Location is excellent, with train/metro/bus stations in 5min walk. The room needs a make up as did not look as in the picture. But it was clean, safe, and simple.

Great location, nice and clean.
Everything was good, only CON: they said breakfast included, well that is basically a lie, a crescent roll in plastic with a tiny little pre-packaged thing of "toast" and i mean TINY, along with a small packet of coffee. This is NOT a breakfast and should not be labeled as so. That said, it was a great place: great location, clean, helpful staff, up to date.

good location but poor facilities
Except for the location, not recommendable to stay. Airconditioner was not working properly so I and my mom suffered hot and sweaty night and the electricity was gone during my shower as well. Refrigerator was not working too. But the location and the prices were ok.

Good location but aircon was not working in 36 c in sizzling Rome. The landlady did not change the room in the hottest day in Rome. I and my mom could not sleep at all with sweating for the whole night.

Terrible place to stay!
Not recommended. The beds are squeaky. Room is hot and Air conditioning doesn't work. Its next to a busy street and you can hear loud noises all through the night. Don't fall for free breakfast. Its just some bread and milk and coffee thats kept in your room. Shared bathroom which is so disgusting. Bathroom floors are always wet and more that 3 rooms (10+) people share the same bathroom. Horrible place to stay!

Great for the money!
Claudia was sweet and organized :) Room was in building closer to Termini was perfect for morning exit to airport shuttle. A/C, 24hour key, clean, shared bathroom with only 1 other room, included small breakfast. No elevator. Recommend for solo traveller or couple on a budget. Would stay again for sure!

A hostel close to Termini
I had never stayed a hostel. I am 44 yrs old and the crowd in this place was half my age. Even though I had a private room, I had a bit of a hard time trying to sleep because of the noise my neighbors were doing. Apart from this, the hostel was very clean and 2 blocks away from Termini Station from where you can take trains and metro. Area is not too nice, lots of beggars sleeping on the streets but they didn't cause any problem and I felt safe at all times.

Nice hostel with friendly staff, but very noisy.
This hostel was very clean and the staff was very friendly and helpful. The room was spacious and clean. Only downside was that we barely slept due to the extreme noise from passers-by walking the streets all evening.

Excellent, caring staff
Basic room; great price. No luxuries but comfortable and very convenient to the trains and metro. The bonus here is the owner and staff who go out of their way to acommodate the needs of its guests. A place I would stay at again.

The hostel does not have a lift but it's located on the first floor so it's not too bad. the hostel is clean and sufficient. internet was free for 1.5 hours only then you have to pay for extra time. the air cond was good.overall it was ok as a hostel

Great apartment hotel close to termini
The hotel was great. very easy access to the termini and a short (25 min) walk to the spanish steps. My room (although not in the hotel block) was very spacious. It felt like I had my own apartment in Rome! there was a big kitchen which means travelers can try and save money if needs be and the bathroom was great - only being shared with one other room. The only downside is that if you're traveing alone there is no common room so meeting others has to be done in the city. This didn't seem a problem for me though! Also, the breakfast could definitely be better (only a croisant and one coffee sachet) however this stopped me being greedy and eating my own bodyweight in pastries (which I did at other places) so i can't really complain. On the whole an amazing stay and I would most definitely reccommend. The staff were also very helpful letting me use their personal computer when the comunal one woudlnt work.

I did not stay at the hotel because I rang the bell for more than 10 minutes and nobody came to open the door, after 10 minutes a man wearing no shirt opened the door for us and he did not spoke english or italian, maybe he was a guest and showed me a room wit many beds and there was a man almost naked . Me and my wife were very afraid and then we left the building to find another hotel to stay. I have never seen such a bad service. We have been treated like animals.

Average
Diana is very nice and did a great job explaining the rooms/showers and offering to answer any questions for us. She scheduled a cab for us to get to the airport as well since we had to be there before any of the trains/shuttles were leaving. Just an FYI for those that need/expect wireless (especially if you plan to use it to check in for a flight), they have two different buildings that rooms are rented from. If you need the internet, request a room on Via Mille, the rooms on Via Marghera DO NOT have wireless access. We were really irritated to learn that although they advertise that they have wireless in all rooms, only one of the buildings actually does. The breakfast was smaller than we were expecting. It included a croissant/toast plus jam and an espresso. The food they put out was good, but we chose this place so that one of our meals would be included. We ended up stopping for breakfast/snack later in the morning because it wasn’t filling. Our room on Via Marghera also had what looked like mold along the ceiling. If we hadn’t paid for our stay at the beginning, we probably would have moved hotels. It seemed like more of a hassle than it was worth though. Our last comment is that it wasn’t clear in the description of the hotel that the bathrooms are not attached to the rooms. They are shared bathrooms amongst all the rooms (2 showers on Via Mille and 1 shower on Via Marghera).

