Groveland CA
Grocery store just less than one mile. Pine mountain lake world class Golf course has a Club house to relax after a golf game or even if like to have a snack or dinner or lunch , just 5 minutes walk to the Grill. Great location, house not in great shape
The house itself is outdated, and needs a deep clean and some updating. Does not seem like the cleaning is done professionally. Surfaces and linens were clean but walls and cupboards were dusty, and there were cobwebs everywhere. Ants in downstairs shower. The dishwasher when opened was very smelly. Appliances were overly worn (freezer door missing handle, etc.). The line to get into the resort was long at points. Be aware you will need to bring almost everything. The listing lists what is provided but what’s not clear is what isn’t. Utensils are there but random assortment as well as glasses and mugs. There was no shampoo, conditioner, hand Towles in bathroom or kitchen, no paper towels or tissue, no tinfoil, no oils. No laundry detergent. No coffee or condiments. The house is bear bones. Furniture was random and worn. One bedroom downstairs is listed as having a queen but it’s definitely a full. Ultimately a fine house to stay in but not fun to hang out in or cook in. House is not set up for comfort, only function. Proximity to Groveland was good and access to yosemite (40 mins to entrance) is good.

Yosemite visit Home Base
Our main purpose for staying in this house was to visit Yosemite for a few days and it was perfect for that due to proximity and cost of the property. We had 8 people in our group and the house was just the right size and didn’t feel cramped at all. Check in and check out was a breeze and the information from the owner was easy to follow. Pros- 1. Walking distance from house to pool. 2. Easy exit access to hwy 120 3. The Grill is close and nice and does take out 4. Marketplace is close to front of neighborhood and has most everything you will need. Watch outs- 1. Make sure you bring your own towels. The few provided were from 1987. 2. Be prepared to lose power on multiple occasions if you’re coming during fire season. Usually in the evening when the grid is overwhelmed for hours on end. Thanks Newsom! 3. The grill on the deck is a $99 special from Walmart. It works but you’re not winning a bbq competition. 4. All the games in the game room are at the end of life except the pool table. The game room is really just a musty basement/garage but it was fine for a few pool games. 5. Light bulbs in the house need replacing bad. Lots out. 5. The HOA for the Pine Mountain Lake neighborhood is insane with their rules for entering the neighborhood. If it’s busy you can expect to wait in line over 30 min just to enter. Short term renters are treated like refugees. Overall it was a good stay and you get what you pay for. We had a great visit to the Park.

Nice house in gorgeous setting, but there are some issues.
Overall, it is a nice house in a gorgeous setting. The tree house and play room are nice touches. The dining table is large and accommodates two families well. The owner is nice, reachable, and responsive. However, there are details about the house that detract from the overall experience. - Be aware that there is extra paperwork to sign; make sure this is addressed prior to departing for your trip. - The house was not as clean as one would like. I know cleaning companies are involved and quality control can be an issue, but with the hefty cleaning charge, one expects better. - The owner asks you to wait for the dishwasher to run and put away the dishes, and to dispose of trash in a separate dumpster to which you have to drive (and you have to pay for special trash bags!). This is unprecedented in our collective vacation rental experiences. Everywhere we've stayed, you load the dishwasher and run it, and leave. Same with trash. The cleaning crew does the rest. - In this day and age, having to pay for wi-fi on a usage basis is also unheard of. Either don't provide wi-fi, or don't charge for it. - It's advertised there is satellite/cable but there were no instructions and it was impossible to figure out how to use. - There are plenty of beds but the mattresses and frames are very soft and uncomfortable. Beware if you have back issues. - Parking and trash fees are incorrectly listed. They were actually $42 per car and $8.27 per trash bag. Thanks for listening and for having us as guests.

Our Yosemite Trip
Zed’s place is a quiet, clean, spacious, and calming place. It is very near the Yosemite national park (less than 30 mins drive) and close to all the lovely restaurants and bars of the area. But you can’t hear the noise of the streets. The whole place made us feel at ease. My family and kids really enjoyed staying at this place. Zed was very nice, easy to talk to, and very friendly. I would definitely visit this beautiful place again!

PML Weekend Treat
If you are travelling with a group of 5 or more, this property fits more than that. Location is close to the clubhouse and pool ( a short walk). And its dog friendly, but be careful walking your dog outside. The AC took longer to get the place cool, kitchen is equipped with what you need. Call PML for the correct entrance fee. Owner's response to questions/inquiries is prompt and courteous. All in all our stay was great.

