| THE COTTAGE |
Sitting at the base of Adirondack Park, this cozy Lakefront cottage is located on Higley Flow in South Colton, NY. The property is open year-round and is a perfect vacation destination!
The house can comfortably sleep 8 adults (2 king size beds, 1 queen size bed & 2 twin size beds). There is a futon on the lower basement level which can pull out as an additional bed if two more people wanted to sleep on this level. Max occupancy is 10 guests.
The decks are a tremendous feature of this cottage and a great place to have a cup of coffee and enjoy the lake view!
Consisting of 2,250 square feet of comfortable living space with 3 bedrooms, 2.5 bathrooms and FOUR levels! One of the most impressive features is the elevated combination of Deck/Porch/Patio system which encircles the entire home and affords you a panoramic view of the waterfront and beyond!
The ample grounds have yard areas with 150 year old white pine trees towering above. Direct access to the lake where you can swim, boat and just relax!
We provide a soft landing for guests and upon their arrival, they can find the following amenities to get them started:
-Bedding / linens and pillows
-Towels, hand towels, face cloths and bath mats
-Enough toilet paper for a few days
-Hand soap / dish soap / dishwasher soap / new sponge / general cleaning supplies
-A few rolls of paper towels
-1 gallon of bottled water (see below)
-Shampoo, conditioner and body wash
*Water is pulled from the lake and is filtered. While bathing and brushing teeth are fine, the water is not suitable for drinking. We recommend guests bring their own bottled water for drinking/coffee making/cooking.

The deck/porch/patio system is by far the best feature of the home! Large porch off main level, consisting of pergola and sitting area with an amazing view of the lake! This porch turns into a 360° wrap around deck, encircling the entire home connecting to main kitchen/living area (sliding glass doors) and to driveway access. Lower-level patio, walkout from French doors or access from stairs from upper-level deck.

Open floor plan with full kitchen and dining room, a full bathroom with walk-in shower, spiral staircase leading to second floor, regular stairs leading to lower level and sliding glass doors open up to a beautiful walkout deck looking out to the lake and backyard.
| SECOND FLOOR |
BEDROOM #1 - MASTER BEDROOM with very tiny en-suite half bath consisting of a sink and toilet, small closet, king size bed and queen size bed with direct view of the lake!
*Please note this very tiny en-suite bathroom does not have a door, but a curtain instead is provided.
BEDROOM #2 - Guest bedroom with king size bed, small closet and view of the lake!
*Please note access to second floor consists of a narrow spiral staircase from kitchen area, as well as traditional stairs located outside of the house with a door opening to the second floor hallway.
While some may find the spiral staircases fun and unique, others may like utilizing the outdoor stairs, this makes it especially easy for bringing luggage upstairs or for general use during warmer months.
| THIRD FLOOR |
BEDROOM #3 - Large bedroom with two twin size beds, small closet and view of the lake!
*Access to this floor is by spiral staircase only and may not be suitable for some individuals. The staircase is open with no door for privacy on this level and acts as almost a large loft space.
| LOWER LEVEL |
Large space which can either be utilized for recreational or sleeping purposes!
There is a leather sofa and a fold out futon, which can sleep two guests.
Games for children and adults are provided in a nearby bookshelf.
A full bathroom with shower/bath combination, laundry room with washer, dryer, iron/ironing board.
French doors open directly out to the bottom deck, yard and lake area.
*Access to this floor is by using regular stairs from the main level or by using the French doors from the outside. The stairs leading downstairs from the main level are open and there is no door for added privacy.
| BACKYARD / DOCK / LAKE |
SUMMERTIME - Enjoy the 100ft frontage of Higley Flow! Backyard consists of grassy hillside area with a fire pit down by the water with Adirondack chairs. Swim, boat and relax with direct private access to the lake with dock and use of private boat (14’ Alumacraft / paddles only & no motor). There are currently two kayaks available (1-person and 2-person). There are four sets of golf clubs, plus golf balls, four tennis rackets and baseball gloves available in the garage. Please let us know if you wish to use these.
Do you have your own boat or jet skis?! There is a boat ramp located at Higley Flow State Park. Please confirm ahead of time if you will be bringing and how many.
*The boat typically stays in the water from June-October. If interested, please check when booking around these dates.
*Neighbors are in close proximity to the house, therefore we ask that you are respectful. Please keep dogs on leash or in close proximity to the house when outside.
| PARKING |
Driveway comfortably fits two to three mid-size cars. There is no parking available on the private road.
*Garage is not for use for parking*
| PETS |
Please add the pet fee per pet when making a reservation. Up to 2 dogs are allowed.
-Dogs must remain on a leash around the property
-Dogs must be monitored and/or properly contained at all times
-Dogs are not allowed on the furniture, especially beds
-Guests are responsible for cleaning up after their pet(s)
-Guests are responsible for any damage caused by their pet
| OTHER |
Trash bags and recycling can be placed in the trash bins in the small shed next to the driveway. Please make sure the shed is locked at all times.

There are two cameras on the property (filming & recording), facing the front driveway entrance and back of garage.

Close to South Colton snowmobile trails and many others! 1.8 miles from Higley Flow State Park, nestled among the Adirondack foothills on the picturesque Raquette River. Hiking trails double as cross-country ski trails in winter, when snowmobiling, snowshoeing and ice fishing are also allowed.

St. Lawrence County boasts 710 miles of meticulously groomed trails and some of the best riding in New York State!
Main Adirondack corridors connect to both the north and southeast corners of the county. The heart of the County's trail system is centered between South Colton and Cranberry Lake in the Adirondack Park.

DIRECTIONS:
Trailhead location is at Cold Brook Drive, South Colton, 7 min drive. There is a huge parking lot on your left coming from Rt 56. Trail head is just past that on the left. You will see a big American flag hanging at the beginning.
On the way to the trailhead you’ll pass by the RMR Bar and Grill, Higley Hootch Wine & Spirits, Boyce’s General Store and The Red Pine Cone restauant.
It can snow A LOT in the Adirondacks/North Country, please be aware of this and plan accordingly when booking. We highly recommend guests add travel insurance to their reservation.
*If staying during the winter months you MUST have a vehicle with four-wheel drive. The private road leading up to the house is on a bit of a hill and the driveway slants down towards the garage. The city plows the public road before the private road. We have someone plow the private road and clear the driveway and walkways during your stay. Additional ice melt and shovels are provided on the property should you need them.

**Parts of the upper deck and outside stairs to the bottom deck are closed off during the winter months. Guests can access the lower deck through the bottom interior house level.**
