The center of Rome, one of the most romantic, vibrant and inspiring cities in the world is just 25 minutes away from the villa, allowing you to comfortably explore all the history, art, culture and fashion that the eternal city has to offer.

Despite being situated in a very calm countryside corner, Villa Cassia is only 10 minutes away from three of Italy’s main golf courses, 15 minutes away from a “Vallelunga” racing circuit and a comfortable 20 minute car ride to lakes “Bracciano” and “Trevignano” where guests can enjoy numerous water sports. Additional facilities and activities: swimming pool, horse riding, tennis court, and football pitch.

The villa follows traditional countryside design with terracotta floors, wood finishes and offers elegant and spacious bedrooms, each with its own private bathroom. The villa offers a 200m2, high-ceilinged living room with two sitting areas, a warm fireplace and a TV. Facing the garden and the swimming pool there is an outside terrace, equipped with a BBQ, a pizza oven, a round table for dining on and an outside sitting area. INCREDIBLE
My husband and I had a micro-wedding at the villa with our immediate family and friends totaling 13 people. The property was stunning and was the perfect backdrop for the ceremony. The house is HUGE and more than comfortably fit everyone with their own bedroom. The space was very clean and all the details are thought of and provided. We had Roberto cook us a couple of meals and HIGHLY recommend doing that. The food was better than we expected! Overall, we cannot say enough good things about the space as well as Roberto. He answers your questions immediately and is always available. Would recommend to everyone and would stay again in the future.

Terrific location for a large family gathering - kids loved the pool and the tennis court, adults loved the space and quiet. Train station 15 minutes away got us to the centre of Rome in an hour. Roberto was a responsive and welcoming host.

From the moment we stepped foot onto the property we were greeted by our now friend Roberto. He was attentive, knowledgeable and so friendly! The property was perfect. Every last minute detail was taken care of. The dinners and pizza party were amazing. And Roberto is an excellent chef! We have nothing bad to say. The location was great. Paula was also incredible. This property did not disappoint in terms of location, the pool, lots of activity spaces like the table tennis, tennis court and soccer field, etc. Roberto and Pauline were wonderful in transporting us, giving suggestions, delivering a wonder catered dinner for a guest birthday, and bringing us a pizza night at the villa that we all enjoyed. Property management was very responsive, this location cannot be recommended more highly for being close to Rome and the airport, but also offering so many excellent day trips to Todi, local lakes, Montepulciano, etc. We enjoyed the Baccanale restaurant at the villa turn off, and L’invitu in nearby Formello was a group favorite. Thank you!

Brilliant stay at the most amazing place
We booked the villa for a load of our family and friends to stay as we were getting married in nearby Trevignano Romano. The pictures online sold it to us straight away but the villa is even more incredible when you see it for yourself. The villa manager Roberto was the most helpful and best person and sorted us out with anything we needed each step of the way. We decided to have our wedding reception at the villa and Roberto and his staff helped to provide tables, outdoor lighting, speakers, wedding cake and a fantastic wedding meal that everyone loved. He also encouraged us all to enjoy it to the full extent. If you require any transfers Roberto will also help arrange. We honestly cannot thank him enough and will be eternally grateful to Roberto and his staff for our wedding night and stay at the villa. Every one of our party wished to stay there longer instead of continuing with the next stage of our holiday! We hope to book up again in the future. Thank you, love from the Raffertys

Large group stay
We stayed as a large group of 26 adults in the property. Prior to arrival we had excellent communication from the host, with all our questions answered very quickly. Roberto was an excellent host during our stay, and met us on arrival with comprehensive tour. The facilities at the house were very good with AC in all the bedrooms, well equipped kitchen and with additional outside BBQ and pizza oven. Outside the swimming pool was lovely and tennis courts (with rackets and tennis balls provided) kept us well entertained. Roberto and his team did a delicious catered meal one night, and nearby restaurant offered takeaway pizza. The host had thought of everything, we had such a good stay, and would highly recommend!

