TELEVISIONS: smart TV w/Netflix, Hulu, Amazon Prime, Apple TV, etc..

WATER: All of the water in the house is reverse osmosis filtered . We have our water experts change/check filters regularly. Small water faucet next to the main kitchen sink faucet is alkaline filtered PH 9 balanced drinking water. Indulge!

STEAM SHOWER: Upstairs master bath, simply press "on" and wait 5 minutes for steam. Please close the windows and doors before using the steam and open windows after. In the master bedroom shower just push or pull open/ close the window. System is set up to run at the recommended 20 minutes at a proper temperature of 110 degrees before shutting itself off automatically.

WE ARE ENVIRONMENTALLY CONSCIOUS PROPERTY:

HEATING & COOLING: The house has a portable AC unit since extra insulation & double decking was installed, so it’s very ECO conscious insulated. House is 2 blocks from the beach, and the California climate is perfect; never too hot or too cold. In the summer months, we open windows for the ocean breeze to cool us off and in the winter, we turn the heaters on when needed and turn them off when leaving windows or doors open on sunnier days. When you leave the house, please do not leave the heaters on in the winter or the AC cooling on in the summer.

COOLING: We have a small portable AC unit cooling that requires ice cubes and can cool off a room if needed in about an hour.

HEATING: We have 8 radiant energy saving wall heaters all around the houses & one portable radiant heater (just in case).

KITCHEN & BATHROOM SOAPS & SHAMPOOS & LAUNDRY DETERGENTS are all eco friendly & organic.

REUSABLE COTTON KITCHEN TOWELS: Instead of paper towels we use black cotton reusable towels which our cleaning staff always leaves plenty of on top of the kitchen counters.

BLACKOUT BLINDS: are on all windows for those light sensitive sleepers.

CLOSETS & CLOTHES HANGING:
MASTER BEDROOM UPSTAIRS has 6 drawer chest, 4 drawer night stand & hanging rod by the California King size bed.
MURPHY BEDROOM UPSTAIRS has two long closets next to the queen size bed on each side.

TRASH: Leave the trash in trash cans below the kitchen sinks and in the bathrooms or by the office desk and our cleaners will take care of it. If you stay longer or have more trash our bins are located outside in the back alley behind the black guest house.

OTHER THINGS TO NOTE:
- hair dryers are in top drawer of each bathroom
- extra towels and sheets for emergencies are available when needed.
- Just ask Host and they will give you access to the locked closet.

PETS:
No pets allowed.

“Eco modern zen” is the best way to describe my place. I travel a lot for work and experience cool amenities in different houses and continents so I built my house with some of those amenities in mind. Also when I come home I like to relax and enjoy all Venice has to offer: great chill vibes, waves, surfing, best restaurants, art galleries, unique boutique shopping and MY HOUSE. Enjoy it!!!

The home owner travels often, but the property manager is available for any questions or concerns you may have at any time. There are no interactions with guests. Only by phone or email and when guests ask for it. Following Covid19 pandemic we have all contactless check ins and check outs. We are also taking extra measures for cleaning according to the CDC standards and we are also using an additional measure of allowing at least 4 hrs between guests to properly air out the premises.

Venice is a very unique, vibrant beach community full of art galleries, the best restaurants LA has to offer, huge sand beaches, great nightlife with cool bars. It can be both relaxing and entertaining and exciting. It’s only 15 min from the airport, 5 min from Santa Monica Pier, 20 min from Malibu & 30 min from Hollywood. There are many boutique stores on world famous Abbot Kinney Blvd for unique shopping experiences. Venice Beach has a lively community from the Boardwalk to Abbot Kinney to Rose Ave there is so much to see and do. Just let us know if you have any questions about the local culture as we have been living in Venice for many years and are happy to help make your stay as enjoyable as possible. 1 block from the Venice Beach Boardwalk & the famous Abbot Kinney Blvd. one of the world’s most vibrant and creative communities. A lifestyle of sunshine, beach side glamour and the colorful parade of people, world class coffee and dolphins on the horizon that have made Venice and Santa Monica beaches famous all over the world.

Venice is a small charming beach town in a big city. It's the best community in LA to experience by foot, bike or a skateboard or short Uber or Lyft drives. There are two free parking lots just nearby where locals park on "first come" basis. If you wish to walk down to the beach it is only 5 minutes or 2 blocks away. Abbot Kinney shops and restaurants are half a block away or 2 minutes walk. If you wish to walk to Venice Canals it's about 10 min walk or if you decide to head to Santa Monica Pier it's about 20 minutes away by foot on Ocean Front Walk where many shops and restaurants are.
To Santa Monica Pier is only a 5-10 min bus drive. Bus stop is a 3 min short walk away. Santa Monica mall with shops and movie theaters and restaurants is only another 5 min short walk.
We have two car tandem parking very secure and private spots inside a gated fence operated by remotes for two sliding gates.

PRODUCTIONS & EVENTS:
We have a VERY STRICT NO PARTY POLICY! Anything that disturbs neighbors is not accepted. Our quiet hours are from 10pm-8am. Please keep doors and gates closed and only socialize indoors after this time.
Large gatherings and parties with loud music and noise of any kind are strictly prohibited. Anything more than 6 people is considered an event/ party.

Events, productions, filming at the property, using property as a production office is prohibited unless a proper additional insurance certificate is issued to the owner’s name & owner's “production & event rental agreement” has been signed with additional fees. Production & events fees are $300 per hour with a 12-hour minimum or $3000 per full day (12-hour production day which includes ingress and egress). The full day rate includes present site representative/cleaner.
We have a hair and makeup table & chair which we can let you use. Maximum number of people allowed is 20.
