We are not for everyone and that’s okay!!! Please don’t book with us unless you’re seeking a nature retreat!!

Welcome to Rain Frog Ranch!
We hope that you create wonderful memories here and connect with Wild Florida. In this booklet, you’ll find the house rules that have been put in place for your safety as well as ours and the conservation. Please don't book with us unless you are confident that you and all of your guests can comply with these rules. We truly appreciate your cooperation and understanding!
Please note that adhering to these rules is a requirement of the terms and conditions of our rental agreement.
We reserve the right to evict any guests or visitors who refuse to follow these house rules. The violation of house rules may result in other fees.
House Rules:
General requirements:
Parking: is available in front of the cabin, leaving space for the drivethrough. Another parking option is available in front of the barn paddocks. There is a turn around area with space for boat and trailer parking.
1 RV hook up: is available for an additional fee.
Livestock paddock/stall: available for an additional fee.
Check-in time: 4:00 p.m.
Check-out time: 11:00 a.m.
Keys:A $25.00 fee will be added to your booking for lost or stolen keys, & add’tl guest
WiFi Password: Is located on the white board by the sink in the kitchen.
Please show consideration to other species in the neighborhood. This is a working equine facility with occasional activity.
Visitors & Noise:
No unregistered guests or visitors are allowed.
The maximum property capacity is 8 people. We are working on the master bedroom and bathroom so in the near future this will be a 3/2 cabin that will accommodate 07. That door is locked and secured from guests.
Queen Size Blowup Mattress: In grey bedroom closet with bedding and pillows.
Disruptive parties and gatherings are strictly prohibited.
Please be considerate of the conservation and herd of equines, as well as other animals. Quiet time is from 11p.m. till 7a.m. Please refrain from making disruptive noises during that time.
Child Safety: Please keep children attended by an adult at all times. Parents are fully responsible for their children's safety at all times.
Pets: Up to date and well behaved pets are permitted in the house. Please clean up after your pet and keep them off furniture. There is a chainlink fence in the backyard with a dog house, as well as a medium sized dog door going inside the cabin from the back door. Please make sure that pets are on a leash if outside the cabin or fenced in area. There are coyotes/predatory animals and a donkey on the ranch. Please pickup up after your pets or you will be charged an additional cleaning fee.
There are barn/working cats that roam the ranch property. Please be respectful of them and do not feed them please.
Equines: We would love to introduce you to our herd and let you feed them treats. However, you must sign a liability waiver and be supervised before interacting with the equines. Just reach out to Gretchen. If you ever see an animal in distress or loose from an enclosure please call Gretchen ASAP
SMOKING OUTSIDE ONLY: Butts must be disposed of correctly in the ashtrays provided and not littered on the property grounds. Failure to adhere to this rule will result in a deduction from the security deposit or additional fee. Do not throw butts down on the ground or in the conservation.
Please keep in mind that the property is connected to over 1,600 acres of conservation. No broken glass, burning plastic, littering, or disrupting the natural landscape. Leave it as you found it!
Damages & Breakages: Any damage and malfunction must be reported to the host as soon as possible so that we can repair or replace. To avoid damage it is prohibited to move furniture without prior consent. Also, the bath towels may not leave the property(going to the beach). In the property there are other towels for recreation available in the laundry room. The cost of any damages or breakages caused by negligence may be deducted from your security deposit or add an additional fee.
Cleaning & Maintenance: Make sure all dishes are cleaned and put away, leaving the cabin as you found it. Dirty towels and stripped bedding can be left on the floor in the laundry room please. Put garbage and recycling in their specified containers out back by the fence. Not adhereing to these steps will cost guest an additional fee.
There is a pantry with cleaning supplies and vacuums if needed for light cleaning located in the laundry room.
Laundry Room- Brand New Samsung Washer & Dryer.
Security: Whenever guests leave the property it is their responsibility to ensure that windows and doors are securely closed to maintain safety and prevent rain damage. Guests will have to turn off lights, fans, and electronic devices when they are not needed. Guest will blow out candles/tiki torches when unattended(inside & outside).
Hot Tub: Please use the outdoor shower before entering the hot tub. The outdoor shower has hot water. The hot tub can be used during your stay. Please use the hot tub area according to the safety rules. Do not use any glassware in or around the area. Please keep children attended by an adult at all times.
Smoking is not allowed inside the hot tub.
Fire Pit: Please ensure the fire is properly contained and supervised at all times.
No eating or drinking in bedrooms because of bugs.
Outdoor Shower: Includes hot water.
Propane Grill: The grill is available for guests use. There may be a propane tank with fuel on the grill. If not, the tank can be refilled at gas stations a mile away in either direction off Hwy 60. Grill utensils must be cleaned and everything put back the way you found it, or there will be additional fees.
Television: There is a large flat screen tv in the living room with a DVD player and several DVDs available to watch. The gray bedroom has a DVD player and additional DVDs. Both bedrooms have a mounted flat screen tv. All 3 televisions are connected to FireStick by remote.
Electronics-Additional Recreational Items: Giant Jenga, Karaoke Machine, Corn Hole, and a Butterfly Kite are in the closet in the gray bedroom to the left of the bathroom. All items available for your use. Please return all items as they were when you found them. Please do not leave items outside over night due to the moisture in the air. Welcome to Florida!
Kayaks: 2 Kayaks available with life jackets and paddles. Use at your own risk. There is Lake Medard in the park our property is connected to. Plus several additional locations that we'd be happy to share with you.
Family/Baby Items: Playpen with additional bassinet attachment and a three wheel stroller are in the closet in the beige bedroom to the right of the bathroom. High chair is in the living room next to the saddle. All items are available for guest use. Please return all items as they were when you found them. Please do not leave items outside over night due to the moisture in the air. Welcome to Florida!
Nature Walk: There is a butterfly garden, bird house, and owl box that all have individual species identification signs. Please be sure to check the mulberry tree for mulberries and walk around the pond(under construction) and check out all of the species that we love and appreciate out here on Rain Frog Lane.
Merlin App- iNaturalist App: We recommend that you download and use both Apps while visiting the ranch! You will be amazed at the amount of birds and wildlife there is out here in Wild Florida!
Bugs/Nature: Please be aware that the property has a lot of bugs and wildlife. We are a wildlife habitat connected to conservation so there could be anything from caterpillars, snakes, coyotes, eagles, and the super rare panther and bear sighting!
Water, coffee pot, and facilities: We are on well water that is very hard. We have a water softner system. However, please only use filtered water in the coffee pot. Please do not flush anything down the toilet except for toilet paper. The cabin is on a septic system.
Check out: Please make sure all dishes are cleaned and put away, leaving the cabin as you found it. Dirty towels and stripped bedding can be left on the floor in the laundry room. Please put garbage and recycling in their specified containers out back by the fence. Turn off any electronics and make sure all candles/tiki torches/fire pit etc. are out when you leave the house. Before checkout make sure the above is completed as well as your pet(s) being cleaned up after, alternatively, an additional cleaning fee will be added to your booking.
Sunrise/Sunset: Please be sure to go outside and look up at dusk or dawn. Because of the 700-acre reservoir in the conservation area, there are a lot of varying species of birds that fly over to roost at night in the trees surrounding the reservoir. We saw flamingos fly over three times last year!
Lightning bugs: Please look out for the lightning bugs in the summer months! We have them out here on Rain Frog Ranch!
