The Henderson is a renovated 1860s Victorian house, perched above a cascading river in picturesque Sullivan Catskills, near Callicoon.

The house features 3 comfy bedrooms, impressive living & dining areas, chef's kitchen, vintage bathrooms with clawfoot bathtubs, high ceilings, rustic & refined decor.

A custom built outdoor hot tub , outdoor shower, 2 fire pits, 2 ponds & 9 acres provide the most perfect Catskills getaway.

As you walk up to The Henderson you will hear the soothing sounds of Hankins creek below and notice fine architectural details of a bygone era like lace filigree trim on the full frontal porch of this grand Victorian building which was a boutique hotel in the 1860s.

Enter through the double front doors and you'll be in awe of what's inside: the grand staircase in front, the maximalist living room with ornate fireplace and opulent furniture to your left, and to your right you'll find our rustic french country dining room and our spacious chef's kitchen, designed with barn wood furniture, modern appliances, and antique cabinets. 10 feet shiplap ceilings, large windows, post and beam construction & wide plank floors add an extraordinary flair to the interiors.

The first floor bathroom features a vintage clawfoot bathtub with french doors overlooking a stone porch and outdoor fireplace. Picture yourself cozy in the deep soaking tub, wine in hand, and the doors open to the porch, gazing into the crackling fireplace.

Arrive at the second floor and you'll find 3 luxurious and artfully decorated bedrooms: Rose, Iris, Lavender, each painted in their signature colors. The bathroom is huge and features a gorgeous antique bathtub with rain shower and a spacious & elegant powder room.

A few steps from the back of the house you'll find our star attraction: a custom made, hand built natural stone hot tub with a stone patio and a fire pit next to it.
Walk up the hill to the left of the hot tub and you'll come across our second fire pit, our summer kitchen and outdoor shower.

Our location is one of the best in this part of the Catskills and you're only 8 mins from Callicoon, 18 mins to Roscoe, 25 mins to Narrowsburg, and 30 mins Livingston Manor and Bethel Woods which are some of the best towns in the Catskills for farm to table restaurants, distilleries, breweries and cideries, year long farmers markets, dreamy wedding venues, antique shops, boutiques, galleries, and famous music and entertainment centers.

The Delaware River is only 2.5 miles away and this area is renowned for canoeing, swimming, fishing, eagle watching, camping, and hiking especially during spring to fall, and in the winter there are plenty of venues in close proximity for skiing and tubing.

Driving and biking around here is truly magical, whether you visit small towns in the area or if you're cruising along the Delaware river on scenic Route 97 you'll be surrounded by unmatched scenery in every season.
