This is a 1 bedroom, 1 bathroom suite with a kitchenette, and is located at the basement of the main house. The main house is a separately rental with a separate entrance. Both rentals share the laundry room & detached gym in the backyard.

**About the Reservation**
• In booking our home, you consent to completing a third-party identity verification. The screening will have to be completed within 3 days from booking or at least 24 hours before check-in, whichever is earlier, to fully confirm your reservation. You are welcome to reach out to us for complete terms regarding guest screening.
• We uphold our cancellation policy as we only have each night available to one group of guests. We highly recommend purchasing travel insurance to protect your booking. One date change if your check-in date is more than 2 weeks away. No date changes otherwise.
• For stays longer than 29 days, we require a double cleaning fee, additional tenant screening, lease signing, and a security deposit to fully confirm your reservation.

**Additional Info About the Home**
• There is no dedicated parking for this home. We provide a city-issued guest parking permit for free street parking and the space is usually quite available.
• The home has two entrances and is split into 2 separate listings. This listing includes the bottom floor only and does not include the upper floor. Guests staying in the upper level have a separate entrance and will not have access to the bottom unit as long as you close the laundry room door and utilize the privacy lever we have installed. That being said, since this unit is on the bottom floor, you may sometimes hear guests in the upper unit. If there are excessive noise concerns during your stay, please let us know so that we can address it with the guests in the upper floor.
• Thermostat control is only available in the upper unit however the thermostat will be kept at a comfortable 68 degrees. Portable heaters for each space are provided for additional heating as needed.

**About Fees & Pricing**
• We utilize dynamic pricing. This means that booking rates may increase or decrease every day. We do not honor yesterday’s pricing.
• Pet fee: Well-trained pets are welcome at $50 per pet. Please let us know if you’ll be bringing your pet and how many. Pet fee is not included in the VRBO total and is processed after reservation is confirmed.

**House Rules**
• This is a pet friendly home but kindly refrain from allowing pets on furniture/linens including couches, throws, beds, pillows, and towels. Please do not leave pets unattended; please bring poop bags and pick up after your pets.
• Strictly NO parties and events, quiet hours between 10pm-8am, no smoking or vaping of any kind anywhere on the property including outdoor areas, no digital piracy, no shoes in the home. $500 fine per violation.
