A Memorable Stay in a Unique Home
The initial “wow” factor hit us as we explored the spacious rooms, each thoughtfully furnished and accommodated our group of seven (family sharing beds). The tropical garden, complete with waterfall and a goldfish-filled pool, added to the charm. There was a jacuzzi, too. However, there were a few aspects that deserve attention. Let’s start with the kitchen: While the overall cleanliness was acceptable, specific details disappointed us. Wine glasses with lip marks, cups, and silverware that weren’t properly cleaned—it was evident. A kitchen knife that had dark, oily grime looked like it had just cut a steak. The cooking tools, especially the spatula and knives, were way past their prime. The stove top worked, but only with older warped pots and pans—the new ones didn’t work with the induction stove. In the theater room, the projector needed a new bulb and a thorough cleaning. The washed-green movie picture and the lack of audio dampened our movie night—it doesn’t work. Managing multiple remotes (and constantly swapping batteries) was a minor annoyance. The waterfall, while impressive, was loud. If the water volume could be adjusted, it would be perfect. We discovered the switch on our last night (in room w/ desk), but we hesitated to turn it off, considering the fish. The jacuzzi ran 24/7, and we wondered if there was a way to turn it off. Privacy-conscious guests should note the house lacks curtains. A positive experience, but owners should give some more attention.

Refrigerator & Freezer do not work. Almost all plants are dead. Different couches.
I was extremely disappointed that we were not told the freezer no longer worker. I was pissed that we were not told the refrigerator hardly worked. We had over a thousand dollars worth of food brought with us that we ended up having to go buy ice to put in our Coolers. A person came out and checked the breaker and said nothing seemed wrong. She was nice and offered a cooler of her own and we told her we'd let her know if we needed it. The ponds were pretty mucky and almost every single plant is dead. The office room is set up differently with no TV and the living room has completely different couches. None of the photos or description have been updated in what seems like a long time. I can tell the plant that used to hang over the bridge walk way is out the back door in the over grown grass. There are sticker bushes everywhere, even hanging into the walkway. The house for the most part was clean. The communication was poor everytime I messaged. Our number was complaint and extreme disruption to our stay was the freezer and refrigerator.

I was nervous when I read prior reviews. the space was extremely clean when we arrived, The theater room was dated but what a blast to watch a movie on the big screen, The jungle room was amazing and we enjoyed the fish. Limited TV's but what the heck - so much else to do! Kitchen was modern with everything we needed. Would highly recommend

This place seemed to be a worn down model home with most items put in that are cheap and not functional. The theater room had an old projector the sound in the theater didn’t work. Wi-Fi didn’t work when we arrived. The house was not properly completely cleaned. Sound in the bathroom didn’t work. All the TVs are not connected. We saw a mouse in the theater room at night. Their where ants in the bathrooms , spiders in waterfall area. Freezer leaks water and doesn’t seal properly.

Unexpectedly awful
The house was absolutely dirty. There was mouse poop all over the house including finding some on the bed and sheets. We spent the first day cleaning just to feel able to stay. The hot tub was off and dirty, the floors were sticky, the appliances were broken (only half the stove worked) and there was not one blind or curtain in the house. There was a multitude of other issues and although “Vacasa” (the company using VRBO) did refund the cleaning fee and half the cost of the rental, I will never use their company again. I think VRBO should rethink their partnership with Vacasa or at a minimum not allow their listings until major issues have been resolved.

Mini vacation
I was kind of afraid to stay here based on other reviews but we decided to take a gamble and we weren’t disappointed, though there is definitely some things that need to be addressed. I saw previous people mentioned sticky floors and I will say the atrium had sticky floors due to the I think banana trees dripping a sap like substance. But it was beautiful and a really neat area. The floors around the rest of the house were fine. I think they are taking in to consideration the cleanliness of the house because we arrived to a fairly clean home with just a few tiny spots missed. I seen people saying the hot tub not working but thankfully it was when we stayed so hopefully that is another thing they are working on. The movie theater was a highlight for us and the instructions made it easy to operate. We had a movie night each night there. Everything seemed to be in working condition for us that we tried using. The waterfall made a lovely sound that was super enjoyable while in the hot tub. I will add that maybe a book about the house and where things are located/how things work at the entrance would be helpful for some. For example the waterfall switch is kinda hidden and some might not even see it or the lights for the ponds, and switches for fireplaces, etc. The location is beautiful and the driveway up to the house is magical. We enjoyed walking around the property looking for slugs. I definitely think wifi would be nice. It was definitely good to be disconnected but for safety reasons I think wifi or a landline is a must. I only had service when I stood on the giant rock out front. Lol And my last advice would be for blinds/shades/ curtains or something in the bedrooms at least. It was kind of strange feeling like someone could be watching you all night. All in all we had a great stay and a wonderful experience!

