BBH is an incredibly versatile spacious rental with a 4BD main house and a separate 2BD in law apartment with roof-deck. Two first floor bedrooms-no steps.
SUMMER JULY-AUG 2025 full weeks run SUNDAY TO SUNDAY.
The Main house has a NEW KITCHEN, two 1st floor bedrooms and two 2nd floor bedrooms. There are full bathrooms with tubs on each floor, plus an additional 1/2 bath on 1st floor, as well as an enclosed outdoor shower in the private backyard. 1st floor bedrooms have king bed, two twin daybeds with pullout twin trundles. 2nd floor bedrooms have queen, two twins and set of twin bunk beds.
The large deck located directly off the main house kitchen is great for backyard barbecues and casual entertaining. On hot summer days, stretch out on one of our reclining cushioned loungers, or rest quietly in the shade under our dual retractable awnings. In the evenings, enjoy beautiful westward sunset views right from your own deck. Main house patio furniture comfortably seats 12+.
The attached in law apt has a separate entrance from inside the garage. It has its own living room, small kitchen, private queen bedroom, and loft bedroom with a full and a queen. There is one full bathroom with tub for the apt. And best of all, the apt has direct access to our incredible roof-deck with spectacular views.

BBH has a fabulous location just a five minute walk down a quiet side street to The Newport Resort and First / Easton's Beach, a great family beach with extensive amenities. Easy bike ride or 15 minute walk to Second / Sachuest Beach, or bike/quick drive to Third Beach. For the kids, a local elementary school expanded playground is only a quick stroll away. BBH is a five minute walk to many local restaurants (including The Atlantic Grill, Tickets sports bar, Diegos mexican, Mission burger and Flo's Clamshack), surf-bike shops, convenience store, liquor store, Clementines ice cream shop. Gem of Location & Great for Family Time
We stayed 4 nights over the holiday weekend as a large family at BBH. Everything was clean, made sense and was well appointed to ensure a good visit. The location is walking to Easton beach, with a few little gems of restaurants right there within walking distance also. For an easy no-cook night, the pizzeria was perfect right there, as well as the Italian shop. There is also a nice liqour store which was helpful, as traffic was (typically) insane in Newport for a holiday weekend. The kitchen was great at the house, appointed well with everything needed to make great meals to feed an army. Beds were all comfortable and cozy and the views from the balcony were perfection. Sara was a super amazing host, very communicative and supportive. We had a great time!

Family Fun
We had a wonderful time during our stay at Briarwood Beach House! The house was exceptionally clean, and the kitchen was very well stocked with dishes, utensils, pots, pans, etc. everything you needed. Appliances all worked well. The beds were comfortable too! The children enjoyed playing with toys and games in the house, and we all loved being so near the beaches. There are other things to do nearby besides beach activity. Many historical sites to visit. The loft apartment was great and while it had a separate entrance, it didn’t seem too disconnected from the rest of the house, and we went back-and-forth between the two easily. There were ten of us. All in all, it was a great place for a wonderful family vacation!

Host was easy to deal with. Location is perfect to Newport and all of the highlights of Newport. The house was very centrally. Located near restaurants that we could walk to. We enjoyed everything about our visit especially the cold weather. Newport is a very interesting place to visit with lots of things to do and see.

The house was everything we were looking for, a group of us were in town for the Newport race weekend. The house is spacious, very clean, well stocked and a great location. We cannot wait to go back when the weather is nicer to enjoy the rooftop deck! Sara and Lance are wonderful to work with. I would 10/10 recommend.

The house was the perfect house for a large group, with many different sitting areas and many beds/ bedrooms perfect for large families. Communication with the hosts were excellent. The location was amazing, short walk to the beach and 5 minutes from downtown Newport. 10/10 would recommend.

Hosts were exceptionally responsive; the house is very well-stocked, clean, and functional; and the location is perfect. Short walk to Middletown restaurants and First Beach, slightly longer walk to Second (suggest driving and parking to bring beach gear - ~15-20 minutes unloaded). Highly recommended!

Exactly what we were looking for!
The property was exactly as described in the listing. There were 11 of us, all family members who spend the week between Christmas and New Year’s together just relaxing and reconnecting. There was plenty of room in the house for us to play games and watch movies, but still go our separate ways when we wanted some downtime. The house was close to so many activities. We could have walked to Cliff Walk if we had been motivated. Sara was great, and just the right amount of attentive. She answered the questions I had, quickly, and was generally a pleasure to work with. We would definitely consider going back to this house. The location was great for a winter trip, it would be outstanding for a summer trip.

Great location & large space for big family
We really enjoyed our stay & would definitely stay again. The property is a 2 block walk to the beach and same distance to the local coffee/ice cream/restaurants/etc. The amount of space was perfect for our entire family (4 couples and 5 grandkids). The separate apartment provided space & comfort for our family with newborns & toddlers. The roof deck view was great for end of day drinks & allowed those with fussy kids to still feel like they were right on the beach. The house exceeded expectations. Sara & Lance were great communicators & made sure everything was in order before check in. House is well marked with rules & instructions.

I highly recommend this vacation rental to anyone looking to stay in Newport with a mid to large size group. We had three families of four that stayed. There was plenty of room. The location was excellent (a very short walk to the beach). The homeowners provided a ton of beach gear including coolers, chairs, umbrellas, toys and more. The house was clean, well-kept, and very well provisioned with kitchen essentials, movies, and more. The view from the top deck was awesome. We will definitely be booking this facility again.

Perfect for a Big Family
We stayed at the BBH for the Newport Marathon & Easter weekend. The house was perfect for our large part of 11 (which included 3 couples & 5 kids). We appreciated all of the baby equipment that the owners had ready and my kids loved the toys. The separate living spaces gave us chance to be all together without being on top of each other. The location was perfect for the marathon. I had a quick 10 minute walk to the start line of Easton Beach - I loved not having to deal with parking and shuttles. The owners are very approachable and organized. The house is well equipped and there are plenty of parking spots. Thank you for a perfect weekend!
