Cozy Fryeburg, Maine Chalet in the quaint & rural community of Kimball Lake Shores. Just a short drive to North Conway. Perfect for families to relax & spend quality time together. In the Summer, enjoy access to Lower Kimball Lake with beach & boat launch. Nearby year round hiking trails in the area as well. In the winter, the Chalet is situated between ski mountains: Cranmore Mountain & Pleasant Mountain. Close access to Snowmobile trails. Enjoy relaxing in the hot tub after a day of exploring the area! Whatever your vacation interests are; the area boasts it all!
The Chalet includes two bedrooms downstairs, each with queen beds. Upstairs is a loft with four twin beds. One bathroom downstairs, full kitchen, living space with t.v. & Roku tv included w/ dvd player. Satellite Wifi is also available. There is a three season screened porch with a new 6 person hot tub, 8ft picnic table, and comfortable seating area. We have a selection of DVD’s, board games, and playing cards. Outside is a fire pit, bring firewood. Outdoor gas grill w/ propane provided. This Cabin is in a RURAL area. It’s a place to escape and unwind. In the event of a storm; you could experience a power outage. Please note: The rate is based on a 4 person occupancy. Additional guests: $25 per night/per person. Pet fee $25 per pet. Quiet hours are to be observed between 9:30pm-8am. Thank you!
NO SMOKING INSIDE
Please read our policies carefully:
-Due to local laws or H.O.A. requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.
-No smoking allowed inside the cabin. If evidence of smoking inside, renter will be charged an additional $100 cleaning fee.. If found littered on the property an additional $50 fee will be charged.
-The property shall not be used by more than the number of adults and children listed in your reservation. An additional $25 will be charged per person per night.
-All guests shall abide by Kimball Lake Shores Association's Good Neighbor Policy (see below) and shall not engage in illegal activity. Quiet hours are from 9:30 p.m. to 8 a.m.
-If early check-in is available for your reservation, you will be notified on the morning of your arrival. At this time, we cannot offer late check-outs.
-Due to Association guidelines no tents or other structures may not be erected.
-Due to Association guidelines no R.V.s or Campers are permitted on the property.
-Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy.
-The lake is a ten-minute walk from the cabin or there is a grassy parking area on the right before the lake. Across from the large grassy field. If launching a boat or jet ski, do not leave trailer on the beach! You must park it in the grassy area on the right before the lake. Or at the Cabin. If this rule is violated, you may be asked to leave.
-We are not responsible for inclement weather. Check the weather before your trip. If you decide to continue with your travel plans; BRING SUPPLIES! We provide a power outage kit with flashlights, batteries, and candles. It's located in the storage room in the Cabin (labeled "power outage kit"). Note: We do not offer refunds for inclement weather.
Good Neighbor Policy:
Because the property is a privately owned home, all occupants must comply with the good neighbor policy.
-Please treat the property with the same care you would use with your own residence and leave it in the same condition as it was in when you arrived.
-To prevent theft of or damage to furnishings or your personal property, you agree to close and lock door and windows when you are not present at the property and upon check-out.
-You and other Occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors, traffic flow, or the community and that will not prompt complaints to the owners from police, neighbors, or neighborhood or homeowner associations.
-Noise audible outside the property is prohibited between 9:30 p.m. and 8 a.m.
If these rules are not complied with, you may be asked to leave without a refund.
-Damages to linens, towels, kitchenware (including but not limited to appliances, glasses, mugs, cookware, etc.), furniture, t.v., rug, mattresses, lamps, comforters, hot tub, flooring, and custom ladder are all subject to inspection upon check out. One item damaged to a set, will be charged as a complete set.
