Great house but needs TLC
13 of us stayed here for 5 nights over new year and we did have a great time. The location is perfect and the house is a great size. However, it does need updating and some redecorating. The carpet on the stairs and in the hallway looks new, but the rugs everywhere else are all past their best. The wooden floors could all do with a polish. The bathrooms were clean, except the tops of the tiles, but also need updating. Some of the furniture has seen better days. All the cups and glasses are old, mismatched and tatty. It wouldn't cost much to update those. Also the bathmats and hand towels that are provided and really old. The toilet brushes could also do with replacing, especially the one on the 1st floor. It's manky! We did have a good time; it's just a shame that the house is so tired. I noticed that there are lots of similar comments in the visitors book, going way back, but unfortunately the owner hasn't seemed to take anything onboard. We have booked other properties in the past and unfortunately, for the money we have paid, we did not think the house warranted the fee.

On the whole the house worked well for us but it is typical of many Southwold holiday homes where location is king so nobody tries very hard regarding modern fixtures and fittings, furniture or central heating.
