Peace and tranquillity, in a secluded valley yet within minutes of restaurants, a medieval village and the shops. Everything you could hope for from a traditional Umbrian farmhouse, combined with all the facilities of contemporary living.

A thirteen meter swimming pool looks out over sunflower fields and olive groves to the mountains of the Marche in the distance. The pool is fenced for your children's safety. Combined with an adventure playground, home cinema, broadband internet it's the perfect family holiday destination.

The house has 5 bedrooms and 3 shower/bathrooms. A large 49 square meter barrel vaulted sitting room with grand piano and French doors to the garden. A real chef's kitchen with 5 burner Smeg, twin fridges, multitude of appliances, pasta maker, Magimix, microwave, blender, wok, masses of pots pans and kitchen utensils.

We have wireless internet via a 4G LTE router which normally gives around 10mbs down and 3mbs up.(speeds can vary). The bedrooms each have individual self-contained air conditioning units and there are also two further portable free-standing units.

The house is set in a hectare of land with walnut, olive and fruit trees providing plenty of shade from the Umbrian sun. A small river runs through the valley which is brimming with wildlife, birds, butterflies and even the odd porcupine.

Our house is a typical Italian country farmhouse, renovated 20 years ago. It has all the charm of a rural Italian property.

Summer holiday 2024
We had a lovely summer holiday here. The property was as described, set in a peaceful rural location which was exactly what we were looking for, but only a 5 minute drive to the local village. The house was very clean upon arrival and well equipped. The welcome pack was a nice touch. There is a large garden at the property with lovely views. There was a table tennis table, swimming pool and play equipment for the kids. The pool was a good size for a larger group. There was a problem with the pool filter during our stay which was immediately dealt with by the host once brought to their attention. The host has also gone above and beyond to return an item that my son left at the property which we are extremely grateful to them for. All in all we had a wonderful stay here.

Peaceful relaxing trip with family
We had a lovely stay, the house and surrounding scenery are beautiful. The kitchen and living rooms are well equipped, and the kids had a blast in the pool. Short drive to a nice coffee shop, small supermarket and the city square in San Gemini. The hosts were very responsive and helpful. We wish we could have stayed longer!

Phenomenal property with great owners!
The landlords could not be better to work with and the property is a beautiful, simple country house in San Gemini's outskirts. WE LOVED IT! It is a very charming, classic home with a nicely renovated kitchen with a dishwasher and clothing washer. The bedrooms are fine and all have good air conditioning units. It is a very secluded property with the most beautiful patio for sitting and relaxing or outdoor dining. The only real drawback is the road to the property which is in terrible condition - it is not paved after the initial point - and has at least a dozen serious potholes. You have to learn to navigate them. The owners were tremendous- always responsive and helpful and truly lovely people. I cannot recommend this property enough.

Comfortable house in lovely location
Our family group (including grandparents and seven-year-olds) spent a relaxing two weeks at 'Casanova' during August. The online information is accurate and the house had everything we needed. We particularly enjoyed: the wonderful pool, the terrace with lovely views of the surrounding countryside; the grand piano in the very large and thankfully cool living room; the practical kitchen; the plentiful outdoor space (with ping pong); watching bats fly around the garden at sunset. The local town of San Gemini is close (less than 10 mins by car; would be faster if the road wasn't so bumpy!), and is charming. Further afield there are beautiful Umbrian hill-top towns and villages to visit (e.g. Amelia, Orvieto, Todi). Everyone enjoyed themselves, and we would be very happy to return.

