Beautifully converted mill, 5mn walk to lake

The property sits above its own Alpine stream and in close proximity to the cascading waterfall of Angon. This luxurious property has retained many of its charming features including the large outer water-wheel, internal iron wheel mechanisms and cutting saw. Located in the picture postcard hamlet of Angon, Talloires.

The property is set on three levels :
The ground level is a very large, open plan space with three large sofas, large dining table and high-spec, modern open-plan kitchen with significant cooking area and breakfast bar. There is a separate W.C and a double bedroom with en-suite shower room.
The first floor has three bedrooms : 2 double bedrooms and one family room sleeping 2-4 people (1 double bed and 1 bunk bed). One bedroom has a direct access to the family bathroom (semi-ensuite); the other bedroom has its own en-suite shower room. There is also an independant W.C.
On the lower ground floor is a beautiful private apartment with a large bedroom and a copper bathtub, a full bathroom and cosy lounge opening up onto the garden and river. On this level is also a utility room and access to the bar area, the inner workings of the water wheel and a desk.

The house has many outdoor spaces:
- a first covered terrace adjoining the living room, with garden furniture and 2 deckchairs, overlooking the garden and the river, for a perfect outdoor aperitif,
- This terrace leads to the upper garden with a dining table and chairs for 12 and a large gas BBQ,
- a large garden below, street level, perfect for children and overlooking the garden level apartment. Note that there is a small barrier with access to steps down to the river. Children must be supervised at all times.
There is also private parking with space for 2 small cars or a large car in the shingle driveway just around the corner from the front door.

The area:
The property is located in the very beautiful old village of Angon, 5 minutes walk from Lake Annecy. The beautiful beach of Angon is 10 minutes walk, perfect for the whole family, well shaded, with volleyball court and ping pong tables and a small cafe and Live music some evenings.
Angon's lakeshore has several restaurants and guiguettes, including the Guiguette des Cassines, next to another small beach.
The village is also a starting point for many activities (canyoning, paragliding), paddle rental, wakeboard outings, bike rides on the cycle path, outings to the adventure park (tree climbing, orientation course, paragliding jumps) ; very beautiful walks (Angon waterfall, Chalet d'Aulp and La Tournette, Col de la Forclaz, Le PrƩ Verel etc).

You are also 5 minutes from the center of Talloires where you will find bakery (the local camping also has a small grocery with fresh bread), grocery store, tobacco shop, restaurants and cafes, the magnificent Bay of Talloires, visits of the village, beautiful walks in the Roc de Cher between Talloires and Menthon, Talloires golf course, tennis courts, mini golf, the beach where you can hire paddleboards, kayak, canoe, pedal boat and bicycle rentals (book in advance).

There is is an OPEN staircase leading from the living area to the upper floor and it is your responsibility to ensure the safety of young children
Outside there are steep stone steps and there is also a river running at the bottom of the property , please supervise young children

Spectacular house in an amazing location. Such a great spot - easy access to the beach, hiking, cycling and restaurants. We stayed for a month and would have happily stayed longer. Hopefully we will return.

Wonderful property in small lakeside village of Angon. Spacious living area and quirky bedrooms. Good sized, well equipped kitchen Large garden space on two levels. Nice sitting area outside. 5 mins walk from the lake Good walking route within a few minutes from the house. Garden could do with some tidying up and landscaping

Beautiful house in the middle of a very small village. It was a very short walk to a very nice public been. You could walk to a the bigger village right next door which had all the services that you need and was very picturesque. A great base for all sorts of outdoor activities. Check out the canyoning trips that start right outside our door! The outdoor area, in the summer, was great for hanging out and the in the evening the outdoor dining was great. The creek running right outside the property added a wonderful element to the stay
