This charming, uniquely designed rammed-earth home is centrally located in the heart of peaceful Ledge Point. Positioned high on a hill, the property offers privacy, space and easy access to the playground, tennis courts, basketball court and skate park opposite. The size and layout of the property offers ideal accommodation for two families. For the fishing enthusiast we offer ample parking for your boat, along with a filleting station to the rear of the property.

Ledge Point is a small coastal township situated 105 km north of Perth, Western Australia. It was established to service the local fishing and cray-fishing industries. This small cray fishing town is ideal for relaxing weekend getaways, midweek escapes, family holidays or a stopover enroute to more Northern destinations.

The house is within easy walking distance to stunning beaches, the General Store, Country Club (extremely family friendly), Bowling Club and 18-hole Golf Course. Ledge Point is also only a 10-minute drive to Lancelin (famous for sandboarding, surfing and 4WD). Enjoyable day trips include Cervantes, the Pinnacles, Seabird, Moore River and Guilderton.

The size and layout of the property offers ideal accommodation for two families, you can even bring your fur baby. You enter the property into an expansive open plan living / dining / kitchen with dual aspect views. The kitchen is well-equipped and includes a microwave and Nespresso Coffee Machine.

A central corridor provides access to the laundry, separate toilet, bathroom and three bedrooms.

All beds have mattress toppers and the two queen beds have 500 thread count sheets for extra comfort.

Bedrooms one and two comprise of a queen bed and bedroom 3 (the ‘kids’ room) has three sets of bunks and a wall-mounted TV.

Being constructed of rammed earth, the house maintains a pleasantly cool temperature for most of the year. However, for those hot summer days, there is a split system air conditioner in the living area, as well as bedrooms two and three. Bedroom one has a pedestal fan.

We are happy to welcome well-behaved dogs, to the left of the property there is an enclosed area for your furry friends to hang out, however most of the property is unfenced. There are lots of dog-friendly parks and beaches around Ledge Point, you can even take them to the outdoor area of the Country Club for a drink and bite to eat.

For the fishing enthusiast we offer ample parking for your boat, along with a filleting station to the rear of the property. There is an outdoor fridge / freezer which can be used for your drinks and bait. Please be aware that Ledge Point does not have a boat ramp, boats are launched from the beach at the end of Jones Street.

To keep the kids (and big kids) busy we offer a pool table, Giant Jenga, tennis rackets, beach cricket, basketball, along with a variety of lawn games. There is also an abundance of board games inside the property.

The veranda offers an outside dining table and large BBQ. We also offer free WIFI and both televisions are set up with Netflix.

All linen and towels are provided – you just need to bring your beach towels!