Akward place, weired setup
This is a unique place. nice property with a lot of potential. but it is slipping. There was some initial misunderstanding regarding the Jacuzzi being out of order. They fixed it, but didn't let the cleaning staff know. So it was filthy. had to be drained and cleaned. Staff came out that day and fixed the issue, but we were unable to sue the jacuzzi for the majority of the stay due to our schedule. Around the jacuzzi there is a ton of dirt and debris piled up. The Floors are sticky, there is a residue on them. so wear shoes. One of the bedroom closets had chunks of throwup that was not cleaned out, and continued to smell. The two bedroom wing has an issue with the thermostat's left half of the screen. The oven does not work, requires a looong time to reach temperature, and does not keep it. The microwave oven works well. Bring your own spices and condements. the kitchen is not stocked. The kitchen does have good selection of silverwear and plates, and cookwear (pots and pans). The biggest plus of this accomodation is the open space concept, and the large property because the kids had a great time running around. But because there are no shades any where expect to wake up early.

We deserve a refund. The property had multiple TVs, outside of the dated theater room projector - none of them worked. The hot tub was not working. Bathrooms and beds had clumps of hair. There were various types of ants in the dining room, bedrooms and bathrooms. No wi-fi, minimal cell service, and no land line. That is a safety concern if there was an emergency. House needed repairs as well.

I see evidence of the owners making improvements after prior feedback. There are oven mitts, the dishwasher worked fine, there is a TV in the master bedroom, new fish seem to be in the koi pond, didn't see any mice while we were there for our few days. A couple things are amiss. I'd recommend advertising loud and proud that there is no internet (or try again to obtain it as appears neighbors have strong enough wifi to be seen as available at this house). It's ok to plan to be remote, but in today's world with many working remotely, tough to be in a home with no internet in addition to spotty cell service. There was significant algae in the koi pond. We didn't keep the waterfall on as it smelled musty/mildewy (though had a lovely sound and the fish seemed to really enjoy it). The speakers in the movie theater didn't work (very quietly only from the front two speakers) and I was so bummed! I love movies and fully planned to sit down to one every night in this awesome theater after our long hiking days. The other thing is that the TV in the room off the atrium didn't work either and there was no DVD player in the master bedroom. We ended up borrowing another DVD player for the master bedroom and sat on the bed together every night to watch one as the only other space to watch was the hot tub and I could not have stayed in there for a couple hours! :) Overall, very clean though appears the plants in the atrium may be dripping a little sap type liquid making it sticky in spots. Really cool property, but just a couple things aren't working as intended it seems.

The indoor atrium was very, very cool- even better in person. However, like many other reviews noted- a lot of electronics were not working or having issues getting. Also there is no blinds on the windows, which would be nice considering how many windows there are in the bedrooms. But the house is big and the location is nice, overall a nice stay!

Nice location, but no wifi, freezer did not work, ants around the hot tub, dishwasher does not work, there was a short in speaker in master bedroom which caused an alarm sound randomly throughout the night. We were locked out of house as code did not work. Maintenance brought us a key, ants traps and disconnected speaker.