This house has it all.
Family of 18 celebrated Grandmothers 85 years birthday with stay in this house for a week. The house is an adventure in it self as there is everything there. We played tennis, airhocky, fussball and more and used the pool a lot. We barbequed, we ate at the great restaurant down at the corner. Also we got The Chef Roberto to have a pizza night for us in the house. That was great service. The house is also close to Rome so it is easy to drive down to Jonio Metro station in Rome and park there to take the train down to Central Rome. We loved our stay. Great Family Venue
This property is amazing! The pool is beautiful and remained cool and refreshing despite the 100 degree heat during our time in Rome. There are many, varied games supplied, both indoors and out, to keep everyone active and happy. The lit tennis court and soccer field were added bonuses although the kids never really got to play 'football' - too busy enjoying everything else this place has to offer. The house is well supplied with plenty of dishware, silverware and cookware. The water is very "hard" with high calcium content so the dishwasher is a bit difficult with mechanics and glasses come out spotty and cloudy. The oven is both electric and gas so we had to have Roberto stop by and give us a tutorial on how to get things turned on and heating up. There are 3 coffee makers but finding filters was next to impossible so the coffee drinkers were a bit frustrated! Also, be sure and buy lots of ice. Getting 15 of us in and out of Rome (a 45-60 ride) was a bit challenging (and pricey) but worked out well with help from the property manager. You can drive to a nearby train station and then ride into Rome but more difficult with a large group. Roberto was very helpful, arranging for a couple of meals and for our last night pizza extravaganza! Best pizza any of us have ever had! He also advised us local lakes and towns. All in all, it was an amazing week! We all loved it!

The Villa was beautiful! It was very clean and Roberto was an excellent manager. He attended to all our needs. Incredible stay outside of Rome
We had a group of 19 stay in this villa. The villa is a beautiful country ranch style home on a huge property. The style is more rustic vs. luxurious, so you should have that expectation. There were plenty of rooms and beds for a very large group. We even had a few beds and rooms extra. The villa is also very spacious with areas for different groups to congregate. The teens and 20 somethings had their own space when they wanted to hang out together. The property manager/chef, Roberto, and his team are amazing to worth with on a variety of travel needs. Roberto is an incredible chef and prepared some of our favorite meals while in Italy. He and his team also helped with reservations, transport to Rome, tours and other activities. Our best day was a day trip around Lake Bracciano that Roberto arranged including a lunch in a local, family owned, restaurant. The villa has a ton of space and activities for everyone including tennis, soccer, the pool, ping pong, and foosball. Our teens loved the stay. The only challenge is the distance to Rome, it is about 30 minutes outside of Rome. While you could get an uber from Rome to the villa, you cannot get uber from the villa to Rome. We were lucky to have Roberto who arranged for travel, but for a group our size, it was expensive. We would absolutely stay here again and tour more of the small villages in the countryside and would always ask Roberto for travel advice!

Summer Vacation for our Wedding
I can't say enough great things about our stay at this villa! We had 25 family and friends travel to Rome for our wedding and stay here. It was clean, spacious, comfortable, and beautiful. The property is quite far from the city, but Roberto and Luca helped arrange car services that were able to bring us around whenever we wanted. The property manager Roberto is AMAZING! He prepared the most delicious meals for us and even planned the most beautiful wedding reception at the villa. He made our stay and our wedding so special and memorable. We are already planning our next trip back! Highly recommend staying at this incredible villa!!!

Anyone can make a good website
Outside grounds beautiful. Inside living area comfortable Kitchen- stove 2 out of 4 burners worked, sink, cabinets, utensils & cookware less than desirable. Dish washer did not work Bathrooms- little to no water pressure, shower heads need cleaning to eliminate sulfur odor. Poor drainage in shower stalls Heavy mineral buildup on faucets Bedrooms - 4-6” mattress with no support. Very uncomfortable Clothes dryer didn’t work. Game room terrific, swimming pool luxurious, tennis court excellent Roberto, , the villa manager, is 100% wonderful. He is respectful, conscientious, kind, addresses all needs as soon as they are reported. He is the only reason that gave our stay credence. We all love him.

