist at departure.
7. Sleeping Capacity: Guests and all other occupants will be required to vacate the premises and forfeit all fees paid for any of the following: a. Occupancy exceeding the sleeping capacity b. Using the property for any illegal activities including, but not limited to, the possession or consumption of alcohol by persons less than 21 years of age.
c. Causing damage to the premises rented or to any neighboring properties. d. Any other act which interferes with your neighbors’ right to quiet enjoyment of their property. e. Guests will obey the HOA rules and regulations and follow quiet hours from 7am-10pm. No parties or events, loud outdoor music or loud voices. If for any reason law enforcement is called
due to disturbances emanating from the property or grounds there will be a minimum of $250 charged to your credit card per incident. If the short term rental disturbance line is called for any violation of these terms during your stay you may be subject to immediate eviction.
8. Hot tub and Patios: Guest hereby acknowledges that, if the property they have reserved includes a hot-tub, they are fully aware that a hot-tub and the surrounding patio / deck can be dangerous. The deck / patio can be slippery when wet and that injury is likely to occur to anyone who is careless. Guests should observe and adhere to all rules and policies posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the hot