Unexpected fees
The house was very good except for the driveway. Driveway was very steep, making it hard for me (85 yrs. old to reach the stairs. We did have an ant problem which we took care of. Our biggest complaint was when I signed up and paid I didn't know there was a car fee for a gate pass. We thought it was going to be $32. At the gate they charged us $40. per car

Nestled in nature
This rental was perfect for our needs! The location was the best! Close to Yosemite and Rainbow Pool, Groveland is a small town with everything you need. The house itself was spacious nestled around big trees and beautiful nature. We saw deers and wild turkey in our yard and the area. It was quiet and serene. The house is older and could use a little TLC. The freezer door handle was loose and the cable/dish did not work after the first day but no big deal because we were out most of the time. The place was not dirty but could use a little dusting. The bbq grill was very dirty so we did not use it. We had teenagers who really enjoyed the game room playing pool and air hockey. Zed was easy to reach and very responsive to my messages. He even let us check in an hour early and check out an hour late with no charge. I would definitely rent this place again!

A few hiccups but overall a good time
We went for 2 nights. Zed, the owner was easy to get ahold of. Check in was easy. He was very flexible with early check in and late check out which was great. The cabin is very spacious with lots of room to accommodate all 10 of us. 5 adults and 5 kids and our pet dogs. Beautiful location. Deers literally right outside the house. There were a couple of things that could of been better. The bbq was very dirty which kept us from using it, which was a bummer because we brought food to cook specifically on the grill. The ping pong table is very worn out. The net was broken. Which I did ask Zed previously if the game tables were in working condition and was told yes. Other than that, we enjoyed ourselves and the kids had a blast. Very short drive to Yosemite which was a big plus.

Above and beyond
We had a fantastic stay! The deers walking by eating acorns, the treehouse for the kids, the game room downstairs, the stars on a clear night! We loved our time here. Our son left a sentimental vest on the property, and Zed was kind enough to find it and mail it back to us. We also had good Verizon service at the house, so we used that primarily for internet since the house internet is pay per GB.

Not for me
Game room is a garage so it was musty. It’s not a real hockey or ping pong table it’s one that interchanges. The pool table was not complete. One of beds is broke and being held up. Very old and dated. The toilets kept clogging. Location was good. The owner was nice.

Nice little getaway
Generally speaking, the home was well setup for our needs. That being said, I don't think the recreational room with the three tables should be included in the ad as only the pool table is functional and only two of the four pool sticks are in working order. The pool table is in the dark, cold, musty smelling garage. The bedding in the bedrooms was ok, but I would recommend folks bring additional pillows/cases and blankets.

It's approximately 1 hr away from Yosemite Valley. Great house with a lot to do inside. Pool table, ping pong table, and a lot of board games. There is a grocery store right in front of the main gate of the community the house is in, making grocery shopping extremely easy. Would highly recommend!

Great place and plenty of room. 30-40 minutes to Yosemite.
The cabin was great for our family of four and could easily accommodate 8-10 people comfortably. We enjoyed the serenity of the neighborhood and wildlife we saw in the yard, such as deer and turkeys. Groveland is a nice little town with coffee food and a thrift shop to mention a few. We would certainly stay here again.

Dirty
Location was lovely and the size of the house was nice. However, it was filthy. The floors had not been vacuumed in a long time, there were crumbs on some of the comforters and my son-n-law found dirt clumps IN his bed. Pots, pans and mixing bowls were greasy...I could go on and on about the lack of cleanliness. The owner was very helpful and quick to respond, but he definitely needs to get a new housekeeper.

Good large-group home base for Yosemite
This rental was a great size with good separation for our two families of five people each. The common areas were also roomy and accommodated us all well, including the large dining table. The driveway *is* a little tricky to navigate just toward the bottom, so make sure that you just take it quite slowly. Zed was completely responsive to all of our queries and checked in with us at all the right times. He's a very good host. We recommend bringing paper products--toilet paper, paper towels--as a just-in-case, but we do that for every rental, especially with so many people. We also usually bring a few of our own sheets, also as a just-in-case, but didn't really need them here. We had ages toddler to teen for the children, and the older ones loved the game room downstairs and pretty much spent all of the time we were inside the cabin down there. Getting to Yosemite is as good as it gets... this is pretty much the closest you can rent outside of the park except for a few more expensive lodges. Close to the local store, which has what most people would need. A/C worked well--and it was tested in the hot weather during our stay. For us, flatware, dishware, cookware was all ample, and we did cook in the entire time we were there. The internet connection was fine--one of us worked while we were there--and we had some cell reception, too. Do heed the instructions to follow the route Zed (or the guard station) gives you, as some entries and exits are controlled. You will have a bit of a wait at the guard station, but it was never more than a few minutes for us. We've stayed in this area before, and that just comes with rentals in this development. Be sure to look through the materials Zed sends, including a map of how the subdivision is laid out--this will help with navigating to where to put the trash, etc. Finally, we liked that it was not super fancy but just right for a family (or two families) who didn't want to spend their entire vacation worrying about whether or not children might accidentally break something. It's not that everything was shabby, but no white sofas, precious breakables, etc. Really a good setup for groups like ours. And our dog was perfectly comfortable, too.
