THE HOME...

The Cacapon River Lodge offers the best of the past and present -- a rustic 1970s river mountain getaway that’s been carefully upgraded. The home includes all the modern amenities you expect while maximizing the nostalgic charms of a cherished family vacation retreat ripe for making memories.

THE LOCATION...

Only 20 minutes from historic Berkeley Springs, the cabin is an easy trip from all directions and especially convenient for those in Washington DC, Baltimore, or Northern Virginia.

If you’re looking for pure R&R, then you never have to leave the property. But if you want to explore, you’re steps from adventure. You can swim or kayak in the river directly in the backyard, travel to the Cacapon State Park, ride your bike through the Paw Paw tunnel, fly fish, find one of the many hiking trails scoured throughout the area, or drive 10 minutes to Panorama Overlook which National Geographic ranked as one of the 5 best overlooks in the East!

For a touch of activity, Berkeley Springs is a legendary spa town -- a thriving little community of restaurants, shops, bars, art galleries, a classic one-screen theater, natural spring baths, and an abundance of artsy charm. It even has a castle!


THE RIVER/PROPERTY:

The cabin sits on 5 acres of riverfront along the Cacapon. The house is built above the floodplain and stairs lead down to a flat clearing perfect for any number of activities. The river itself can be accessed along any point of the property (be warned that it is untamed). The land ends at a public entry point which is a perfect starting or stopping point for canoes or kayaks. There is also a private area near the edge of the property that slopes into a level riverbed to place chairs, sunbathe, skip rocks, or wade into the water for a dip.


NOTE:

This is a unique cabin with two open-riser spiral staircases, cable deck railing, and outdoor railroad tie stairs. These and other carefully curated features add to the distinct character and charm of the property. But they may pose safety risks for very young children and those with mobility challenges. Perfect River House
This property was perfect for our family vacation - ages 5 to 68. The beds were comfortable, it was clean and exactly as advertised. The host seems very thoughtful with many nice touches. We loved swimming, tubing and fishing in the river. It is a very private spot. Everyone loved it!

Amazing Property
This is a stunning, beautifully decorated, well stocked house with a view and an incredible river access point. We spent the days just lounging about in the river chatting with the occasional kayaker who passed by, sitting by the firepit at night, and playing games on the beautiful screened-in porch. Two fridges, games in the basement, easy water access - might be one of the best VRBO rentals we've ever had. Already planning on booking again for next year.

Guys Trip
Every year 5 of us head to this area in West Virgina to kayak and get out of cell phone range for a few days. For us this cabin was a great option due to the river front property and large number of bedrooms. This would also be an ideal property for a family or extended family trip. Great area, house was decorated nicely and communications with owner were clear and accurate. We look forward to visiting this location again in the future.

Great Board Game Escape
Great cabin with lost of room and charm, in an easy to get to location! About 10 of us convened for a week of board games and hanging out, and loved that there was enough space to spread. There was plenty of table space to setup gaming, and we made great use of the gas firepit and hot tub. We had one slight issue but our hosts were easy to get a hold of, and quick to have someone sent out to check the house. Looking forward to another future outing here!

Perfect place for a girls trip
The house is amazing! We found this great space for a girls weekend, very secluded and quiet, nice deck and, great well-stocked kitchen. Amazing River Getaway
The house was super cute and had plenty of room for our family trip. The river was a short trip down some stairs and the kids loved it! We played in the river every day and had lovely dinners together at night.Kyle & Paul did an amazing job on the house and gave us all the information we needed up front so we could relax and enjoy our time right away. Nice large WV house near stream but too many small issues
The house was cute and decorated very well. Kitchen utensils/pans made cooking easy. Beds were clean and comfortable. Lawn wasn't cut so we couldn't play outdoor games bc of the front and backyard grass height . The "river" is actually a stream w only 4-6" in many places.... and up to 4-5' further downstream once in and floating. Need to negotiate lots of slippery rocks to get float in. Maybe higher in Spring but July certainly low. The spiral staircase was dusty and clearly not cleaned. Gas fire pit on the top porch was very nice touch. Appreciated welcome gift of a skewers and s'mores fixings - nice touch by owners. When owner contacted re only remaining filled propane tank seeming low and we hoped to use for grilling + propane fire pit they indicated we should simply inform the transition team upon leaving - they did not offer solution for our stay. Basement shower filled w water and didn't drain for 5-15min so you had to stand in other person's shower water - called owner and left message but no reply given. With strong rain there was some water leaking from basement ceiling . Also, bring your own kitchen garbage bags as only one is supplied in each of the two garbage cans in the kitchen. Size of house was great for our 9 people. Basement rec area and large deck were great. Peaceful location.