Ideal family retreat that was spacious, rustic and had a great pool
For a party of 9 (4 adults and 5 kids) we found the space both inside and outside superb. The local medieval towns and villages provided all we needed for supplies whilst Terni train station (10 mins from villa) gave us an easy 50 minute train ride into Rome. The internals of the property were good. The kitchen large and ample enough to cook for 9 with the loggia having seats and dining for easily over 10. We ate outside every evening. It is worth noting that the kitchen was well appointed with large cooker, two fridge freezers (food & wine), more pots, plates and cups than a professional cooks kitchen and a really useful central island. The pool was excellent but also a little disappointing too. The tiling round the pool needs urgent attention. With cracks and lifted tiles it was at times unsafe and gave for precarious steps being taken. The owner was aware of the need to fix and I do expect this would be resolved to the same good standards as shown elsewhere. The actual pool was amazing and never below 27 degrees and caught the sun all day. The views were also great and was a lovely spot to soak up the sun and drink a wine or two! The wildlife was abundant; lizards, small frogs, foxes, and yes mosquitos. There were some local dogs which visited the villa at times looking for food and even took to sleeping under the loggia at night. These never posed a real issue other than the occasional barking at night which did disturb some of the party. There were masses of things for us and the kids to do. The star gazing with the telescope was amazing, table tennis awesome, badminton great fun, loads of board games, DVDs, books and more. Overall we would certainly recommend for a large family this property. We also would return if we didn't enjoy choosing different villas each year. It was a great holiday in a great location.

What a lovely place!
We had a great two weeks in this villa - loads of space inside and a wonderful pool. It's a great "get away from it all" villa if you want peace and quiet, but it's still only about 10 minutes drive to the town and several restaurants if you want to go out.... Very helpful owners just a text away if needed. Highly recommended!

Wish I Could Keep To Myself!!!!!!
I would love to keep Casanova and San Gemini all to myself however it is just to special not to share! Emma was a delight to work with, very quick to respond from my initial contact through our stay and even after departure. The house and setting are BEAUTIFUL! You will have everything you need. Kitchen is awesome, more room than you will know what to do with, pool, washer, dish washer etc..... etc..... There is tons of info on Italy, Umbria and the local area. This was our first visit to Italy and our expectations were exceeded!

Homely and spacious property with excellent facilities
My family and I enjoyed a fun and relaxing week in Umbria at this beautiful country house. The interior was spacious and well stocked with everything you'd need for a relaxing holiday. The two toddlers were well provided for as well, which saved us bringing a lot of additional luggage. The exterior was beautiful. A well maintained pool, play area and outdoor eating space kept us all entertained. Emma was quick to respond to our little queries and questions. This is a great find. I wouldn't hesitate to recommend this to others.

Secluded large family house, Relaxing loggia, wonderful pool, fascinating nature, lovely open views.
Casanova, a wonderful house to relax in and step away from the hectic pace of life in London. It is a real home from home. The owner Emma is so very helpful - nothing was too much trouble and she responded quickly to any queries we had. She and Guy have really thought of everything at Casanova so we could relax fully on holiday! We appreciated the well equipped kitchen, a drinks fridge for the hot weather, the large loggia with pretty lights strung up for the evening, a huge table for eating outside which we loved. We enjoyed family games nights in and out. We spent many days in the large pool complete with a selection of inflatables which were provided. We had wacky races in the pool, handstand and diving competitions with our 3,6,9,12 and 15 year old. We had table football tournaments many evenings,and my dad and I enjoyed the grand piano too. The boys played basketball and if it had been cooler would have used the bikes. There are colourful sunflower fields and olive trees all around. There are great places to eat just a 5-10 min drive away. The beds in the rooms are comfortable, the bedding pretty, the showers were powerful too! We had many fascinating encounters with nature in the garden: holding a baby lizard which we found near the pool, pretty butterflies, a toad, a giant grass hopper, swallows, baby ladybirds, waking to the sound of birdsong, an abundance of fireflies which delighted us in the evenings, beautiful clear nights and thousands of stars to behold. There a several good places to eat nearby, a smaller supermarket 10 mins away, and the very interesting Cospea supermarket in Terni. From San Gemini, we visited many interesting places too. Our favourites were Narni from which CS Lewis named Narnia, the beautiful town of Spoleto, amazing Roman ruins at Carsulae, Orvieto, 2 very doable day trips to Rome by train from Orte, a water park south of lake Trasimeno, the Marmore falls, Assisi. We spent three memorable, fun and relaxing weeks at Casanova. This is a perfect family holiday retreat if you want to get away from it all and experience the real Umbria. Selfishly, I would love Casanova to remain a well kept secret but it is a place to be shared. We would have happily spent another 3 weeks here! We will certainly return.

