The Space:
Welcome to Katie;'s Cottage, where comfort meets breathtaking views. Enter through the side door into a welcoming hall equipped with a laundry area, and step into the heart of the home, where massive windows frame stunning lake vistas. The open-concept living, dining, and kitchen areas invite you to relax and entertain. The fully equipped kitchen has all the cooking utensils you'll need, while the dining area comfortably seats six. The cozy living room features a smart TV, comfortable seating, and a selection of board games.

On the first floor, you'll also find a full bathroom with a shower and tub, along with two newly furnished queen bedrooms, each exuding charm and comfort. Head upstairs to discover a small office nook with a desk and chair, perfect for catching up on work. The king primary suite boasts an en-suite bathroom, ample clothing storage, and a smart TV for your entertainment.

Step outside to enjoy the lakefront experience, where you can walk right into the water. Relax in the hot tub, take out the kayaks, play a game of corn hole, or fire up the grill with provided propane. Ample outdoor seating allows you to soak in the incredible views from every angle. Located on a scenic point, you're just steps away from a marina where you can rent boats and across the street from two delightful restaurants. Explore the nearby wineries and breweries, all within a two-minute drive, or venture less than ten minutes to downtown Geneva, filled with local shops, tasting rooms, restaurants, and more!

The Neighborhood:
Katie's Cottage is located just a 2 minute walk from Roy’s Marina and a 40 minute drive to Watkins Glen. The property is across from two Geneva favorites, Vonnie's Boat House Bar and Ports Cafe. We are also less than 10 minutes away from Hobart Willam Smith, The Belhurst Castle and downtown Geneva. The property is on a residential street, so please respect our neighbors, as they live here all year long.

Getting Around:
Driving is the easiest way to get around. We have Uber, many wine touring options and local taxis.

Other Things to Note:
Please note: Neighbors live here all year long, please be respectful of them. The town has an ordinance of quiet hours, between 10pm -7am, it is enforced.

Boats cannot be docked at the property

The town ordinance, only allows 4 cars to be parked in the driveway.

Our Train/RR crossing: we love our trains & barely notice/hear them. They pass infrequently (~1-2/24 hours), are short (<2 min), & have no regular schedule. They are not required to blow their horn @ crossings, so please be careful to stop and look both ways whenever crossing the tracks!
