Property exactly as listed. Room was clean and everything worked. I had to get in much later than the check in time but someone in my group was there earlier. I communicated with the staff through expeidia and they allowed her to check in. They were accommodating and promptly responded. The area around the station is not great but easy access to metro or walking to most of the city. Overall solid.

Had a fantastic stay at Roman Terrace, perfect location for dropping cases off and getting out and about Rome. Some really good restaurants within a couple of minutes walk. When travelling with a 5 month old baby this hotel provided everything we needed including comfortable cot and microwave. We all thoroughly enjoyed our stay and the roof terrace was an added bonus. Bedrooms were a little rough round the edges but the bathroom was modern and the whole place was spotless and smelled lovely.

Stayed here two nights after a Med cruise. Location was great 5 min from Roma Termini. Tram on street was noisy but seemed to stop running through the night so not an issue for sleeping. There were hairs on the bathroom floor so cleanliness was average.

Great Apartment beside Termini Station
Great apartment, comfortable and well equipped. Located beside the train station and within a 5 minute walk. Easy to get in and much better than expected. Definitely recommended.

Roman Terrace is extremely convenient to the Termini station and to the spot where we had to meet for a bus tour.; Right next door is a small shop is open early and was perfect for grabbing cappos on the go in the morning before the bus trip

The rooms were clean and the bed was comfortable, the bathroom needed some updating. Kitchen was equipped enough for your quick needs. It was a bit noisy because there's a tram that goes right infront of the property, and the restaurants make noise when disposing their bottles. The most useful part for us was the beautifully groomed terrace which was a piece of heaven. We were a group of 9 and the terrace was a great place to sit and grab our morning coffee, or grab some wine and unwind at the end of the day. In one word all in all we enjoyed our stay and would go back in a heartbeat.

Spent 2 nights here on a solo trip. Conveniently located right by the train station. Perfect if you are happy going without room service and 24/7 front desk support. It was nice to not have to pay for these things and I do not need them. Easy Self check in. You get your own bathroom. Floor was very quiet. Beautiful terrace to go and sit on.

The room is big, spacious and clean, the staff (the guy who is there from 8-16h) is friendly and helpful. The only thing that is negative is surrounding noise (turistic area, traffic...) and it can be difficult to fall asleep if you have windows open.

Fantastic terrace, our room did not get cleaned on our second last day, and we reported it and nothing was done about it. Not a nice way to end a very nice stay.

BAIT AND SWITCH PROPERTY - BEWARE This property was booked, upon my arrival, I was informed that they “overbooked”, but would re-accommodate me in another property they owned. When I asked the property name they told me it would be the Hotel Espana. When I looked up the new accommodation, it had terrible reviews and was a 20 minute walk from Roman Terrace, they never offered to provide transportation. The front desk woman just said “oh yes it is a bit far to walk with your things.” I booked the Roman Terrace based on its proximity to Termini station. I declined the re-accommodation and asked for a receipt for my refund and was told I needed to contact Expedia. I also looked for new accommodation and found the Roman Terrace was listed for $402 USD (nearly 3x what I paid), when I asked about this, the front desk told me that it was a mistake and anyone who purchased that room, the hotel would be in the same predicament and would have to cancel their reservation. When I called Expedia for a refund I was told they would have to contact the hotel, even though the hotel sent me an email right before my arrival via Expedia’s interface saying they overbooked and would find me alternate (equivalent) accommodation. I was given the run around and the hotel said I attempted to “change or cancel” my reservation in person. The Roman terrace regularly sells a room only to bait and switch tired travelers at the last minute hoping out of desperation you will fall for it - BEWARE.

Spotless room and close to the train station
This hotel was spotlessly clean with a good sized bedroom and bathroom. We had a superior room that had it's own access onto a roof terrace which was a lovely place to sit and relax after a hard day's sight seeing. The roof terrace can also be used by other hotel occupants via the main door onto the roof terrace. The hotel is close to the train station for those arriving by train and has good access to the metro/bus/tram network. The hotel is about 30 mins walk away from the Coleseum. The staff are very eager to make sure your stay is a happy one, they sent several emails before we arrived to ensure we knew where to go and to confirm room preference. I definitely would go back to this hotel.

Nice hotel near the train station
Room was clean but the shower head for room 3 was very filthy with some sort of fungus growing. Only pro is that it is a 5 min walk to the train station and can easily access hop-on hop-off buses there.
