The walls are very thin, you can hear everything in the rooms next door and passing through the corridor which woke me up during the night. The sauna in the spa was not working yet the full price was charged for use of the spa.

Hotel and rooms lovely, staff friendly and helpful. Car park was problem as hit a concrete dip that couldn’t be seen due to the stones. Car park uneven in many places.

Didn’t like the choice of food menu. Having to pay for use of facilities after already paying. Couldn’t check-in till 4pm and had to be out at 11am. Had to complain about a rumbling noise above are room to reception. It’s over price for what it is. Having to pay extra for a full English. Which should be included in the breakfast menu. No mention of all the stairs in hotel description. It’s over priced for the room, breakfast & Not being able to use swimming Pool, sauna other facilities without paying £20:00 per person, had to have allotted time 2 hours. You can’t go when you feel like going you had to have allotted time which isn’t far. Also you have to have allotted time for your breakfast. Very disappointed and won’t be going back. We was really looking forward to are break away. After the description of the hotel has put us off going back to the lakes.

This hotel is clutching at straws with its 4 star rating - it has a low 3 star/guest house vibe. It’s in need of significant investment and an upgrade to its service and standards. There was a mould/damp patch in our room, and a huge one above the staircase, the carpets in communal areas need a deep clean and doors/paint and windows all need looking at. The hotel is in a great location (fantastic views) and the staff were accommodating and helpful, but the quality of food, room amenities and general facilities let this hotel down. The photos on the site are misleading for standard/classic rooms, and it states breakfast is included - after booking, this stated continental breakfast only and you would need to pay more for a cooked breakfast (again, something you don’t expect at a 4 star hotel - either include it, or don’t. The continental also left a lot to be desired - fruit juices were warm, a few bits of cheese amongst the usual breads etc.

The views are stunning from the hotel and it is located in a convenient part of Windermere lake. However it is over priced as it does not clarify that a hot breakfast is not included in the price per night and spa facilities are also at an extra cost (another misleading advertisement on the website). I had booked to celebrate a 30th birthday and I was shocked to wake up and find out breakfast wasn’t included with our stay despite me choosing this hotel for the breakfast ad, had it specified that it was only a cold breakfast included I would have booked elsewhere. This was not Claire’s during our initial check in either otherwise we could have booked beforehand or sought other options near by. I had also booked this hotel for the spa facilities, we visited the spa, checked in with our room information, and at no point during the initial check in not at the spa facilities were we made aware that spa use is an extra £20pp, I was shocked to find this out during the check out when given an extra bill. The rooms are smaller than they appear on the pictures, the cleaners do a good job of tidying up, but the hotel itself is slightly outdated and could do with a renovation as some walls had paint peeling off and could do with an urgent repaint. All in all, the hotel is a nice experience for the lake views but I wouldn’t choose to stay overnight again for this misleading price.

There is a £20 per person charge for daily use of the spa area and swimming pool which is restricted to a pre booked time slot of 2 hours which means to use it is an expensive add on plus restricts your day in the lakes . Further more the hotels breakfast included in the daily rate is a fairly poor example with little choice of a so called continental breakfast and should you wish to have a cooked breakfast their is a £14 plus extra charge . On talking to the staff all of whom we came in to contact with where very pleasant and obliging said the hotel was in the process of being sold which partly explains the poor upkeep of the grounds compared to previous visits . Unfortunately after several visits in the past we are unlikely to return until things change due to their house policies shame as we used to like the hotel

Had a very pleasant stay, room faced out over lake Windermere, spa facilities were good with jacuzzi, sauna, steam room and good size pool, evening meal were amazing, good quality cooked food with lots of choice. Would go back Again Only downfall was the amount of stairs to climb to our room with the hotel being built on the side of a cliff

Worth £100 per night for standard room.
Overall the stay was good. You definitely pay for the view which is amazing from the rooms and spa. However, hotel is outdated and spa was faulty during our stay. Breakfast was also poor unless you pay additionally for the full English. Would recommend if you can get for £100 per night. Would be disappointed if paying more. Spa is an additional £20 per person - worth it if hot tubs are functional. No wifi in our room.

Unfortunately it is just selling the view!! The breakfast is literally just came from groceries shelf! Not even a fried egg in the breakfast!! The furniture were worn! carpets torn! And the balcony decks looked ugly! And its furniture was mossy too!! Abysmal hotel with high rates that never worth it. The dining was good but the food was not good at all. No facilities for babies,no cot , many steps with no pram access. It was awful. They charge us for 3 sleeps but just 1 king bed. The staff were lovely though, the only good point of the hotel. I will never book it again and I don't recommend .