So much fun
Ok I’m going to give this place an honest review. First this was an amazing place and me and my friends/family had such an amazing time. However there are multiple things that were not exactly up to par. The seat in the theater didn’t recline. And when one of the boy looked under it to see if it was just stuck or something under the seats were disgusting. No body has moved these in a very long time. Also in the pictures it shows fish in the pond. There are no fish in the pond. The hot tub was clean and warm and an amazing time however there is this crack between the floor of the master and the edge of the hot tub where it is filled with trash. Again not an area that has been cleaned in a very long time. It also advertised that they are a smoke free property which it really didn’t matter to us some of us were smokers and some not and the ones that were smoked in their cars typically however when we pulled up there were multiple cigarette butts all over on the ground outside. They show a gaming system in the photos but there actually isn’t a gaming system. The projector for the theater room is on a ceiling mount that is broken so it’s just literally taped up and you can’t really adjust it so when your watching a movie in there it does not line up with the screen. All of these were not huge concerns for my group and we still had an Amazing time and this home truly is a beautiful home . Despite these smaller trivial things the house was well worth the money

The magic house
Really hesitant booking this house because of the reviews. We'll start off with the plans amazing plants and for them to be indoors and next to a hot tub with all the splashing or chemicals they are still alive and they are thriving they're doing really well of course there's going to be some dead ones cuz it's the off season but what a magnificent little jungle area. To the koi fish are gone but I can imagine that if somebody doesn't rent the house and feed them all the time of course fish die. It was still magical and we love the pond love the waterfall. House wasn't equipped with the cooking utensils I need but I'm also a chef so obviously I'm not going to have what I want. Everything else in the house was magnificent I mean the reclining chairs in the theater broken or I assume they're broken I'm thinking that all of them just got unplugged and I'm sure their power generate from something underneath. Overall the house is amazing there isn't one thing I change about it for the price it was beautiful we seen a black bear which was exciting I mean it's just a overall amazing home beautiful bedrooms it's just beautiful.

The forgotten mansion
This house seemed like it would be a super fun New Year’s Eve family party house but after arriving we realized that the owners only focus was to get the mortgage paid. This house has been on the market for years and no one wants it. So try to rent it until they find that one buyer. But don’t don’t fix any of the broken items in the house trim separation ,gaps and cracks everywhere , Looks like at some point there was a TV in the master bedroom that must’ve stop working, but instead of replacing it they Just remove it and left the TV Mounting bracket and wires sticking out of the wall, oooh hot tube time in the jungle seems nice right? But the mold and algae in the corners of the tub made for a lovely experience really made it special. New Year’s Eve .. let’s celebrate and have some cocktails and some champagne UT OH no glassware at all. .There’s a big kitchen counter bar top but no bar stools. The jungle area walk way floor was filthy like literally has never been cleaned , cobwebs all over. The Owners clearly let this place go and want to spend zero money for upkeep or cleanliness.

Unique Mansion within the Forest
Great entertaining home for children and the young at heart. The movie theater, water features and tropical vegetation were a big hit. We stayed in winter during freezing temperatures and the large river room draws cold air in and never really warmed up. The heat in the rest of the house was very comfortable just not in the dining room. Contrary to the description there are not mountain or water views from the home. But they are a short drive away. Otherwise it was a clean and comfortable stay.

Misleading Description Soured Our Stay
We knew going into it that this house was a risk because of all of the negative reviews but we booked late and it was one of few available houses that met our needs. Plus, the idea of an indoor pond was so bonkers we just had to see it for ourselves. The misleading nature of the description starts with the headline “Mountain Views”. There is nary a mountain to be seen from the property. The woods are lovely so there is no need to pretend there are views! When I booked the house I was promised Internet. We were told not to expect much but then when we got there we were told it had been turned off because the quality was so bad. The property managers were not helpful. “Bad internet” is not the same as “no internet” and our request for a partial refund was refused. This property should be advertised as essentially off the grid in terms of cell or internet service. Occasionally we would get two bars of cell reception in the house but mainly we had to walk up the driveway to get things to load and two bars was the best we ever saw on the property. Overall the house was not as dirty as we expected based on other reviewers. The real issue is that the house is very run down and showing its lack of care. Carpets are stained, smoke detector in one bedroom was pulled out of the ceiling and non-functional, the theater had busted chairs and a projector that made everything look yellow. The toilet paper holder in the master bathroom *was* fixed but the holes from the previous one were not filled and the new one was already hanging by a thread. The kitchen was not stocked properly for a house that sleeps 8. There were five total mugs, very few spoons and no potholders. None of the many, many windows had any coverings and there was at least one broken screen. We and our friends did have a good time. If the house had not been advertised as if all the amenities were still in good order we wouldn’t have been so irritated. As it was, we felt we’d been financially taken advantage of, which is not a feeling anyone wants and the management company did not seem interested in making sure our stay was a good one.

