WOODLANDS RETREAT - stylish and unique, per friendly!
This villa is situated on over four acres in one of Ocean Groves most sought after locations, and backs on to the Ocean Grove nature reserve. Its so delightfully peaceful and enjoyable to relax amongst the gum trees and wake up to the sounds of the local bird life!
The two-storey floorplan sleeps four people with two bedrooms and a bathroom upstairs, open plan living plus an extra bathroom downstairs.
You will have everything you could need for a short stay or extended visit with a full kitchen, laundry facilities and a sun-soaked verandah for endless hours of relaxation.
All this is only moments from the vibrant centre of town while beaches, restaurants, cafes and amenities are all at your fingertips. You can get out and explore the picturesque Bellarine Peninsula and the Barwon River or stay home with a good book and cuddle up in front of the fire!
Just a few important notes:
- Each bedroom has 1 x queen size bed, TV, split system heating and cooling, hanging space/drawers for clothes. one room has a full length mirror.
-Dogs are welcome on request but please be aware that the area is not enclosed, so really not suitable for puppies or dogs that are likely to go wandering!
- Because of the stairs, we feel that this property is not suited to infants or young children
- Strictly no parties and noise must be kept to a minimum between 10pm and 8am
- Please no shoes to be worn inside
- Unfortunately at this time the swimming pool and tennis court cannot be used by guests, but please feel free to wander through the beautiful gardens and enjoy everything else this lovely property offers
- Quality linen and towels are provided, please BYO beach towels.
- Check in is from 3pm and check out is by 10am however where we can, we would love to extend the times so that our guests can make the most of their weekend/visit. Please reach out and see if this is available for your stay.
Guests have access to the whole villa. This property has a main house, the villa is situated behind the main house but is completely separate and private.
Access is via key lock box.
WOODLANDS – HOUSE RULES
GENERAL: All bookings are accepted on the basis that you have read, understood, and agree to abide, and be bound, by the Terms and Conditions and House Rules. Please treat our home as if it were your own. Please be respectful to our lovely neighbours. Strictly NO smoking at this property. Our home is NOT suitable for schoolies, hens or bucks parties. You must be over the age to 25 to make reservation at our property. Please follow parking guidelines where provided.
CHECK IN/ OUT: Check-in time is not before 3pm on the arrival date and check out time is not later than 10am on departure date. Late departure is subject to prior arrangement/availability and extra charges will apply. Check in and check out, contactless check in will be provided with key safe codes. Keys must be returned to the key safe upon checking out. If the keys are not placed back in the lock box a management fee will apply for us to allow housekeeping staff access to the property and if required replacement of keys.
UNAVAILABLITY: If the property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then we will inform you immediately and endeavour to obtain suitable alternative accommodation for your stay, if we are unable to do so, all money paid will be refunded in full. Host on the coast will not be liable for additional accommodation costs in the event of these unforseen unavoidable circumstances.
PARTIES & FUNCTIONS: Parties are strictly prohibited. Breach of this will result in immediate eviction without refund and extra charges will apply for any additional, cleaning, garbage removal, repairs which may ocurr. We have the right to evict any guest during their stay if WE deem them to be in breach of the house rules.
LINEN AND TOWELS: We supply all bed linen and towels. They must be left where supplied in the bedrooms or bathroom on departure. Further linen may be hired upon request prior to arrival. Properties with pools will include pool towels for your stay. Any damage or stains requiring additional laundering or replacement of linen will incur a charge or replacement fee. Stays longer than 1 week may request a housekeeping service for cleaning and/or linen servicing charged at a fee.
YOUR OTHER RESPONSIBILITIES: You are responsible for damage, breakages, theft and loss of the property and any part of it during your stay. You must notify us of this immediately if damages occur. We may recover from you repair or replacement costs. Occupancy must not exceed the agreed number booked for or the maximum listed as occupancy in the house description. Disturbance to our neighbours, including excessive noise at anytime (day or night), is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses. Noise should not be heard from outside the property after 10pm. Call outs: Lost keys/lock outs will incur a $100 call out fee for management to provide access plus the cost of replacement keys if required. Upon departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, crockery and cutlery washed and packed away, dishwasher emptied. If there is a BBQ onsite, it must be cleaned after use, failure will incur a $100 fee. You are responsible for removing any excess rubbish that does not fit in the outside bins. Excess rubbish charges will apply for any rubbish that is left behind (exceeds rubbish bin capacity). The Property must be left in a clean and tidy condition. Extra cleaning charges will be incurred for the cleaning (but not limited to) of dirty dishes, dishwasher emptying, emptying the fridge, removal of excessive rubbish and so forth. All furniture and furnishings must be left in the position they were in when you arrived. Smoking is not permitted in the Property. A $400 fee will be applied to any property found to have been smoked in. No illicit drugs to be brought onto the property or persons under the influence to be allowed onto the property. You must allow repair/service access to the property during reasonable hours. Host on the Coast is not liable for any damage or loss of property during your stay
