The aLittle Blue House is located on Highway 92 just three miles west of Hotchkiss, Colorado. Once a farmhouse for a local orchard and winery, it has now been completely and totally remodeled in 2023 for guests' enjoyment. The ground floor has two guest bedrooms, each with a queen bed and closet; a full-size kitchen with new appliances and a farm sink; guest bathroom with spacious walk-in shower; washer/dryer; and a living room. Upstairs is an attic bedroom with two twin beds. The property can easily sleep 6. The Little Blue House has a new natural gas forced-air heat system and air conditioning and is well insulated with new windows & doors and tight insulation. There is an abundance of parking at the Little Blue House. It sits on a 5.6-acre lot right off the main highway, adjacent to our United Country Colorado Brokers real estate office. There is an outside water hydrant in the event you have horses or livestock that need water, and an outside 50-amp RV hookup in the event you need to hook up your horse trailer or travel trailer (at additional cost, of course.) You can easily pull in a long truck and trailer combo or even a semi on this lot. If you need to air out your horses and animals, neighbors all have animals and there should be no problem. Though it is on the main highway, traffic is light during sleeping hours and shouldn't disturb your sleep. If you like to smoke, the back porch has room for a nice patio furniture set and you can hang out there and smoke to your heart's content, whether tobacco or otherwise.
Hotchkiss is only three miles east with several good restaurants, including Zack's Bar-B-Q, Black Cat Pizza, Pat's Café, and several others. There is a good-sized grocery store, two convenience stores, a hardware store, post office, and a couple of banks. The Delta County Fairgrounds is located in Hotchkiss, with a full-sized covered arena and riding areas.
Beautiful fruit and local produce! The North Fork Valley is known for its beautiful fruit orchards, vineyards, wineries, hayfields, cattle ranches, and stunning views of the West Elk Mountains, Grand Mesa, and the Uncompahgre Plateau. This property is right in the middle of Rogers Mesa, where there are many organic farms, apple orchards, peach orchards, and small ranches. If you come during the harvest season, look forward to sourcing some savory fruit from nearby growers. Peaches start coming on in late July and last through September. Apples follow a similar schedule. Local growers market their organic honey, garden vegetables, fruit, melons, beef, lamb, and wine throughout the year.
Recreation is all around this property. Just a half mile west is County Road 3100, which leads directly north into many thousands of acres of National Forest and BLM lands on the Grand Mesa. Many adventures can be found there, including fishing for chunky trout on high mountain lakes, camping, 4-wheeling, horseback riding, hiking, exploring, and hunting for trophy elk, mule deer, and bear in Colorado GMU 52. Just to the south of the property is the Gunnison River flowing through the Black Canyon with its Gold Medal waters offering fly-fishing for trophy brown trout and rainbow trout--literally less than 10 minutes from this vacation rental. To the east are the vast expanses of the West Elk mountains, also offering high-alpine adventures in horseback riding, 4-wheeling, hiking, fishing, and hunting in GMU's 53 and 63. For snowmobile enthusiasts, the Grand Mesa just to the north of the property offers some of the most spectacular snowmobiling in North America, with hundreds of miles of groomed trails and outstanding backcountry riding. Nordic and cross-country skiing is also popular, with over 30 miles of trails on the Grand Mesa. Alpine skiing enthusiasts will note that this property is smack dab between three of North America's most famous ski areas--Aspen is two hours northeast, Crested Butte is an hour and a half southeast, and Telluride is two hours to the southwest. However, little ol' Powderhorn Resort is only 45 minutes to the northwest, offering two chairs and a lot of fun for a small local ski resort. There is plenty of room on this property to park snowmobile trailers and associated equipment.
