CHARGES TO RENTERS:
1. Housekeeping: 1 cleaning for 3 Days to 1 Week - $175.00 (added to booking);
2. Housekeeping: 2 cleanings per month $350. This fee charged as an "Additional Payment Request."
2. Electric & Gas for Monthly Rentals Only: Owner pays first $450. A deposit of $450 is added to your rental as an "Additional Payment Request." and renter pays any balance over the initial $450 if required by billing.
3. Heating of Pool/Spa charged as used: $20/day, $100/week, $400/mo. This is an optional charge unless specified prior to rental. The “cooling off” pool is 5 feet at its deepest, 30'x15' and wonderful pool for kids AND adults during hot summer days. The kids especially and some dogs just love that pool! For the youngest ones, or non-swimmers, a 5ft safety fence is raised.
4. There is a maximum of 6 persons in this home at any given time. The 3 beds do not accommodate more than 6 people. Should another guest stay over 6 persons, there is a added $50/night added charge. Children that can sleep in a bed and use a toilet count as a person.

This home is nestled in the Burbank Mountain Foothills on a tree-lined, safe, and upscale residential area. It is wonderfully close to everything fabulous and enjoyable about L.A.

BACKHOUSE (ADU) ON PROPERTY. PLEASE READ BEFORE PROCEEDING: Owners are in motion picture business and stay in the ADU/backhouse whenever in town. Burbank like all of L.A. is still in recovery from covid years and months of strikes; however, there have been and are very positive signs of recovery. Owners do not always know in advance when they will be out of town and it's best for potential renters to assume owners, who have immense respect for guest privacy, may be on property. Owners have their own entrance and exit from backyard. There are no restrictions on your usage of outside garden areas, pool or spa. Owners very much enjoy all outdoor activities from kids, adults and dogs all having fun! The ADU is not for rent.

This property is a non-smoking home including vapes, and if smoking is taking place in house, your entire deposit or deep cleaning charge will be used to deep clean the entire home. Smoking is fine outside with doors closed and away from open doors & windows. Filming and photography for professional purposes anywhere on property is cause for immediate eviction. Owners really are easy going and friendly and very much enjoy guests enjoying themselves. Kids are definitely encouraged to be kids while staying. Owners are mostly unfazed by noise by kids or dogs and most adults within reason. If you are coming to Burbank for business, vacation or visiting family and friends, this roomy, comfortable, and artistic home is everything in a beautiful and comfortable home you could ask for. Hotels cannot give you what this home offers in intimacy, space, privacy and price. The photos can't tell you just how great this place really is! Fully supplied and lovingly maintained. This is in a beautiful upscale neighborhood and offers a very comfortable slice of heaven. Parking on Street is safe. Owner parks car in carport with EV plugin when in town.

