ANTI COVID-19 PRECAUTIONS: The apartment is cleaned and disinfected with medical devices before each check-in: floors, bathroom fixtures, furniture surfaces, light switches, handles, remote controls, etc.
THE SPACE
The apartment is on the first floor (second for USA) of a typical Venetian house, completely renovated, equipped with heating, air conditioning, FREE WIFI perfectly working: living room, two bedrooms, bathroom.
The living room and one of the bedrooms overlook a canal and the Arsenale's wall, the second bedroom a large courtyard.
The living room is spacious, with kitchenette, sofa, table and chairs, satellite TV. The first bedroom has a double bed, the second one two single beds. The bathroom is provided with sink, shower, toilet, bidet, hair dryer, washing machine.
The kitchenette is fully equipped, with cooker, microwave, fridge, toaster, mixer, kettle, etc.
Bed linen and towels are included.
LOCATION
The apartment is situated in the popular district of Castello, near the Arsenale of Venice: quiet area, typical Venetian atmosphere, far from the crowds of mass tourism. In the neighborhood you can find supermarkets and small quaint shops: bakery, grocery, butcher, tobacconist, greengrocer, winery, etc.
Due to its excellent location the apartment has great accessibility, so you won't have difficulty to stroll around the city: San Marco Square, Rialto, the Arsenal, the art exhibition “Biennale” are 10-15 minutes walk away.
CONNECTIONS
The airport and the train station are connected with the apartment by public waterbus services: at your arrival Giovanni will meet you at the waterbus stop to go together to the apartment, which is few minutes walking. From the same waterbus stops you can easily get to the car terminal Piazzale Roma and the islands of the Venetian lagoon: Murano, Burano, Torcello, Lido.
HOUSE RULES
- No smoking inside the apartment.
- Check-in at 15:00 or later, Check-out before 10:00, but the times are quite flexible: Check-in can be agreed before 15:00 if the apartment is not booked the night before; Check-out after 10:00 if the apartment is not booked the same night.

Giovanni was very nice and accommodating to our earlier arrival. He talked us through his detailed suggestions for dining which we took advantage of. There were staples provided that we really appreciated. It was perfect. Highly recommend.

A Beautiful Place to Stay
Giovanni met me at the water shuttle drop off. He escorted me back to the apartment where he showed me around and then explained his amazing yellow folder and map. Everything you want to do, see or eat has been outlined by Giovanni. If you have Google Maps its hard to get too lost. We enjoyed the apartment with the bells ringing nearby. The beds were comfortably firm and temperature was just right. Thank you Giovanni for the perfect stay. I hope we can be back to visit again. Donna

We had an excellent stay at Giovanni’s house. He was a gracious host who led us to the apartment on arrival and suggested a lot of options for dining and sightseeing. The apartment was clean, well equipped, and was in a nice quiet area that still had plenty of dining options around. Only a 15 minute walk to Piazza San Marco and a 10 minute walk to the Arsenale vaporetto stop. Great for a family of 4 like ours.

Fabulous 20th anniversary stay
A beautiful apartment in a calm and authentic area of Venice. We loved the location (quiet but close). The apartment was SPOTLESSLY clean. Everything you could need was provided, from umbrellas to hairdryers. Giovanni was quick to respond and met us at the water bus stop despite it being gone midnight due to a delay on the flight out. His recommendations for food were excellent and we tried as many as possible in our 5 night stay. I cannot fault anything. It was a perfect 20th wedding anniversary trip for us (plus a teenager!) Huge thanks.

Giovanni was the best host and met us at the water taxi drop off and took us to the unit. The unit was clean and looks exactly like the pictures. There is AC but it typically isn’t used until June so we were hot at night and there was always some commotion outside it seemed when we left the windows open.