We booked online, for the location by Termini station, which was really convenient to get to & find. Once there the staff were lovely, and asked if they could put us in a different building. The new building was even more centrally located, and they drove us there and gave us instructions how to get back to Termini station for our bus back to the airport. And gave us a bottle of wine too. it was a smaller room, but clean & comfortable & a great experience.

Best worst location with lots of BUTs
First of all, we booked this hotel very last minute as something went wrong with the initial booking of a 4-star hotel (not Expedia) so obviously this wasn't our first choice. The location is very central (5 mins from Termini station) but the hotel address is not where our apartment was located. As we booked a room with an ensuite bathroom, the apartment was around the corner in another residential building. There are several apartments which share one kitchenette. There was no Wi-fi as suggested by the description (it seems that internet access is only available when the apartment is located in the same building as the hotel address). The continental breakfast was complimentary but disappointing. The room was clean and the staff friendly and helpful but the worst part was the noise. Although not on a main road, the noise from the street was deafening around the clock. Sleeping with an open window is definitely not an option here. There are many pizzerias/trattorias in the neighbourhood. "Rossi" offers free Wi-Fi, friendly staff and yummy pizzas. Avoid "4 Stagioni" if you don't like greasy plates, smelly glasses, unfriendly staff and a Coperto plus service charge.

Excellence location but may a little bit noise
We live here for four days in June 2012. The location is very good and easy to find from the Roma Termini station. It only takes you 5 minutes to there. (if you have a right direction) and you can rent a vespa near by at Eco Rent. But due to it's near by street. You will hear noise from street especially in Friday night. Generally, we think it is good for stay in Rome. bye the way, it also near the TerraVision bus station (the bus to airport) enjoy !

A Nice Place to stay when in Rome
Place was easy to find as just a few minuites walk from Main Train station also near buses that go to and from the airports. However on check in I rang the outside door bell and no one answered therefore I telephoned the hotel and someone came to the hotel within a few mins to check me in Room was nice and within the main building that was next to a lounge and having keys to let myself in and out made it feel very secure and it felt like it was my own place very good value and if visiting Rome again I would stay at B & T Rooms again

Don't stay here!
We got to this hotel very late and yes someone was waiting on us. However, that was the only thing good about our arrival there. There is no Receiption area, no one to help you- for instance give you maps or even speak to you because the young girl waiting on us didn't speak any English whatsoever and there wasn't anyone else around. The room consisted of six cots in a tiny room with no bathroom, air, tv, basically no amenities at all! Breakfast was a plate of pastries you could get from the gas station, think u were suppose to ration them out to your children for your entire stay. No vending machine for drinks and you couldn't walk out at night in the area safely. The outside doors were covered with gated bars and you pretty much felt like you were going to be locked in to this hotel, like a prison or that movie hostel and they wanted to take my passports!!! Btw the outside area of this hotel was littered with street walkers, which is great if that's what your looking for but, defenitly not a family hotel!!! I can't even imagine why hotels.com has them listed on line!!!!

Worst hotel experience ever
I had the worst hotel/hostel experience with B&T room. - no lobby or waiting area: We arrived at midnight and had to wait on the street for >15 minutes until the girl came down to open the door - different location than advertised: our room was actually in a different location therefore we had to walk a few blocks with all of our luggage in midnight - no internet service: no internet service in our building as advertised and we had to go to the previous place between 9:00am-10:00pm (which was the girl's working hours) to access the wifi since the wifi was turned-off outside her working hours - no 24X7 onsite service: When we went back to the hotel room around 8:00pm one night, the lock did not work and we could not open the door. We walked over to the other building and found out the girl was not there at work though she supposed to be there until 10:00pm. We called her and it did take her 1.5 hours to come back

Wondering what to call this place.
Ok, this place is not bad, is like an apartment where they rent the rooms to different people, I believe they had about 4 rooms in there. Had 2 bath/restrooms, one room one person at the time, also heater and air conditioner. The beds were cheap, so kind of uncomfortable, they give you towels and sheets but no soap or shampoo, also there is no staff, they pretty much give you the keys of the place and you are in you own. Some goods, the place was very clean, so as the bathroom, well maintained, secure surroundings and 2 blocks away from the Termini train station. You also get breakfast, which is an instant coffee pouch so you could make your own coffee, a packed cup cake, packed couple of toast and some jelly. I would stay here again if I have to, but is not the area to be, even that is next to the train terminal, there are other hotels that are even closer, or around that are near the Rome landmarks, there are a lot of hotels in this area, just because is near the terminal, didin't notice any other reason. That is the only reason why I wouldn't recommended, other than that you'll get what you need.

The bathroom may be down the hall, but the staff are incredibly friendly, they clean the rooms thoroughly (folding any clothes you leave out), and the location can't be beat. I'll be staying there the next time I go to Rome.
