Take over this entire centrally located, dog friendly, 4 unit, Victorian home in a prime downtown Newport location right on Historic Spring Street. With a loft, full apartment, single room and suites all located in this building, it is a perfect place for a group stay with ample space for everyone to gather, but also offers each individual guest privacy in their own spacious bedrooms with ensuite bathrooms. 86 Spring Street is one of the best locations in Newport. You are a five minute walk to famous landmarks such as Bannisters and Bowens Wharf, Trinity and St. Mary’s Church and The Black Pearl Restaurant. Truly, you are in the heart of it all with dozens of restaurants, shops, bars and sights right outside your door.

Hop in your car for a 10 minute drive to both the Ocean Drive and Bellevue Avenue Preservation Society Mansions.

Windward Suites properties are all keyless, and instead use keypad smart locks for all of the doors for both the buildings and units. All guests will get an email the day of their stay with the codes to the doors.

Check-in time is anytime after 3:00 p.m. Check-out time is 11:00 a.m. Please be respectful of these times unless you have contacted us, as we have a cleaning crew who need the time to do a thorough job before and after all of our guests.

There are two off street parking spots which are on a first come, first serve basis. There are, however, paid public parking lots on Church Street,and also one on Clarke St. which are both just two blocks away. There is also the option of parking for free at another Windward Lot which is a ten minute walk away located off Broadway. Please contact us if you will be needing access to this lot.


86 Spring Street is a five unit building located on Historic Spring Street with two off street parking spots. There is a single room unit, two large one bedroom suites, a full two bedroom apartment, and a loft. Each unit comes equipped with coffee stations, mini fridges, microwaves, and there are washer/dryers in three of the five units. There is also a kitchenette in Unit 5 and fully stocked kitchen in Unit 4. Please see unit breakdown below for full details of sleeping accommodations.

The entire building has been recently upgraded to mini splits and all of the bathrooms have been renovated. Each unit has also been “freshened up” with new decor, window treatments, rugs and furniture. Along with the indoor accommodations, there is a rooftop deck and backyard patio offering rare outdoor space in the heart of downtown.

All of Windwards properties are professionally cleaned between guests and come outfitted in high end linens and towels.

Aside from the cleanliness of the space, it is in one of the most sought after locations in Newport. You are steps away from Thames Street, Bannisters & Bowens Wharf, and endless restaurants, bars, and shopping.

Not Worth the Price
The location of this property is fantastic and there is a good sized driveway. The property was not as advertised. There was a missing AC unit in one of the bedrooms and the third floor did not have functioning AC. There was not a single pan in the 2nd floor kitchen and the refrigerator did not work so all of our food spoiled. We also had no hot water for over 14 hours so we took cold showers. The person we dealt with Keith was rude and kept saying over and over "We never have a problem with this property" no apology no I will make it right. I left an expensive blow dryer and flat iron under the bathroom sink and no response from him. For this price you would be better off renting from an owner vs a management company that clearly doesn't care if you are satisfied. I would steer clear.
