Marmot Lodge is an architecturally designed high country style chalet situated in Harrietville. The Lodge can sleep up to 31 guests. There are 3 bathrooms, separate showers and toilets. Hydronic heating in the living room, dining room, bedrooms, bathrooms and ski drying room.
The fully equipped kitchen has a dishwasher, induction stove, electric oven, microwave, fridge/freezer, walk-in pantry, toasters, cutlery, crockery, glasses, saucepans, frypans and slow cooker to accommodate a large group.
If you bring your own pans pots etc please be aware that they must be compatible with an induction stove top.
The two large dining tables & bench seats allow seating for a large group in the meals area.
The reading room is relaxing with views to the West.
The lounge room has magnificent Californian Redwood lined walls and cathedral ceilings. North facing deck with table and chairs. Views of the surrounding mountains and valley.
Large TV & DVD player. Comfortable modular lounge to suit the mood!
Ski drying room. (Winter only)
Large games room; drinks/food fridge, large TV, table tennis, pool table, soccer table.
Laundry.
Ample parking.
Gas BBQ.
Mt Hotham; 40 minutes drive, Falls Creek 1 hour, suitable for cross country and downhill skiing.

5 queen bedrooms.
3 double bed bunk rooms.
2 bedrooms have a double bed bunk and single bunk on the mezzanine level.

Additional rules
-Advertised price is for a minimum of 15 guests. Additional guests, up to 31 guests is per person per night.
- No charge for the infant if supplying own cot.
-All groups have a minimum stay of 2 nights, except public/school holidays/long weekends. Long weekends, Christmas, Easter, new year, January and all other school holidays minimum of 3 nights.
-Family gatherings are most welcome.
-under no circumstances are there to be candles or incense lit or used in the lodge.
-Guests are required to leave the lodge in a similar condition as to when they arrive..
- Check in is at 3pm and checkout is at 10am unless other arrangements have been made with the hosts.
- Linen: Please provide your own doona cover, sheets, pillow cases and towels.
The below requirements must be followed.
Due to Covid 19, Practice good hygiene including hand washing.
Stay home if you are unwell.
Please leave the lodge in a similar condition as to when you arrive.
Marmot Lodge will provide cleaning products and hand soaps where appropriate.
Marmot lodge will provide toilet paper for guests.

In receiving this document via being made available to read via a booking platform, email/electronic form, entering “Marmot Lodge” premises and or being made aware that important information that is available for guests in the compendium, you acknowledge and accept these below terms and conditions.
Payment of the rental deposit, intermediate and/or final payment constitutes the clients/guests acceptance of these Terms and Conditions.
Cancellation if caused by the client, money paid is not refundable unless the lodge is re-let for the entire period booked. If a refund is made due to the property being re-let then a $200 cancellation fee will apply.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances. This includes additional charges for unforeseen circumstances for example, increase in electricity or heating costs, increase in cleaning costs.
To maintain a good standard for our guests we require certain conditions to be complied with.
Treat Marmot Lodge with respect; disrespect/damage of the lodge, its surrounds and neighbours may result in early eviction. In addition to the above, damage/security deposit will be deducted for cleaning, repair or replacement costs.
Number of Guests should not exceed the number stated on the Confirmation Notice/invoice. Additional fees apply for extra guests.
Damage security deposit: Tier 1 is if you are a family and are having a family/friends reunion, Easter or Christmas together as a family. The damage security deposit is $2000
Tier 2 is if you are having a celebration, this must be requested prior to your booking. An additional $300 cleaning fee on top of the standard cleaning fee is payable. The damage security deposit for celebrations and events is $3000.
Bucks parties and Hens nights or parties are not permitted under any circumstances.
Celebrations and Functions are strictly prohibited unless prior arrangements with management has been made.
Any celebration or function not pre arranged will result in eviction and loss of your damage/security deposit. Additional fees may apply.
Damage, Breakages, Theft and Loss are the tenant’s responsibility during their stay. Charges will be applied for any theft or damage to Marmot, lodge, its fixtures fittings or appliances and associated items.
Personal Loss - the owners take no responsibility for the tenant’s personal property.
There is adequate heating at Marmot. If external heaters are used additional charges may be applied to your booking. If you think you may be cold please bring additional doona’s and blankets.
Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10:00am by the latest. A late checkout can be arranged prior to commencement of booking if available. Please see below.
The lodge shall be vacuumed and swept. Bins must be emptied from every room including kitchen rubbish, food scraps and recycling and placed in the right bins outside. Any rubbish, food scraps or recycling noticeably placed in the wrong bins may attract a $100 fee deducted from your damage security deposit. If management or cleaners have to sort rubbish out or if bins are rejected from emptying by council due to the wrong rubbish or recycling placed into the wrong bins then the fee for rectification will be $300 plus any tip fees or travel to dispose of such rubbish, food scraps or recycling.
Large Green lid bin is for food scraps only (in green bags). Red lid bin for general waste and the yellow lid bin is for recycling only.
Excess rubbish shall be taken home by guests. We have a new and restrictive rubbish and recycling collection service put in place by the council. Please refer to your welcome letter for full details.
There is a rectangle box next to the bins for un-crushed cans, bottles and any item that can be taken to a container collection point. Please do not place wine bottles in this bin.
If you have any questions please contact Management prior to departure.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in early termination of rental stay and loss of damage security deposit/bond. Noise, including music, must be strictly kept to a minimum and inside after 10.30pm. Do not enter any other properties adjacent to Marmot Lodge. The sheds behind the fire pit (past the gate) and the rear of the lodge on the lower level are out of bounds. These areas are private. There is an apartment at the back of the lodge for our cleaning contractors during winter months.
If booking through third party booking agencies; The damage/security deposit is required by an additional Administration fee through this booking agency and must be paid up to one week prior to arrival. This damage securitydeposit/bond is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements or extra guests beyond those declared etc.
Please inform us if any glasses or plates are broken. Excessive breakages will incur replacement costs. A $70 cleaning fee will apply for each of the following; the dishwasher is left full, dishes still on sink, barbecue not cleaned excessive drink or food spills and sticky floors not mopped up and cleaned.
If there is extra damage or cleaning to be carried out an extra fee will be charged on top of any other fees associated with cleaning, rectifying damaged lodge or contents. We reserve the right to invoice the customer if fees associated with the above exceed the bond amount.
The stove is an induction stove, it is very easy to use and works well. The hob is glass. If the hob/stovetop or oven is broken or the glass is cracked, scratched or damaged in any way then the full replacement of the hob/stovetop will be payable by guests. This will be deducted from the damage/security bond and any extra costs on top of this will be invoiced separately to the person making the booking. Guests must use chopping boards provided for placing hot objects onto. Any damage to the bench tops will attract a repair fee.
There is to be no jumping from the dining area to the lounge area. Do not jump on furniture. Any damage to floors or furniture requiring repair or replacement will be deducted from the deposit.
NOTE: Guests are required to provide their own linen, if this is an issue and/or cannot be physically done then please let us know.
Pets are not allowed, if a pet is brought to Marmot lodge a $300 fee is payable and damage/security deposit will be lost.
SPECIAL NOTE: All bookings made via an agency such as Homeaway/Stayz etc. will be required to pay damage/security deposit separately via an administration fee within this booking platform. Unfortunately guests cannot enter Marmot Lodge if the Damage/Security deposit, Via administration fee, is not paid.
All attempts will be made by Marmot Lodge and it’s employees to contact the customer prior to any cancellations made due to non payment of the Damage/Security deposit etc.
Variations to these conditions by prior arrangements with management in writing.