WHAT'S HERE: Huge 14x14' STEAMROOM with 3 ft Deep Bathtub and 3 Shower Heads "The Conference Room.". 2 Fireplaces (in Great Bedroom Upstairs and1 2-Way Granite Surround Downstairs); Professional Stainless Kitchen. The first floor has a Bathroom with Shower/Bathtub-peaceful & Zen glass tiled; Grand Room, Library, 2 Central Heating units, 1 each AC/HVAC unit (upstairs/ downstairs), Wi-Fi, TVs include: 65" TV-HDMI in Grand Room, with TVs in each of 3 bedrooms.
Child(ren) and/or your dog are very welcome. Property is doggie escape proofed. Owners had a growing puppy bloodhound Catahoula long ago that was an exquisite jumper and a pain to contain... an 8ft fence solved that! So far...no escapees and privacy unless the gate is not closed for them. The exterior pool and jacuzzi reside in this rear garden area where ADU is. The pool is 5ft at its deepest with stairs at each end. It's great for both kids and adults to enjoy themselves and cool off for Summer Fun!!! A 5 ft. safety gate may be used which surrounds the pool and spa for our youngest guests. There are no restrictions for usage of the property, pool or spa EXCEPT any commercial or private filming or unauthorized parties of any kind which is a breach of rental terms. Termination immediate. If you are bringing your dog or cat, owners must be informed and there will be a charge for not picking up. Guests are responsible for their pet's cleanup. Thank you. 1st FLOOR: Full Professional Stainless-Steel Kitchen (Elite Refrigerator, 48" Thermador Professional Double Oven/4-Burner/ Grill & Griddle with 60' Stainless Hood; a Stainless quiet Bosch Dishwasher, 2 Complete Sinks & Disposals in different areas of kitchen, all granite counter tops, Bar, 2-Way Fireplace. Bamboo Floors, Microwave, All Cooking Utensils, Dishes etc., Pots/Pans. Everything for the exotic and gourmet chef, but also a happy kitchen for a bowl of cereal and a cup of coffee. Grand Room has 2-Way Fireplace (gas or wood) with Dining & Family areas; 65' Smart Flat Screen on Wall; Library area; 1 Queen Bedroom; 1 beautiful glass tiled Zen Full Bathroom--a wonderful place to contemplate; Wood Slider Doors off Grand Room lead to back gardens where gates and walls are high enough for your dog not to escape if you're bringing one. Queen Bedroom Downstairs: TV, Closet (bathroom 5 feet away in hallway). Family Room: Leather Sofa Bed - Full/Queen. Library: Leather Sofa (no bed) for reading is a comfortable room to browse. It’s next to living room, family room and kitchen. 2nd FLOOR: Magnificent views from EVERY upstairs window, deck and 2 balconies. LG Washer & Dryer on upstairs landing and very convenient. Grand King Bedroom Suite: Tropical in design & décor. Wall switch ignition ambiance fireplace; 31' Sony XBR-Wega mounted HDTV; Kitchenette in Foyer w/Bar Sink/Disposal, Refrigerator, Dishes; 2 Fanimation Fans for cool breezes. French Doors which open to a Mediterranean-style deck showered with bougainvillea for morning sunrises and coffee. Master Bathroom: 14x14' of Tile and Glass. Within that room is a 10x10' Steam room, 3 ft Deep Bath Tub; 2 Full Shower Heads and 1 Handheld. It's so big we call it the Conference Room. The views from the large ventilated upper windows are towards the Hollywood Hills and Universal City. Breathtaking. Grand BR Closet: Walk around the closet from the Foyer into the Grand Bedroom and end up in the 3rd Bedroom/Office. (3rd bedroom accessible from hallway too). Each upstairs Bedroom has separate doors which connect to this closet. Plenty of drawers and places to hang everything. Custom shoe rack for shoes and 2 pants racks. 3rd Bedroom with Private Balcony: (Good for Office area also) This upstairs cozy and comfortable bedroom does not have its own bathroom but talk about sunset views on the Balcony accessible from this room! Wow! Walk out the glass door into this Sunroom on the 2nd story. It's an outdoor area with lighting, fan, couch, chair and privacy. Sunsets and quiet chats are no stranger to this outdoor room. It's a great space that when it rains, you don't get wet sitting there. Backyard: Outside large charcoal/propane combo BBQ with smoker & extra burner; plus an old friend—an extra propane BBQ. The Spa and 5ft deep 30' long Pool are in the back of property outside of guesthouse and for your pleasure anytime you wish. Summer Fun! *Mom/Dad info: The pool & spa is safety gated for the littlest of our guests. If your children are old enough to have the gate removed, that can be done and preferred. Owners very much enjoy kids, dogs, and adults having fun! No smoking in this home...If there's smoke...you better be on fire!!! Smoking only outside on deck, balcony with doors closed and away from open doors and windows. Smoking of any kind in home is a 15-yard penalty and your entire security deposit is at risk when entire home must be deep cleaned. Non-smoking guests coming in after you will appreciate your efforts and diligence . Please take this seriously.

Wonderful property
This is a beautiful home, with plenty of space. It is decorated well and has a fantasitc backyard with a lot of beautiful flowers and trees, and a nice in ground pool. The neighborhood is great for a morning walk. Patty was very responsive, and really made you feel welcome. I would recommend this house to everyone.

Beautiful and comfortable accommodations for our Burbank visit June 7th thru 10th. My sisters & I wished we could have stayed longer and will gladly return again. Hosts Patti & Mark were very gracious, communicative, and welcoming. We found the property description to be right on point. The house was clean & neat; beds were comfortable; we enjoyed morning coffees on the 2 balconies & outside garden patio - overall a very peaceful & warm environment. Perfect for our family visit.

