We love hosting guests in our home. Please note that there is a family living on the other side of the house. They won't disturb you during your stay and we ask that you respect their privacy as well. Please follow our quiet hours of 10 pm-8 am.

Under no circumstances do we allow smoking of any kind in the apartment or on the property.

Please note: this home does not have a full kitchen. We do have a small kitchenette with a mini fridge, microwave, toaster oven, and coffee maker. We also supply dishes, cups, and utensils.
While check-in is completely contactless, help is available 24/7 and is just a phone call away! You will receive check-in instructions 5 days prior to your stay. Please don't hesitate to reach out for anything you may need. There is a family that lives on the other side of the house. We ask that you be courteous and respectful of their privacy and they will do the same for you!
This home is in a rural part of the NH Lakes Region. We are within 30 minutes of many amenities, but the home is situated in a quiet area. You'll be able to enjoy the quiet, country life, while still being close enough to many of the areas most popular attractions including both Lake Winnisquam and Lake Winnipesaukee, Weirs Beach, and several ski resorts.
You'll have full access to the apartment in front of the main house. This includes the area right in front of the house, the patio area right next to the apartment, and the apartment itself. All other areas are used by the family living on the other side of the house.
Welcome to our cozy apartment in the Lakes Region! Located directly on an idyllic New England farm, you'll be surrounded by open fields, beautiful tree lines, and our lovely sheep and chickens. Our home has 2 bedrooms, 1 bathroom, and we can comfortably sleep 8 people. This home is perfect for a romantic getaway, a small family vacation, or a group of friends looking to enjoy the surrounding amenities. Sanbornton is centered in the Lakes Region part of New Hampshire and is surrounded by several lakes, with the largest being Winnisquam and Winnipesaukee.

Our home is perfectly situated for enjoying the outdoors at any time of year. In the summer, we are just a mile away from Sanbornton Town Beach, a sandy beach right on Lake Winnisquam. We're also a 6 minute drive from Winnisquam Marine, which provides boat rentals for both Lake Winnisquam and Lake Winnipesaukee. Laconia, known for restaurants and shopping, is just a short 13 minute drive and Weirs Beach is only 25 minutes from the property, which has another sandy beach, as well as a boardwalk, arcades, wonderful eateries, go karts, and more! Of course, you're welcome to enjoy a staycation on the farm and enjoy that classic New England rural experience.

Things don't slow down in the winter! Our home is surrounded by many excellent ski mountains. Gunstock Mountain is 23 minutes away, Ragged Mountain is 43 minutes away, and Tenney Mountain is 43 minutes away. There are a few other ski resorts within an hour drive that are all worth checking out. One of our favorite winter activities is checking out local breweries and vineyards. There are several delicious breweries all within a 30 minute drive of the house, some of our favorites being Shacketts Brewing Company, Vulgar Brewing Company, and Defiant Record and Craft beer. Hermit Woods Winery and Eatery is also nearby and serves superb food and wine.

The home itself is super cozy and is perfect for any time of year. In the summer our mini-split units will keep you nice and cool and in the winter, the wood burning fireplace is absolutely wonderful. There are beautiful wood built-ins and all of the furniture is incredibly comfortable, especially the beds! We're sure you will love your time in our home no matter what you choose to do!
