The entire villa, including the house and lower-level apartment, is yours, as are the outdoor terraces and garden..

The Talloires Lake House Villa offers Scandinavian-style spaces, modern and bright with huge picture windows overlooking the lake, white walls, oak parquet floors upstairs and waxed concrete on the first floor.

A huge open-plan kitchen/living/dining room spans the entire front of the house, with stunning lake views.

The kitchen features high-end appliances, granite worktops and a central island. A large American-style fridge-freezer with ice maker, dishwasher, plenty of storage space, 2 sinks, a large induction hob and plenty of crockery and pots and pans for the whole house. There's also a utility room with another sink, dishwasher, washing machine and tumble dryer.

Sliding doors open onto the terrace, which offers spectacular lake views. The terrace was extended in 2024 to cover the entire length of the house and includes a large outdoor seating and dining area, a barbecue and a bar connected to the kitchen.

A TV lounge with home cinema, sofas and armchairs and a wide selection of books, games and DVDs.

On the second floor are 5 bedrooms, 3 with spectacular lake views:
- 1 master bedroom with en-suite bathroom with bath and WC overlooking the lake.
- 1 double bedroom with double bed and shower
- 1 double bedroom with double bed and en-suite shower
- 1 twin bedroom with shared en-suite shower room
- 1 twin bedroom
There is also a shared bathroom and separate WC.

The attic has been recently renovated and includes a master bedroom with king-size bed, a terrace, a bathroom and a small living room. The view is breathtaking!

On the lower level of the house is an independent apartment that sleeps 4. It contains a kitchen and living room, 2 bedrooms (1 bedroom containing 2 singles and the other room is a double bedroom. The apartment also has its own terrace with dining table, outdoor seating area and barbecue.
The terrace is the ideal place in summer to enjoy the view, have a barbecue and relax!
There's also an “Annexe” on this level: additional double bedroom and office space and WC. The bedroom and office space overlook the lake. All are open and connect internally to the main house.

The enclosed alpine garden with trampoline is perfect for children to run around and let off steam. Let the adults relax on the terrace and enjoy the view of the lake and mountains!

The property is managed by Lacmontagne Properties and its fully bilingual concierge in Annecy at your disposal throughout your stay to ensure that everything runs smoothly during your vacation!

The big plus points of this house are the breathtaking view over the lake and the surrounding area, and its proximity to the village center and the bike path. You're just a 5-minute walk from the village center and a 10-minute walk from the lake, where you'll find the village beach with diving boards and jumping platforms, paddling pool, volleyball court, a great pizzeria, live music etc. . The nearby nautical center where you can rent paddles, kayaks, pedal boats, etc.

In town, you'll find a boulangerie , a grocery store, a newspaper store and a bike-café where you can rent bikes. There are also plenty of restaurants. Please note: from mid-October onwards, a number of restaurants and local businesses close for the winter season.
Talloires also has a small cinema, showing both blockbusters and more independent films, French and VO.

Just down the road from us is the cycle path around the lake, now fully secured. It's a great ride for the whole family.
