I booked this property as somewhere within walking distance of the Fringe By The Sea festival. When I saw the online reviews, I nearly cancelled. So glad I didn't, what a little gem !! Yes it is a bit older, yes some areas are a little tired BUT, for the cost, absolute value for money. I stayed in room 7 and my friend in room 3, both single rooms. Completely spotless, really comfortable beds which felt bigger than a single, great shower and the best touch, a little fridge full of complimentary goodies, plus a goody basket (again complimentary). Lovely, helpful staff. Would I book again, in a hearbeat. If you want 4/5 star accommodation, then go and pay those prices but this was spot on for us.

This was an ideal small hotel with a great location and great service from the owners ie room made up each and complimentary buffet breakfast in the room also each day. Our room was quite small but everything was in place and very cleàn. An ideal location close to beaches within walking distance and plenty of on road parking close to the hotel. Would recommend tò friends and family.

A decent stay
It was a nice and quaint hotel, just a little pricy for the condition it was in, though I think that’s due more to location, which was worth the price. The owners were helpful and very friendly. The chocolate mallow that was left on my bed was delicious. The walls are very thin, which can be counter productive to sleeping, and a fan would have been nice in the room, but overall, a decent place.

Hotel is in a convenient location to town center and beach front. Stayed in a family room which was quite cramped . Beds were comfortable and there is a breakfast assortment left for you which is a nice touch. Room needs painting

Ther was no wifi ould not get the tv to work.no heating no lock on the toilet door.no parking.did not cater for disabled people.the whole experience was terrible. would not recomend this place to people.

great spot right across street from north berwick golf course. easy access to train to edinburgh. easy bus ride to Gullane on 124 bus. best for for golfers needing few amenities. need to walk up narrow stairs. easy walk to downtown for restaurants

the property was presented as a hotel. with breakfast available as an extra, also with a bar on the 3 days of our stay the bar was closed and there was no offer of breakfast on any morning. there is also a very narrow steep stair to negotiate before accessing rooms. there was also no sign of a fire stair. Parking is across the road at the golf course.

It would be good if there were more places like that for people who simply need a decent room and shower for the night. It's a self-check in/out with a door code sent to your phone, but it does the job.

Clean, comfortable and convenient. The property operates a collect your own key from box system so you must have the pin before arrival. The shower is adequate, there is a kettle for coffee and tea. Nothing fancy but all good. Location perfect to all amenities and beach.

Overall good stay
Clean room with comfortable bed albeit basic room. No staff at the property which was fine as easy self check in instructions emailed. Only issue was not able to get through to anyone on the contact number given when had certain queries ie WiFi password etc. An instruction leaflet in the room would have been handy. Was told room would be refreshed each day which it wasn’t but we were only there for 2 nights so not much of a problem for us. But overall, a good and comfortable stay.

A shoddy experience
Not until after the booking were we told that there was no reception service at this time of year (apparently its still winter service!). We slso attempted to contact the hotel, via Hotels.com and directly, and we were unable to get contact; that was also the experience of hotels.com i believe. Overall it was a shoddy experience.
