Tucked away in the brand new Rosedale Parks development, this single level retreat is on a level not many others are. You will find countless upgrades and customizations including stainless steel appliances, quartz counters, a gas fireplace and vaulted ceilings.

The entire home home has been completely furnished with new décor and the open living, kitchen, and dining room layout are perfect for any small group to enjoy time together and make memories during their stay. The primary bedroom enjoys an en-suite bathroom including a double vanity and walk in shower. The other two bedrooms share a generously sized hall bathroom.

In addition, there is a laundry room, attached two-car garage and limited extra parking located off the driveway in the back. On the side of the home is a small quiet patio with some seating and a fire-table to enjoy throughout the year. There is also a truly amazing communal space that includes a hot tub, pool, gym, splash pad, and gathering area with kitchen.

One of the best features is the location. The Reserve Vineyard and Golf Club sits just a short walk south and you can even follow a path from the community to the clubhouse and driving range. Groceries, restaurants and additional shopping is only a mile away. Please don't hesitate to reach out if you have any questions at all.

We truly want you to enjoy your time and make some wonderful memories with your group. That being said, this is not a party or gathering house for groups that can't control their noise levels. We have relationships with all of our neighbors who have our direct contact information. Quiet time is 10:00 pm to 8:00 am. Please stay indoors during this time, keep the windows and doors closed and keep the volume to an enjoyable but reasonable level. If it is loud enough to be heard outside in these conditions, it is too loud for you to remain our guest. This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring pools or spas, or on the interior of the house.

PET FRIENDLY: **Pet fees and deposit discussed before agreement signed.**

UTILITIES: Owner will take care of utilities and services as follows up to $500 per month. Any overages must be paid by the tenant: Water, Sewer, Garbage, Electric, Landscaping, Internet.