Extremely unclean
We’ve stayed here before and although we had a fun weekend, this house is not maintained or clean. Someone had defacated in a toilet and let it. Dirty diapers in another bathroom. Wet towels in laundry room. Dirty floors. Dirty kitchen, dirty dishes in dishwasher. Much of the house in disrepair. Cabinet doors falling off hinges. Hot tub did not heat. Many chairs in theater room broken. Faucet in kitchen loose. We were given a refund for the cleaning but requested a partial refund for our stay and sent our issues to Vacasa but received no response. We will not be renting this house again.

Birthday Getaway to Trash Mansion
There is a lot to love about Arcadian Gardens, and the fact that it features an in-home movie theater, atrium with live plants, and a hot tub definitely sealed the deal. My husband, partner, and Spice of Life turned 40 on July 20th, and a group of 6 of our friends put together a little queer fancy getaway for our guy. The land and the structure of the house itself didn’t disappoint. What did disappoint was that the entire inside of the hot tub with green with algae and filled with debris. We tried to get a hold of our rental property manager several times, and though he was very accessible last week, he was impossible to get a hold of during the length of our stay which bummed me out because I thought we were having good conversations and he insisted that we call his cell phone with any issues, and that the house would be being cleaned the day we arrived. Not only was the hot tub gross and unusable, there were stains on most of the carpets and couches, more broken chairs in the theater than unbroken, lipstick kiss stains on the wall behind the bed my husband and I stayed in, and what looked to my friend, who arrived first and CLEANED before my partner and I arrived Monday night, like pubic hair on the two pillows that we would have been sleeping with. Luckily they were able to tell us in time so that we could bring our own pillows! We’re all queer punks, we’re comfortable with the earth, dirt itself isn’t the problem. The problem is that I spent more on this rental than I ever have on anything in my life because it looked so idyllic and perfect. The land and animals of the woods and the house’s plants were absolutely idyllic and perfect, but the state of the house was not, and it was sad and weird to come into a dirty house essentially missing some of the features I thought I paid for, including the minimal expectation that the house would be cleaned between the last guests and us. In true scrappy optimist form though, we had an excellent time at Trash Mansion. (Wheelchair users: there is a bedroom on the ground level, as well as a bathroom and living room and kitchen, but there is a lot of carpet, and the atrium, hot tub, and king room are not wheelchair accessible). thanks! xoxo Neve

Few and Far Between
No coffee pot. One towel set per person. One kitchen/tea towel. Majority of the kitchen utensils we pulled from cabinets were dirty. The kitchen counters were not clean. The refrigerator smelled like spoiled seafood, had mildew in the bottom drawers. There was also an odd object in the back, bottom maybe an old box of Arm and Hammer Baking Soda. There is a bowl and towel under the sink for a leak. There is ice build up in the freezer and water melts and leaks out on to the floor. Had to use the under sink towel to clean up! The hot tub was murkey, the filter was very dirty. We didn't feel the hot tub was safe to use due to dirty water. The atrium is lovely, but cold, making the dining room very chilly. There were not hot tub towels, but since we felt the tub was not safe, we didn't need them afterall. Don't look under the beds for anything you may have left, very dirty. The sofa nearest the kitchen, closest to the fireplace is dangerous. There is a metal strip sticking out, it ripped a pair of jeans. Suprised to see food and crumbs in the furniture in both the theater room and game room. Due to the snow storm, property manager was not able to deliver coffee maker or towels. Several cupboard doors are broken, beware of them falling off. Good thing we knew about emergency heat for cold temperatures, otherwise it would have been colder in the house. Maybe instructions could be clearer in the notebook. We also would have liked a broom and maybe some cleaning supplies to clean up after ourselves, with all the snow we tried to keep our shoes at the doors as much as possible. The bathrooms were clean, as were visable tile floors. The beds were comfortable. Loved the theater room, even though one chair was broken in the extended position, while others worked on day and then not the next. The piano was fun too.
