Excessive guest count or excessive noise will not be tolerated. Very exclusive neighborhood and closely monitored. Please be advised of rules before booking as we have systems in place to immediately detect and shut down large group gatherings. If this happens you will be forced to leave and no refund will be given. Guest count and list of names will be required to book along with matching picture ID shown at gate. We want you to relax, have fun and enjoy yourself of course… but these policies are necessary due to the popular trend of pay per attendance “mansion parties “.

Bedroom 1: King Bed / Bedroom 2: King Bed / Bedroom 3: King Bed / Bedroom 4: King Bed / Bedroom 5: Queen Bed / Bedroom 6: Queen Bed and triple full size bunk along with 3 twin rollaway beds. We also have a pack and play for the little one.

INDOOR LIVING: Smart TV’s, pool table, ping-pong table, pop a shot, arcade games, gaming table, gas fireplaces, baby grand piano, en-suites, jetted tub, walk-in closet, and board games.

OUTDOOR LIVING: Gas grill, outdoor dining areas, balconies, gas fire pit, umbrellas, lounge chairs, putting green, trampoline, playground, pool, hot tub, corn hole and fountains.

KITCHEN: Fully equipped with central island, breakfast bar with seating, Keurig coffee maker, coffee grinder, toaster, blender, crockpot, spices, cooking basics, dishware/flatware, two refrigerators, highchair etc.

GENERAL: Central Air conditioning and heating, washer/dryer, detergent, linens and towels, hairdryer, hangers, ceiling fans, iron/board, trash bags and paper towels etc.

SUITABILITY: 7 steps required to enter, 2 story, bedroom and bathroom on main floor, 5 exterior security cameras facing out, pet friendly with paid fee ( pre-trip), optional daily pool heat fee ( paid pre-trip, applied to entire stay and with at least 2 days notice since pool is very large it takes this long to heat comfortably). Pool temperature would be approximately 85 degrees when heated.
PARKING: Driveway suitable for 5-7 cars max.

- No smoking of anything anywhere on property ( indoor or outdoor) If signs of smoking is discovered, the guests automatically authorize us to charge a $500 fee for the
additional cleaning required.

- No events, parties, or large gatherings. No Dj’s hired/ outdoor music after 10pm or live bands allowed

- Must be at least 28 years old to book

- Additional fees and taxes may apply if house rules broken

- Photo ID will be required upon check-in. No access given to house without ID matching info used to book

- Do not tamper with pool/ spa equipment. The pool equipment is managed remotely (wireless). It’s a complicated system and could be damaged if not done correctly.

- No weapons allowed on property

- Cancellation for breaking rules will result in a loss of all rents paid

- If internet goes out, we will send someone to check on it. Internet must stay plugged in.

- After booking you will be required to send us: your home address and phone number( may be used in a background check) a clear photo of yourself holding your government issued ID and a guest list of all who will be on the property.
We are now implementing the Arizona laws passed recently to screen guests and protect all guests/ home owners involved.

-The person booking the reservation must be the same name on the credit card and will also need to be the first to arrive to meet our property manager. Access to home will NOT be given if all do not match.

-We reserve the right at all times to ask you to leave if you are breaking house rules. We also have the right to use any force or means necessary. Any charges incurred from you not leaving if asked you, will also be your responsibility including additional security companies used, tow trucks, or any fines added by the City of Carefree or Maricopa County Sheriff’s office.

- NOTE: Your safety matters. This property features a Ring Doorbell device and 5 other exterior security cameras. The cameras do not look into any interior spaces or the pool and hot tub. We have also added the Noiseaware system to the house. This does not listen to your conversations it only the detects the level of noise with decibels.

- NOTE: There is an optional daily pool heat fee of $100 (+ fees & taxes, paid pre-trip, applied to entire stay)

Please note: during the April and May months we have excessive tree ( flower) shedding. We have a bottle brush tree which is gorgeous but drops its flowers during these months. No amount of blowing or cleaning can handle it all. Please expect red flower debris on pool decks, furniture and just spread all over outdoors. It’s actually “pretty clumps of Flowers” but to some may appear messy. Also please take special note of the monsoon season months June -Sept (give or take) and you may see little black beetles or excessive ants even scorpions at times. These are just part of AZ nature and can’t be stopped. The beetles are harmless and die within 24 hours but they can get inside homes very easily. The ants tend to hang around the pool areas and scorpions well they go wherever they want. The beetles and ants are abundant during monsoon season due to the moisture. We do have pest control, but nothing can stop all creatures. Our home being in AZ will never be “perfect” due to the sun and all elements but we try to keep it as perfect as we can for your enjoyment. There will always be birds flying over our patio furniture and wind blowing with some dust outside. It is the desert. (Haha) Thanks for understanding. We also keep a blower in the garage and pool net for in between our weekly vendor cleanings if you arrive and find more debris than you’d like. Typically we have 3 sets of hired hands check the property inside and out right before your arrival to fix anything of nature causing but still, with foliage / birds nearby it can accumulate again within hours. If you arrive and find it in any way out of this shape beyond normal small infractions please let us know within 1 hour of arrival so we can try to rectify the situation. We do take great pride of handling issues as quickly as possible.

Per City of Carefree:
• All Dwelling units, including Vacation Rentals and Short-term rentals shall have a maximum single-family size of 6 adults 18 years of age and older (and their related dependent children under the age of 18 years).
• Non-residential uses, including retail, restaurant, banquet space, event center, or other similar use is prohibited.

- NOTE: The property requires stairs and may be difficult for guests with limited mobility

No parking on the street.

The neighborhood is very upscale and quiet. Please do not park on the street. No parties or loud music that could bother neighbors. Please keep it respectful and peaceful to enable us to maintain our relationships with neighbors. Thank you!

Please note: the pool is very large, so if you are adding the pool heat fee we need 2 days notice before arrival to reach the correct temperature ( average 80-85) in order to swim. Also, there are no safety fences or gates around pool or hot tub. Hot tub does have a cover. Anyone unable to properly swim will need to be closely monitored. No lifeguards on duty at any time.
There will be a binder on the counter full of info also I will send you a detailed email before arrival. Check in is 4:00 pm and check out is 10:00 am.
