Home along scenic AIA and close to both Vilano Beach and Ponte Vedra, Florida. Situated in South Ponte Vedra Beach, a sought after vacation destination! Host will check in the registered guest(s) with photo ID, do quick tour, show how to, connect fast WiFi, amenities and rental agreement to sign and acceptance of condition at check in. Once signed no refunds or discounts will be given. Rental agreement complies with Florida law. We provide treats/surprises upon check in, coffee/tea service, offer a few optional breakfast starters, rental agreement to sign with govt issued photo ID present only. 3-4 vehicles max on property. No third party booking ever permitted. No business events, parties or unregistered guests on property. Report any damages or broken items immediately. No fire/smoking or fireworks on property/beach allowed, We share local activities, events and interests, places to see fireworks on holidays. All guests or service animals (no pets ever allowed) will be acknowledged on the rental agreement per state park/county requirements and to follow local and state laws. Animal Addendum will be added to the agreement to note local animal laws for dunes, state park and property, animal never left unattended. No ESA animals,. Security Cameras on property. Fees will apply for breaking rules. Registered Guest required to contact host for any issues to resolve quickly and host/repair tech has legal right to enter property to address issues, safety concerns with notice. Host prefer guest present for any repair. guest/guest group holds homeowner harmless of injury, harm, liabilities understanding he/she stays at her own risk. Should Guests be fined or cause fines they will be charged from deposit (ie harm to dunes, turtles, parking, property or neighbors properties, fire, or breaking any local or state laws). Guests stay at his/ her own risk. If added bugs (ie food or drinks in bedrooms, doors left open) or repair trips determined to be guest negligence, trip fees will be charged directly guests from security deposit. Some Noted items are starters only, using all owners items up will result in extras fees to guest to replace. Furniture and furnishings may not be rearranged. Put back items where it was at check in. Extra cleaning fees may apply if excess damage. As we are located in a nature preserve, Guana Park, there are a variety of animals that could rarely cross AIA to ocean, some potentially dangerous.

Our property is located in a tropical climate zone. It is possible, but not likely, to see snakes, lizards, exotic reptiles, vermin, iguanas, raccoons, ferile cats, alligators, non-native primates, and other wild animals, as well as all kinds of bugs, including, but not limited to, ants, gnats, bees, palmetto bugs, roaches, etc. on the property. We have excellent pest control and rarely ever see critters, but ask guests to use caution during his/her stay.