Our host was very nice. Sweet lady. Master Bed was very uncomfortable! Weed floors were very noisy and squeeky. When i walk through the bedroom or halway it woke up kids and wife. Over all...not the best experience. Especially for the price. I would definitely suggest putting a new mattress in the master bedroom. Also, the linens dont smell clean. Smells stale. Again...host was very nice. Just needs some small things for a better experience

A Touch of Old Hollywood
We recently visited California for our family vacation and stayed for 4 fabulous nights. The host Patty was extremely receptive to our needs and communicative throughout our stay. The location couldn't be better and is in the heart of Burbank.The house has an old world Hollywood feel in terms of style and decor and even has a nostalgic wall in the stairwell of legendary movie and music "stars" for your viewing pleasure. A must stay!

Wonderful Burbank Experience
We were so happy we opted for the Burbank VRBO vs hotel rooms. The beds were all comfortable, the bathrooms well appointed and the living areas perfect for our family situation. We traveled from NJ for the graduation of my niece and stayed with her divorced parents. Note, 3rd bedroom needs to share bathroom inside master suite or walk downstairs. The house offered two upstairs balconies, plenty of outdoor space and lots of reading nooks on first floor. Kitchen had everything we needed (and much more!) Location was an easy walk to downtown Burbank, a quick drive to Warner Brothers studio for a great tour and easy access to Pasadena. Last but not least, Patti was gracious, helpful and unnoticed after she welcomed us, although she lives in the bungalow on the property.

We just stayed for a month at this terrific property so we could visit my daughter and her husband over the month and sightsee with them around LA. My husband and I thought we might be joined by friends and family so we booked this 3 bedroom house in a great area of Burbank. Walkable to downtown Burbank and convenient to everything we needed! Unfortunately, no one was able to join us and the space would have been perfect. Our host was responsive and helpful throughout our stay. The only downside to the trip was the weather - cold every day! - but we left just as the typical January rains began!

Rose Bowl trip
I brought the family in for a trip to the Rose Bowl and had an awesome time! Patricia is the BEST! I would give her six stars if I could in the "Communication with Property Manager" category because I put her through the ringer with my constantly changing reservation and she made it simple and seamless. An awesome house with great amenities inside and out, and perfectly located for anything you want to do in the Pasadena or Burbank area; perfect for the Observatory, the Burbank studios, etc. We'd stay again for sure!

Beautiful Home!
We really enjoyed our stay at Grinnel while our place nearby was getting renovated. The house is large with plenty of charm/character decorated all around. The rooms and yard is spacious with a chefs dream kitchen. The best part of the stay was how nice the owners were. They live in the back house on the property and are always responsive if you need anything. We hope to visit the house again in the summer!

We were looking for a place to stay while moving from San Diego for a promotion and wow is that stressful!! I had sent Patty a note about our family and from her first interaction she made us feel SO comfortable and welcome! We had the best stay, the house and backyard are great but having awesome hosts like Patty and Mark made this stay unforgettable! Small gestures like sharing cornbread that she baked or making each of our family members and pups feel like family is something I will be forever grateful for! We made lifelong friends here and had the best stay we could have ever asked for!

Excellent Welcome to Los Angeles!
When relocating from Toronto to Los Angeles, we had to find a temporary home while house hunting. We had the pleasure of spending the first few months of living in Los Angeles at Patti and Mark’s property. We picked the home as it provided the space we needed to live and work, but most importantly a comfortable home for our dog. Even before arriving, we knew that our stay would be a good one. I had some questions about the reservation, and Patti immediately called and help to resolve it. Upon our arrival, they welcomed all us and shared information about the area. They offered to help us at any time as we got settled and made us feel extremely welcome. Our pup felt very much at home the first night we got there as well. Throughout our stay, if we had any questions/requests they were quick to respond. They were very respectful of our privacy. They always made our dog feel at ease. The home offered anything we could have needed — a place to relax, be outside, prepare great meals, and generally feel at home. The yard was a great place for our dog to run around and enjoy the sunshine. Staying at Mark and Patti’s property made the transition to a new country very easy and welcoming. We consider them some of the first friends we made in LA.