Excellent venue near to Rome
We were 10 adults and 4 young children. There was plenty of room, the pool and tennis court were fabulous as was the BBQ area and general set-up. However, there was a lack of chairs/loungers around the pool and some of these were broken. The BBQ area had not been swept and was quite grubby. There were insufficient bins for a large group to effectively clear daily rubbish and the trash from the previous tenneants was still in the cage out by the property gate. We complained about this to the owner who after being pestered got it cleared after 3 days. The oven, which had no instructions and did not seem to work properly was a nightmare. The dishwasher did not clean or dry stuff properly and was in need of severe refurbishment. Apart from these set backs the property could do with a bit of TLC but we had a great time.

Loved it!
We were a group of 24, children and adults, staying for one week in the villa. We loved every minute of our stay and enjoyed everything that the house offered, especially the pool, the pizza oven and the good airconditioning. A car is needed in the villa to go to the store for groceries but that was not a problem for us. Roberto, the manager of the the house, is a true gem. He welcomed us to the house and explained everything we needed to know. He responded quickly to all our requests and went above and beyond our expectations in making us feel good during our stay. Roberto helped us to create unique memories in the Villa. He was our chef, our guide, assistant in getting medical care and made a dream of a marriage come true during our stay. We all loved Roberto - thank you! Hope to return one day and create more beautiful memories in Campagnano Di Roma.

Family gathering
Very big place and ideal for our large party. Lots of space outside and any issues were dealt with promptly. Good airconditioning when required. We had two meals cooked for us by Roberto and brother. Very nice but it's a lot of grub so best to discuss beforehand rather than going from the menus. Train to Rome is about a 15 minute drive (1 Euro each way) and supermarkets are about 10/15 minutes by car. Pool, tennis courts and other activity items provided were very good. Lovely stay but be prepared for the mozzies.

Beautiful wedding and holiday location
We have booked the location for a wedding including 1 week holiday. (Wedding 36 persons/ 1 week 20 persons) Everything was organized by the owners Luca and Roberto. This also worked wonderfully. The rooms were relatively clean. Minor problems with the air conditioning and the fridge Roberto took very quickly into his own hands and it worked perfectly again. Only the poolboy could have come more often during the week with 20 guests and a new dishwasher would have been quite good. But these are the only things to criticize, because everything else was great and Roberto won our hearts. Wedding and the stay was top organized and he was always available for all requests. important accessories: - Table tennis table - Football Court - Tennis court - Pool and lots of green. All in all it was a wonderful week with friends and families. To relax but also to party make a top location. Many thanks to Roberto and Luca ;-). We will see each other again......

Great stay
We rented the villa for 9 days and had a great time there. The villa is extremely spacious and very charmingly built. We were a party of 18 people between ages 1 to 71. The garden is cozy and quiet and on the large patio we ate our dinners. The pool is large, clean and well maintained. the younger ones played Playstation and air-hockey in the evenings. Roberto the manager was very helpful, when we got the keys he showed us around and had prepared some drinks and snacks. We also ordered a dinner menu which was delicious and at a good fixed price. Whatever we had for questions, we were able to contact Roberto and he returned quickly. Lovely view from the patio with the opportunity to see the sunrise if you wake up early. we went to the sea at Fregene one day (about 40 min) Bracciano (about 20 min). We took the train to Rome from the nearest train station with direct trains. All contact with Luca, the owner has been very good with quick response time. Overall, we are very pleased with our stay. A house you want to return to.

Back from heaven
The villa is located around 35 driving minutes from Rome. We used transportation services from the airport that the owner Luca arranged for us, it was great. In addition Luca arranged transportation to Rome and back whenever we've asked for and was available and responsive 24/7. The villa is very well equipted, great kitchen, gardens, lovely big and clean sweeming pool, tennis court, soccer field, playground and more and more. We cooked our own meals and enjoyed the pizza oven and bbq grill. Roberto, the maintenance guy, welcomed us warmly, assisted us in any possible way, and even sang with us :) Rooms are great - each suite has a private bathroom, all suites are air conditioned, there are two large TV's, there's a lovely big living room and also an outside comfortable seating area. In conclusion - we didn't really want to leave the place, it was kind of a heaven. We highly recommend renting the villa for a family and friends vacation and can't wait for our next visit.

Great holiday
The villa was traditional in style with more modern bedrooms being developed downstairs. The pool was a great size and a fabulous tennis court. Luca the owner was friendly and booked a meal and ordered taxis for us. The only thing I would say is that you need a car.