Great property and location
The property is great and big enough for a family of 6 (4 kids). Location of the property is very nice. Secluded and easy to reach. Last part of the road is not paved, but not a problem at all. Check in is with a key box. Very handy. Good pdf with manual of the house. Wi-Fi works. Daytrip to city of Rome by train from Terni is very nice. The pool lights did not work. In this area it is dark around 20:15 hours. Kids could not swim in the evening, since there also were no outside lights in the garden near the pool. We contacted the owners directly, but unfortunately nobody came to fix the lights. In the fuse box there was tape around the light switch, so probably this was a long-standing defect. Airconditioning in all rooms. Works a little bit. There is no drainage of the airco-water to outside, so you need to empty every airco every couple of hours, also in the night, otherwise it will not cool.

Wundervoll gelegenes altes Haus mit Charm
Wir haben eine wundervolle Woche verbracht. Das Haus und der Garten sind idyllisch. Der Pool ist herrlich. Für unseren Geschmack, war das Haus etwas zu voll an Gegenständen, von denen einige nicht mehr in gutem Zustand waren (Gartenliegen, Kochtöpfe, Stühle....).

Tolles Haus für einen Urlaub in Umbrien
Wir haben mit zwei Familien (Erwachsene und Teenager) zwei Wochen im Haus verbracht und es außerordentlich genossen. Es hat genau unseren Bedarf getroffen und entsprach vollständig der Beschreibung. Es gab mehr als genug Platz für alle, einen tollen Pool, eine umfangreich ausgestattete Küche und eine wunderbare Terrasse zum gemeinsamen Essen oder das Glas Wein am Abend. Das Haus liegt sehr ruhig und ist der ideale Ausgangspunkt für Ziele in Umbrien. Auch Rom haben wir von Terni aus mit dem Zug besucht. Emma und Guy waren bei allen Anliegen immer super hilfreich.

Magnifique propriété au calme absolu
Après avoir silloné la Toscane pendant des années, j'ai découvert l'OMBRIE qui est tout aussi belle !!! La région est magnifique avec beaucoup de choses à visiter: Assises, Spoleto, Orvieto, Todi, Narni, Perouse et Civita di Bagnoregio. N'hésitez pas non plus à aller a Bolsena et manger au bord du lac (La Trattoria da Giggeto est une merveille). Rome n'est qu'à une heure et vous tendra les mains aussi. Au niveau de la maison, elle est parfaite si vous cherchez le calme absolu dans un endroit un peu retrié de la ville, le premier village se situe à 3 ou 4 km et vous y trouverez tout ce que vous avez besoin. Le boulanger (près du Conad - suivez les indications) vous apportera même le pain tous les matins à domicile et ses pizzas sont délicieuses ! Points positifs: - Maison bien tenue, spacieuse et bien agencée. - Piscine est à 50 m de la maison ce qui vous permet de faire une sieste pendant que les enfants continuent à jouer. - Propriétaire répond très vite à vos mails et très gentille. - Grande piscine de 13 m (avec 2 m de profondeur par endroit) - Magnifique vues et maison au calme absolu (mais proche de l'autroroute +/- 10 minutes) Points d'amélioration: - Les alentours de la piscine nécessiteraient un entretien (couper quelques branches pour garantir plus de soleil l'après-midi à la piscine) et le placement d'une petite douche. - Pas d'air condionné : Ce qui peut etre compliqué lors des grosses chaleurs (mais le placement serait bientot prévu - a confirmer)

Fantastisch!
In een prachtige omgeving hebben wij enorm genoten van ons verblijf in het landhuis Casanova. Compleet en van gemakken voorzien, fijne (ook schaduwrijke) zitplekken, ruim opgezet, veel groen, charmante/ gezellige inrichting en schoon. Goede service en contact met eigenaren, supermarkt op 5 min rijden. Leuke plaatsjes iets verder rijden (circa 45-60 minuten). Niet erg toeristisch, vriendelijke mensen.