Feels Like Home!
My family and I spent 4 months here. It was a wonderful property for us. Plenty of room, everything we need for cooking and of course the access to a pool for the kids. On a beautiful quiet street and close to everything you might need. The owners, Patricia and Mark, are amazing and welcoming! Anytime we needed anything they got back to us right away and we never felt as if we were being a bother. We can’t wait to come back just so we can catch up and visit with them some more! Highly recommend this property!

What can I say this place was great. Plenty of space for a family of 5. The Kitchen was supreme. We like to cook and the range and oven were next level. Hands down my favorite part. Also, the owners Mark and Patti were awesome. If anything came up l, it was addressed immediately! I would do it again!

Dream house
We spent 8 magical weeks here. The house is beautiful, spotless, interesting and supremely comfortable, and the yard and pool are perfect. Lovely neighbourhood for walks, and only a short walk to downtown Burbank. Patti and Mark were exceptionally hospitable, going well beyond what anyone could reasonably expect, and more than that became (we would like to think) great friends to us and the children. We will be back as soon as we can. In fact my only hesitation writing this review is that I don't want the house to get booked up before we organise it . . . Thank you, Patti and Mark, and until soon!

Burbank Get Away
The home was perfect for our family. Pattie and Mark were wonderful hosts and made us feel right at home. We enjoyed our conversations and "neighbor" time with them. My little sweet Skip had the run of the place even visited Pattie on his own. We celebrated my niece's sweet sixteen birthday party at the house and great time was had by all. Our family really needed this time together and this property was perfect for our stay. I highly recommend this Burbank get away.

Amazing Stay
Had a wonderful time in Patty and Mark's house. It was spacious, clean, had every amenity we needed, a great neighborhood, awesome restaurants in walking distance and the owners were quick to help us with anything, including fresh thyme for Thanksgiving dinner. Happily recommend it to anyone, especially families.

I cant summarize our whole experience in a paragraph ...I was received like family, the house was immaculate and with even more that what everyone could expect making our arrival easy and enjoyable ...I was moving to LA and Patti helped me solve and guide me like a friend, always willing to make our stay even better that already was.... The kitchen is to die for, has everything you could desire, the master bathroom is out of this planet, I had soaking baths or the jacuzzi every night, it also has a sauna that I didnt use ...the patio is awesome and squirrels and birds come daily to eat and visit making everyone smile just enjoying nature, the pool and outside jacuzzi is beautiful but the weather was not hot enough for us to use it even when it has heating...I stayed for about 50 days and they went by like a blink of an eye, now im trying to make my own place as cozy, warm and beautiful as Patti´s and Mark place...I didnt use the BBQ, but once my chilean wine arrives we will share a bottle (or two) with our new friends....Thanks for the experience..see you soon...!

The location of the house is great, on the nicest street in Burbank and a short walk to downtown. The house is on the foothills of the Virdugo Mountains. A one mile ride up takes you to spectacular walking trails and some of the best views in Los Angeles. Even closer than the trails is the Debell Golf Course, which is fun, cheap and has a good restaurant and a driving range. The house is unbelievably well appointed, which reflects how much the owners, Patti and Mark, care. They live in a guest house in the fenced-in rear of the property and are warm and gracious and generous company, but respectful of your privacy if that is what is wanted. For us and our dogs, their presence was always welcome and appreciated and accommodating. The house has an extremely high end kitchen, including a professional chef's oven with grill, not including the outside grills. The master bedroom is large, has ample walk-in closet space, and one of the nicest bathrooms one could imagine, including a large steam shower. The other two bedrooms are generously sized. A comfortable living room includes a 60 inch television with Direct TV. There are several sitting areas, all of which accommodate working with a laptop. Its hard to express how comfortable we have been here during our two month stay. We will miss being here at the house and will miss Patti and Mark. We will surely be back.

We truly enjoyed our stay! The property was clean and well stocked with everything you would need for your trip. It is a safe, quiet and very beautiful place from where you can make many trips in and around Los Angeles, for example day trips to San Diego or Joshua Tree National Park. The hosts are very nice, we would book the house again at any time.