Great Family Vacation House
We met up at the River House for a family vacation. House was great, lots of room for everyone to spread out or gather together. Well equipped kitchen. Game room was a hit for hanging out. The fire pit on the deck was a daily meet up each evening. Whether floating in the river, exploring town, heading to the beach at the state park, or laying in a hammock reading a book, everyone found their spot! A great place to relax and enjoy nature! Host was very responsive.

Great Weekend Away
A group of friends stayed at the house for Memorial Day weekend and had a great time. The house looks great in pictures, but we were surprised by how many cool things we continued to find about the house. There are so many activities to do on the property that we ultimately decided to not do activities we had planned on in the surrounding area (except for a tubing trip down the road, which was fun!). The hosts were awesome and super responsive. I highly recommend staying here!

Out of this world on the river!
Just returned from an awesome weekend on the river in this beautifully-appointed house. Comfy beds, great lighting, well-stocked kitchen, many places to congregate, clean bathrooms, lots of towels, quiet, cozy….I could go on and on. You can’t go wrong booking this house. It’s maybe 20 minutes outside Berkeley Springs…be sure to stop at Prospect Peak overlook on the way to see 3 states from one spot. Pick up groceries at the Food Lion in town and get a bag of ice. There are ice cube trays, but a small bag came in handy. The tap water tasted good, but if you want the real experience, buy gallon jugs at the springs and fill them there before heading to the house. (There’s a building at the B.S. State Park that has bottles, then a public filling area. So cool!). Back to the house, bring your swimming suits so you can relax in the hot tub and wade in the river. It’s a decent hike down to the river, but so worth it for the view and the experience. The home has the sweetest side porch with a hammock and a ‘bird cage’ swing. Loved it! We had an early Thanksgiving dinner on the huge rear porch - plenty of seating for 10. Loads of games in the basement. Can’t comment on the TV’s as we never turned them on. Oh, and one of the best features - a fire pit with wood supplied in the front porch - AND supplies for smore’s. Wow!! A++++++

Great cabin in the woods. Perfect!
We arrived on a Thursday and stayed thru Monday. Upon arrival, we were greeted in the mudroom with a smores package (nice touch!), the house was very clean, kitchen well stocked (cookware, dishes, detergent for dishwasher and washing machine, coffee, etc), hot tub was clean and perfect temp, beds all made, bedrooms and bathrooms clean and stocked (beds made, plenty of blankets, shampoos, soaps, TP, kleenex, etc), gas grill and gas fireplace with plenty of spare tanks, firewood for the firepits in front and back of the house, and a view to die for. We even found a drawer of batteries and chargers saving the day for a computer mouse dead battery and a forgotten iPhone charger. AC and Heat (we were there in October) was comfortable and easy to use. Getting there was a breeze. Head towards Berkley Springs and then a beautiful scenic drive to the cabin over all hardball roads. The area around the cabin was quiet, calm, peaceful, and beautiful. The cabin itself sits above the river and you can hear the river from nearly every room and the beautiful back deck. The deck was well furnished, the fire ring was the group favorite, a nice big table and a great view of the scenery and the night skies. TVs had both DishTV and streaming services - great channel options for everyone. Wifi was great with no issues even when 7 of us were logged on or streaming videos on the television(s). We did some fun fishing (catch and release) in the river right below the house with some small mouth bass fun. Walking/Hiking was really nice with plenty to explore. The road is a dead end road with zero traffic. The entire time we were at the house, we might have seen 4 cars drive by? The house has an overall feel of a really comfy family cabin in the woods with all of the nice extras but none of the noise or stress from the city. Berkley Springs is a short drive away (about 20 minutes) and is a great experience. Lots of little shops and the Berkley Springs baths (day spa, mineral baths, etc) was a perfect relaxing day during our visit. Overall a fantastic experience and a favorite location for our group of friends.

