Come out to our ranch, it will be perfect for you and your loved ones to have lots of space and get outdoors! This home is spacious along with the 10 acres it sits on. Rest assured of our Enhanced Cleaning Protocol to keep you and your family safe!

Our home is on a beautiful 10 acre working ranch where you can spend some time away from the city and indulge in a truly relaxing time. Our property is a sight to see in the early morning time. You may even wake up to horses in the near by pasture. On our property, you can fish in our pond, make a fire and roast some marshmallows, and walk around to see the horses! Our property is also less than a mile away from the entrance of Lake Ray Roberts Isle Du Bois entrance where there is so much to do. More on this below. This is a working ranch therefore you might find one of our ranch hands feeding, watering, bathing, or brushing the animals, watering the plants, grass or trimming bushes or trees or other job duties.

Lake Ray Roberts Isle Du Bois entrance is just 0.7 miles away from our property! Be advised that parks have reduced their capacity at this time. We strongly encourage making day pass and camping reservations before you visit. Reserve them online or by calling 512_389_8900. Lake Ray Roberts things to do: On land, you can camp, hike, bike, ride your horse, rollerblade, geocache or go backpacking. On the water, you can swim at one of the beach areas (no lifeguards on duty), paddle, or wet a hook in the kids’ fishing pond or the lake. Or enjoy quieter pursuits: photography, nature watching, or simply relaxing! At the marina you can rent boats, fuel, boat slips, jet skis, and kayaks. Fish the 29,000-acre Ray Roberts Lake. Anglers catch largemouth bass, crappie, white bass and catfish here. The current lake record for largemouth bass is 14.07 pounds. The park has boat ramps, a marina, a fishing pier and fish cleaning stations. Remember, you can fish from the shore or a pier in a state park without a fishing license!

Nice place to stay!
The quick wash on washing machine didn’t work properly it ran for 9 hrs one evening. You May want to get that seen about. It filled up and ran but never emptied out and spun. I woke up at 4 am to it still running and it was super hot.

Great escape to the beautiful country
This cabin is a great place to get away and in the middle of a horse pasture. Very quiet but nicely appointed. We appreciated the coffee available for the traditional coffee maker. Plenty of condiments and basic pantry items. Lovely place. We didn't have enough time to really enjoy it. Thank you for hosting us.

Humble abode
This hidden gem was the countryside getaway for rest and relaxation. Surprised by this double wide home to have a spacious and comforting feel for the whole family. Fully equipped and furnished for comfort living, with a fanatstic tub with the master. Beautiful countryside accompanied with award winning horses to meet. Very friendly town to visit. Very thankful.

Great location, needs some improvements
Good: - clean - A/C was set at a comfortable temperature when we arrived - shampoos/conditioners and soap in the bathrooms was nice to have - WIFI information was incorrect, called the owner and had quick, friendly response with immediate resolution - loved seeing the horses walking around - nice little pond out back with a walking trail - lovely location and neighborhood - nice island in the kitchen with a bar for working - large soaking tub Bad: - no lid on trashcan which smelled and attracted flies - washing machine was very loud - no wash cloths in bathrooms - cheap bath and hand towels - cheap bed sheets - overused, flat pillows - well-used couches, one with broken arm - needs a closet with hangers in the master suite - grass was not mowed as represented in the VRBO images - satellite internet was very slow, making it very hard to have two people working from home. Television and computers could not be run simultaneously without a large lag. Television, in busy hours, would buffer. We saw signs posted in the neighborhood that fiber will soon be installed, so check before you book. - fridge and freezer set for the lowest temps so items in crispers started to freeze. We reset to the recommended settings - more utensils, a plastic cutting board and a kettle would be nice to have - missing battery cover on TV remote, batteries kept falling out - fan in living is ceased up - store barcode stickers remain on some of the trim Overall, price was too high for the value.

The house was nice, but it was heavily infested with house flies. I tried to clear them out & spent fifty dollars on fly killing pesticides, but it was too badly infested to do any good. The flies were coming in through the stove vent in the kitchen. We had a family reunion planned, but had to cancel because of our worries about food safety with our guests. The property host was not receptive to a refund of any kind. Instead, she tried to blame us for damage in the mobile home that was already there. Not a good experience!!

Great property!
Everything about this property is terrific! My wife and I enjoyed our stay. We were surprised it was a mobile home, but honestly it is a very comfortable and spacious home. Everything we needed was available and the beds were very comfortable. The location at Ray Roberts Lake near the dam is so convenient. The ranch featured horses grazing and large ponds. The scenery was very relaxing. Nearby towns of Sanger and Gainesville provided great food choices and shopping opportunities for my wife. We would gladly book this property again!

We had a wedding in Aubrey to attend and needed a place to stay near the venue as we were in the wedding party. Instructions for check-in were all sent, but I did not find any for check-out. The property was gated and off the road so there was no noise, however there was a cabin and an RV right next to us. I hope were did not bother anyone else. I do wish there would have been pictures of the outside of the place prior to booking, but that is on me. Overall a good experience. Thank you!

The Good and the Not as Good
Overall, the stay was fine. The location was perfect for us for proximity to our daughter’s wedding venue in Collinsville. The house was clean, and the owners/managers were quick to respond to any questions I had. We were surprised when we drove up to the “house” and found a double-wide trailer, which was not disclosed anywhere in the listing. It was clean and nicely maintained, though. We found holes in a couple of doors and walls, like someone had punched them with their fists. Also, the beds were very hard, and there were no washcloths in the house. Other minor concerns of ours included: *no small trash cans in the bedrooms *hand soap lacking in guest bathroom (water was added to little bit left to extend the remainder) *no places like nightstands in the bedrooms to put things like wallets, keys, glasses, pills, drinks, etc. - one of our friends used a barstool from the bar In the end, I felt like I had overpaid for what we got. Would we stay here again? Probably not.

Great country retreat
We rented this property as we were attending a wedding in the area. Great setting, really close to Lake Ray Roberts State Park. The house is very quiet, with plenty of room to relax. Kitchen is not well equipped, no glasses, baking trays, cutting boards, etc. Owner was always very quick to respond to all my questions.
