Fantastic Newport B&B!
We had an amazing time. This far exceeded expectations for a B&B but it makes sense now that I understand the Stoneacre restaurant group is involved. It was quiet, comfortable, wonderful appointed per Newport historical tradition... amazing location.

During our stay, we learned that the bathroom was a shared bathroom. We are a family of veterinarians and dog lovers. My wife and I used the restroom during the night and noticed that the bathmat was wet. We thought that another guest must have showered. In the morning, we saw that it was indeed a dark pet urine stain on the white bathmat from the owners dogs who live on property. At breakfast, the dogs greeted us, which was adorable. We learned that the dogs stay in the small kitchen area where the food is prepared and served. We found this to be unsafe and offputting and refrained from eating there the rest of our stay. The dining and common areas are charming. The furniture in the formal sitting room is picturesque. The overall condition of the interior of the house is fair to good. The furniture in our room was not in great condition. Location is desirable, setbacks being that the property is directly across from an artillery museum and on a narrow one-way street. Because the museum transports cannons for historic events, we were unable to enter an exit the street at times, or stuck in the car as we waited for them to unload. Dining was challenging. My wife has a dairy allergy that we communicated to our server and she returned with yogurt parfaits. We were served a beautiful assortment of french pastries that were stale and had been warmed up to conceal that they were a couple of days old (also containing dairy). The breakfast area is lovely and has potential.

The room I booked did not have its own bathroom. This should be made more visible at the time of booking. $150 per night for a shared bathroom is giving a hostel vibes at not a hostel price. We were traveling from CA to RI for a wedding and needed the room available early to get ready. We were also forced to cut our trip short due to a family emergency and would not be using the second night of the stay. The day before we were supposed to arrive, I called to follow up on the two emails I had sent with no response. I began to mentioned the early check in and was getting ready to ask about the second night, when she interrupted me and said ‘the room is not going to be ready, but you can come here at noon and park’. I was a little confused and overwhelmed because I did not need to park, I needed to get ready for the wedding, I also had not finished my sentence. I explained to Nicole that if the room was not going to be ready early, and we were already coming back early I was not sure it made much sense for us to go. I asked about cancelling the entire reservation, when again I was met with an interruption where she explained to me that she was a small business owner, could not refund any of the money. She offered to give me credit for the second night, but I explained there was very little chance we would ever be back in Newport. I was again met with an interruption and the jarring statement “it sounds like you have some things to figure out".

Treat yourself!
Our hosts were exceptional! Our stay was confirmed with a personal call from the inn owner. Our room was gorgeously decorated, spacious and clean. Breakfast was included and 5 stars. We sat down to 3 course breakfast prepared by the owner/ chef. They were kind, gracious and very hospitable. Will stay again next time we come up for business.

Disappointing ending to an otherwise nice vacation. Pleasant enough place, with recently renovated rooms and delicious breakfast. However, a billing discrepancy soured the trip. After booking a two night stay via Expedia, I requested to stay another night by directly contacting the inn. Prior to arrival, I received a Grand Total invoice from the inn, accounting for three nights and pet fee. Upon departure, we agreed the inn would email an electronic payment link for the balance due, subtracting the amount I paid to Expedia from the Grand Total invoice. Unfortunately, this is when the good times and graciousness ended. Seeing that the balance due was significantly greater than the Grand Total minus my Expedia payment, I inquired. The inn pointed out that the amount they receive from Expedia bookings is less than the full amount guests pay due to Expedia commission. I pointed out that this revenue loss is part of the inn’s cost of doing business with Expedia and not a guest's obligation to pay. Instead, since I booked the third night directly, it offered the inn the opportunity to pass their revenue lost to Expedia on to me, as the amount of billing overage in question exactly equaled the revenue Expedia kept. After two unpleasant, rushed and condescending conversations with the innkeeper, I took the high road and paid her bill. At one point, she asked if I wanted a free night to get this wrapped up and done with because she didn’t have time for my concerns…I think not.
