Keep your eyes peeled as you may see some of our nature friends roaming the property, if you see a small raccoon don’t fret his name is Buddy and he was raised here and bottle fed, but don’t touch…feel free to talk to him from afar he is a sweet guy.
Feel free to take a dip in the pool or let the homeowner know if you want to have a fire in the outdoor fire pit and they will set it up for you!
Find your own entrance off the garage and walk up the stairs to enter the amazing theater room/living area complete with 60” HD Flat Screen TV, Dish Network, Free Wi-Fi, Wii game system with games and a blue ray player with a broad selection of movies. The couch in this room also features a sofa sleeper for two!
Tiffany style lighting adorns the foyer and the kitchen area complete with fridge, stainless steel sink, microwave, popcorn maker and supplies. (No cooking equipment or stove). Our full bath contains all your necessities and features a fabulous stone accented full-size shower, cork floors, glass sink and beautiful crystal accented mirror or sneak outside at night to enjoy an outdoor shower under the moonlight and stars.

Guest MUST digitally sign the Booking Agreement prior to check-in. Booking guest must be 25 years or older to reserve and digitally sign the Booking Agreement.
1. Smoking: Smoking is NOT allowed in or on our properties. If the cleaning crew or Booking Agent detects any evidence of smoking, we will retain $400 of your deposit to deodorize the home.
2. Heating & Cooling: Do not turn the thermostat below 69 during the summer as the unit could freeze and Guest will be charged the cost to repair the heating / cooling system. When leaving in the summer season, turn the thermostat up to 80 degrees. When leaving in the winter season, turn the thermostat down to 60 degrees.
3. Visitors: People other than those accounted for in the booking agreement may not stay overnight in the property. If we find unauthorized guests have stayed a fee of $300 will be retained from your deposit plus $25 per person.
4. Guest Responsibilities: All of the properties are privately owned. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners and Booking Agent are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they allow to use the premises.
5. Property Maintenance: Keep the property and all furnishings in good order. The Guests will maintain the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. Our properties are not intended to be party houses. Parties are prohibited.
6. Household Appliances & Furniture: Only use appliances for their intended uses. Do not use high heat or metal utensils with Teflon pans. Do not take indoor furniture outside the property.
7. Pet Policy: Pets are allowed in our pet-friendly properties only if Booking Agent and Homeowner agreed prior to booking. Pet deposits are $400, of which $200 is non-refundable. If any pets are found in the properties without previous agreement with Booking Agent, Guest will be fined a pet deposit and booking will be terminated. Please clean up after your pet in yard, neighborhood and parks.
8. Parking: Parking on the concrete driveway just past the garage, you will see your entrance on the side of the garage. (at the outdoor shower)
9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property. If the cleaning crew finds that the property has been left excessively dirty you will be billed for the additional cleaning time at a rate of $50 per hour.
10. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or other products besides toilet paper have been flushed and clogs the plumbing system, Guest will be charged the cost of the plumbing repair.
11. Fires & Grill: Fires are not allowed on the property; absolutely no candles may be burned in the house or on the property. There is a summer kitchen with grill for the main house, if you would like to use it please request permission. If you would like to request a fire in the fire pit just give us a time and we will arrange for it to be going for you and have additional firewood stacked near it for you.
12. Personal Items: Guests will need to provide their own paper goods. An initial set up of trash liners, toilet paper (one in each bathroom) and hand soap is provided. Extra items needed are the responsibility of the Guest (i.e., tooth paste, soap, extra toilet paper, shampoo, sunscreen, etc.).
13. Trash: No trash or other items may be left on the property or outside the front door. ALL trash must be BAGGED when placed in dumpster per the City of Bryan- College Station. There will be a $20 charge if this rule was not followed.
14. Secure the Property: Leave key in the door as you found it upon arrival. Contact Booking Agent immediately should any difficulty arise in properly securing the property.
15. Events: If Guest wishes to have an event at the property, permission must be obtained from Booking Agent and Homeowner. An event fee will be added.
16. REMINDER: Guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful act. The Homeowner or Booking Agent may enter the premises at any time without securing prior permission from the Guest. Any Guest who is found using illegal drugs or allows others to use illegal drugs on the premises will be immediately denied continued occupancy at these premises.
