This gorgeous partially renovated villa is located above Talloires, with spectacular views over Talloires bay. It has a wrap around patio with infinity pool, outdoor furniture and BBQ. It is spacious and elegantly furnished with a new state of the art kitchen.

The house is set over 3 levels to maximise the views and slope of the terrain:
- The lower level includes a double garage, and gym area. From here you can internally enter the house into the living area or climb up the stairs at the side of the house.
- The first level comprises of a large double height living space with spectacular views of Talloires bay, a large living and dining area with large sofas and an ultra modern kitchen. Sliding doors take you out onto a tiled patio with awnings for shade, seating areas, BBQ and an infinity pool.
On this level there is also a laundry, toilet, a master bathroom and a second bedrooms with 2 single beds.
- The mezzanine level offers an open plan relaxing area and 2 further bedrooms : one with a king size bed and one with 2 singles. They share a family bathroom and a separate WC.

The outdoor terrasse faces lake and mountains, offering impressive views on Talloires Bay and you can observer paragliders fly over the villa and going down into Talloires landing field. There are different seating areas, the sunloungers by the pool, the dining table with BBQ and a few seatings by the bay windows. You will enjoy the views from all points.
There is also a small pool house with a table football.

The generous garage is great to park and store bikes and sports equipment and you can park 2/3 cars in the drive and there is room for 1 car in the garage.
The house is located on a steep hill. If you are an amateur cyclist, we recommend to hire an electric bike!

From the house it takes about 20mn to walk down into Talloires village. A small mountain path takes you there from the end of our drive. Talloires village offers a great selection of restaurants and has a few shops (grocer, bakery, newspaper shops)
From the house you can also easily go into Menthon Village, following the (nearly) flat cycle lane. It takes about 15mn to cycle into Menthon. The village has a larger selction of shops (grocer, 2 butchers, bakery, pharmacy) and a few nice restaurants.
Both villages have their own waterfront and beaches. In Talloires you access the lake via the public beach mostly whilst you can get in the water from anywhere in Menthon. Both beaches are great for families with paddling pools, volley ball pitch, ping pong table, floating plateforms to jump from, , snack bar/ restaurant and live music. You can also rent pedaloes, paddle boards, kayaks nearby etc.
