Stunning property in the unique secluded Giens peninsula

Large house of 250m2, with a stunning swimming pool in a 3100m2 mediterranean garden overlooking the sea. The house is located in a very quiet and protected residential area called l'Escampobar. It enjoys a 4 star rating as per the French guests house association. Its location is unique: only 300m from the charming Niel harbour; where you will be able to swim from some of the coves around.; and where you can rent boats to go to the Porquerolles island or go around the peninsula. You are as well only 500m away from the center of the Giens village, small restaurants and shops - no car needed ! 5 minutes walking distance from the property you will be able to access some of the many coastal paths around the peninsula. The large beaches of the peninsula are 10 minutes away by bicycles. The villa is made of 3 floors: ground floor and first floor can be fairly independent as both enjoys their own living rooms, bedrooms, bathrooms and kitchen, which is ideal for 2 families or one large family with many grown up kids ! The ground floor (125m2) boasts 3 bedrooms (2 for adults et 1 for kids), a large bathroom , toilets, a large living room, a large independent kitchen; it overlooks a very large terrace protected from the sun by a special sail. The first floor (110m2) boasts 3 bedrooms (2 for adults et 1 for kids), 2 bathrooms, one living room with an open kitchen, one living room, one small kitchen, 2 terraces. From the house, you can see the sea through the various gardens and parks around. The top floor of the house is a rooftop of 20m2 with a stunning view of the sea, ideal for a drink in the evening. The whole house is air conditioned. Next to the house is the wonderful ceramic tiles swimming pool (12m x 6m), surrounded by walls made of the local stones. You will find as well a bowling track next to the swimming pool to enjoy a famous "partie de pétanque". The large mediterranean garden(3100m2) is taken care of by our gardener, with various pines, citrus trees, olive trees, mimosas. You will be able able to park easily 2 cars in the poperty. Last, we offer a few electric bicycles for rental (brand Moustache), which should enable you to enjoy the wonders of the peninsula without a car. If you are interested by this service, let us know in advance. Importantly, please note that the management of the property and the service to our guests during their stay (welcome, keys management, linen & towels, bicycles, even breakfast) is ensured by our employee Nicole; Nicole lives in the basement of the property, which is fully separate from the house; therefore you will not have to meet Nicole at all during your stay, unless of course you need her assistance.
For safety and hygiene reasons, please note the following: our house is fully sanitized between every stays; animals are not authorized; and it is strictly forbidden to smoke in the villa and in the property. To ensure that our guests fully enjoy their stay with us, please note that we limit the capacity of the house to 10 persons maximum (including 8 adults). Please note that during low season, we are happy to only the ground floor or the first floor of the house for small families; you will find the relevant ads on the abritel platform.

Wonderful
The villa is very spacious, clean, and extremely well equipped. Nicole was so kind and helpful in assisting us with the house etc. The pool and surrounding area is perfect. The village of Giens is so nice and picturesque. great bars and restaurants. And the little train is perfect to visit the beaches - which were amazing. This was a great holiday and I would have loved to spend longer and would love to return. Thankyou so much

Very nice location and swimming pool
We had a very nice stay with our adult children in Giens. Nicole is very nice, but she speaks no other language but French. The house is really beautiful, but needs a ‘little’ update. The toilets don’t flush very well and the shower has bad drainage. There were only two sun beds at the swimming pool for a house of 8 people. There were other chairs but not really comfortable. Nicole lives downstairs and has to dogs that bark quite a lot. This may sound a bit negative but we had a nice week. With some changes it could have been great.

Great location and pool - House with housekeepers 24/24
We were among the first to rent this property which has just been refurbished and I think many things will improve, especially the outdoor area. The swimming pool is fantastic and the house very very spacious. But the housekeepers leave in the basement and it is not the same feeling as being in your own house. The pool is opened from 8am till 10pm. When we were there, the bell at the gate was only connected to the housekeepers' flat. So you wouldn't know who was coming to visit...

un we en famille dans un petit paradis
Un excellent séjour dans cette maison très agréable et son jardin méditerranéen. La maison est belle et fonctionnelle, elle est encore mieux en vrai que sur l'annonce. Ses vastes espaces permettent à chacun de vivre son week end en indépendance tout en offrant la possibilité de se retrouver. La maison est idéalement placée entre le centre du village et le charmant port du Niel. La piscine, chauffée est vaste et contentera tout le monde (petits, grands, nageurs ou lézards au soleil). On se sent bien et on y reviendra si on le peut, c'est sûr ! Une mention spéciale à NIcole, maitresse des lieux sur place qui vous accueille et fait tout son possible pour vous rendre le séjour facile et agréable. Une suggestion pour Laurent, le propriétaire: un parasol supplémentaire sur la terrasse principale serait le bienvenu pour compléter le voile d'ombrage.

Excellent séjour. Maison très agréable, confortable, emplacement idéal.
Avec mon mari, mes trois enfants, leurs compagne et compagnon 7 adultes, et mes 5 petits enfants, 7, 6, 5, 2 et 1 an!! Nous avons passés 4 jours super! Maison équipée pour recevoir des familles, ce sont 3 appartements dans la maison. Tous équipés. La piscine chauffée a été apprécié car au mois de mai nous n'avons pas eu beau temps. L'accueil et la gentillesse de Nicole c'était parfait.

Tres grande villa

Un séjour de rêve !
La maison est idéalement située à mi chemin entre le port du Niel et le village de Giens, au coeur d'une végétation luxuriante que l'on admire du bord de l'immense piscine. Récemment rénovée avec des matériaux de qualité, elle bénéficie de tout le confort que l'on peut attendre d'une telle propriété, et plus encore. Les échanges avec le propriétaires ont été toujours courtois et efficaces, et les gardiens sur place sont aussi discrets que professionnels et agréables. Nous y retournerons avec joie !

Avec ma famille nous avons passés de fantastiques vacances au sein de cette propriété. Le cadre était idyllique, tout était conforme à l'annonce et vraiment adapté aux familles nombreuses. La piscine était grandiose d'autant plus qu'elle était chauffée. La maison et ses extérieurs étaient d'une propreté irréprochable. De plus, la maison est vraiment bien équipée, nous n'avons manqué de rien. Les gardiens étaient d'une gentillesse remarquable et réellement appréciable. A notre arrivée, l'accueil a été très chaleureux et tout au long de notre séjour les gardiens ont su répondre avec brio à tous nos besoins. C'est pourquoi nous recommandons très sincèrement cette location.

Maison parfaitement située très joli jardin piscine très agréable Très bon accueil et réponse à nos questions / demandes par le couple de gardien, très attentionné et serviable. Grande maison très agréable mais comme elle est ouverte à la location depuis peu, il manque ça et là quelques équipements qui sont rapidement comblés à la suite de nos demandes. Très recommandé.
