The Price includes:

- Zer0Dep Guarantee = You do not pay the security deposit on balance or on arrival and you have EuropAssistance coverage in case of accidental damage to the property during your stay (up to the maximum of € 1,500.00 and with the limitations provided).
- EuropAssistance insurance to cover penalties in the event of cancellation of the stay = In addition to objectively documentable and unpredictable health or work reasons at the time of booking, you can cancel and be reimbursed in case of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, your travel companion or family member; terrorist attack that hit the place of stay.
- Stay cancellation cover due to lockdown = It protects you and your travel companions in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of Covid-19 epidemic containment measures officially imposed by the Governments/competent authorities.

Podere Pisinano is a rustic Tuscan farmhouse surrounded by the centuries-old olive trees of a prosperous farm estate which produces an excellent extra virgin olive oil, at the foot of Montepulciano, an old town of Etruscan origin which, with its precious artistic and landscape heritage and with its culinary specialities, is the pride of the Val di Chiana. The house, sited on a hill, enjoys a beautiful view stretching as far as the eye can see around the surrounding valley where alternating green rows of olive trees enclose the property itself, with the ancient walls of the town standing on the south-eastern slope. The original building, dating back to the eighteenth century, has been modified over time and expanded to become, after the recent, skilful restoration done mainly with salvaged materials, a comfortable country residence, characterized externally by open-face stone walls. The interior, with the walls painted in pastel colours, the ceilings with exposed beams and the floors in natural Tuscan terracotta, is furnished simply and functionally, inspired by the colours of nature. Podere Pisinano, an exclusive holiday destination immersed in uncontaminated nature, away from prying eyes although only 5 minutes from town, is within easy reach of the many picturesque medieval villages in the area, such as Montalcino, San Quirico d'Orcia, Pienza and Cortona as well as the main art cities in Tuscany and in the neighbouring region of Umbria. Finally, for a holiday dedicated to wellness and beauty, guests cannot miss a relaxing visit to the nearby spas of Montepulciano, Bagno Vignoni and Chianciano, true natural oases surrounded by the unique landscape of the Tuscan hills.
Interior:
The house has two floors, connected both internally and externally by stairs, plus a liveable tower. The main entrance on the ground floor opens into the living area consisting of a large hall with sitting and dining area connected to the well-equipped kitchen. Both rooms have direct access through French doors to the portico with outdoor dining area. Completing the floor, in a hallway next to the sitting room, is a double bedroom (with divisible bed) and a bathroom with shower. The first floor has a living room (with access to the outside via a stone staircase), three double bedrooms, each with ensuite bathroom, two with shower and one with tub, a study with double sofa bed and another bathroom with shower. And, finally, in the tower a cosy, panoramic study/reading area has been set up. Portable air conditioning in the bedrooms.
Park:
The entire property covers an area of about 7.5 hectares, most of which are planted with olive trees. Around the house, equipped with an alarm system, is a park of 1500 square metres with large areas of lawn interspersed with the typical lush vegetation of Tuscany:cypresses, shady oaks and centuries-old olive trees. Just outside the French windows of the kitchen and living room is a large portico furnished with table, chairs and barbecue, the ideal setting for pleasant meals with friends in a quiet bucolic atmosphere. Next to the house is an outbuilding housing the laundry and a pergola with sitting area whilst a few metres away are two large areas used as parking space.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
In the park a swimming pool, open from the last Saturday in April to the first Saturday in October, is at the disposal of guests seeking moments of refreshment and relaxation as an alternative to excursions to the beautiful localities nearby. Located a few metres from the house and reached via a short paved pathway, it is south-facing and sun-kissed throughout the day, in a beautiful panoramic position overlooking the vineyards below the stunning background of Montepulciano. Rectangular in shape, it measures 5 x 15 m with a depth ranging from 0.60 m to 1.6 m. It is lined with PVC and has salt purification. The pool has a travertine border, Roman steps and both internal and external lighting. The solarium area all around is paved in part with Tuscan travertine and partly with lawn and, to ensure the guests' maximum comfort, is equipped with a gazebo, umbrellas, sunbeds, tables, and a cold-water shower.