Awesome experience!
We had a really great time, the accommodations were more than expected, cute place, gas fire pit on deck was a super nice touch and both fire pits outside were great fun! We brought kayaks and used the three that were there for water fun! Hot tub in the cold evening was perfect! Kyle our host was very easy to communicate with and answered all questions in a very timely manner. Would definitely go back!!! Thank you for sharing your awesome cabin!!

Lovely House in the Trees
We visited the cabin in mid August and absolutely loved it. The house was filled with interesting art and treasures - very rustic but full of charm. Everything we needed was there and it was the most perfect location. We hung out on the screened in porch and on the deck. Ate dinner alfresco and had drinks under the treetops. The view from inside and out was amazing. You can see and hear the river and the peaceful leaves blowing in the breeze. It was such a great escape. We will be back!!!

Nice Secluded Cabin
We enjoyed staying in this cabin, it was a bit more rustic than we had expected but overall was a good experience. The cabin is right off the road, there’s a few neighbors but you don’t notice them at all. We actually did meet some of them at the public access point and they were very nice. There’s not really river access on the property but you can walk down to see it. It rained quite a bit so we didn’t use the lawn or fire pits at all, but the porch was nice to eat outdoors. It had pretty much everything we needed, and was styled nicely. The cabin does have a few quirks, the main floor bathroom door has a tendency to pop open after it’d been latched, it uses a hook to lock so it wouldn’t swing open but there’d be a gap. The smaller upstairs bedroom doesn’t have a door latch at all so that door does swing open. As another review mentioned, the chlorine for the hot tub is super strong. After the first night of eye watering we’d leave it open for a few hours before use just to be able to breathe and see in it. We only had two actual issues, and we should have probably notified the hosts but we didn’t want to cause trouble, so obviously we didn’t expected them to be fixed during our stay. The first day there we experienced a very bad storm and the basement did have a leak in the ceiling, we think from water pooling on the deck. We put a trashcan underneath and it was fine. That is probably what caused the basement to smell musty the whole week, but we watched movies and played air hockey and foosball without noticing it too much. Also, the basement fridge was not working properly, and we only found that out after stocking the freezer and waking up to thawed foods, so we made due with only the kitchen one. We did also find a very dried out chicken nugget in the living room the first night, which we all thought was a little odd. Again, overall it was a nice stay. If you enjoy just hanging out for a vacation this is a good place to do it, just be aware it’s not a new cabin so it’ll have its little issues, and there is a lot of bugs, your are in the woods after all.

Two-Hours to off the grid
We had a wonderful visit at River House. The cabin was well-appointed and cozy. We spent our mornings on the screened-in porch, afternoons at the river and evenings playing games. The weather didn't cooperate for much outside dining or sitting, but the deck was huge and was perfect for all of that. There was plenty of seating for all the teens to get comfortable and lay around reading, watching movies and general chilling out. Communication with the owners was quick and easy. We are definitely planning a return trip to River House!

A relaxing stay
Great place to relax an unwind! This cabin had all we needed for a comfortable stay. We enjoyed having meals out on the deck, tubing in the river, and relaxing in the hot tub. There is a nice game room for the kids, but the weather was great all week, so we hardly spent time in there! Would definitely recommend this place if you are looking for a relaxing family get-away.

Perfect long weekend get away
We very much enjoyed our stay! We have kids ages 4-9 and they LOVED the stream access and searching in the water for crayfish and catching fish. The details to the house were a beautiful touch and the house had everything we could need. It was a wonderful location for all of us to enjoy time together
