Perfectly situated near Royal Mile
Perfectly located, comfortable hotel in the heart of Edinburgh. My favorite feature was the ability to open the windows and let in the fresh air and sounds of the Royal Mile when desired, but also sheer blackness and quiet when time to sleep. Lovely little gem of a spot! I would definitely recommend and would stay here again.

Great Location, but small
Basic hotel in a great location. Good if you are staying just 2-3 days...anything more, you will want a bigger room with proper closets and storage. Breakfast was pricey for what you got, but overall it was very clean and centrally located (which could be a loud, so bring ear plugs).

We asked multiple times for them to fix the AC in our room. They would show us a diagram of what it was supposed to be set on but for all three days it did not work. We waited one of the days for someone to come up and fix it but didn’t want to waste more time so we left. It’s very overpriced. We basically paid over $350 US per night for a closet. Not recommended.

This property was incredibly reasonably priced for location near the Royal Mile. We felt as though the property was centrally located and had no issues walking all over the city from here. The hotel had a great lobby and bar that was an excellent spot to hang out. Rooms were clean, but small, it didn't bother me though. Beds were comfortable and i slept very well.

Booked 2 nights for an early 50th birthday treat. Booked a stanard room although greeted with what felt like a cell. 1 window covered with black film, so could see out and made room very dark window ventilation vent couldnt be closed, so let in a draft and noise, from below area. Requested a change of room straight away, unfortunately due to being fully booked no alternative room until 3pm the following day. New room had not 1 but 2 windows albiet looking on to a internal court yard with lots of windows facing our room, so had to close window coverings, luckily 1 had a privacy net, so it provided privacy and light. Had a comfortable night only to be woken at 6am by staff in the room next to ours which on further inspection looked to be the laundary store, so lots of banging and trolleys been rolled backwards and forwards within the room and up and down the corridor. All this for £638.000 bargin, NOT! Will never stay at Motel One again or recommend. Very disappointed

Location, location, location!
If you are looking for a fantastic location, this it it! We took the tram from the airport. It was a short, five minute walk to the hotel. But if you’re taking the Airlink bus to and from the airport, those buses are literally across the street from the hotel and you can buy those tickets right there for the bus. One of the reasons we booked here with that I had read that the hotel will often try to get you into a room even if you arrive early from the airport. The reception staff were very friendly, and even though our room was not ready, they provided the option of us changing rooms, which meant that we could get into her room, even though it was only 10AM. Having travelled overnight from Canada, that was a game changer for our trip. I’m sure they can’t do that for everyone, but the fact that they were willing to look at it was amazing. And if you can’t get into your room, they store your luggage. The room itself was nothing special, but it was clean and had everything we needed. We were steps away from the royal mile, to the main attractions of Edinburgh castle, and Holyrood Palace. Lots of options for coffee, restaurants, shopping all within your reach. I will definitely stay here again.

Rooms, elevators, layout very strange and confusing. Location near the train station and cafes very helpful. Mostly run by college age staff. Not particularly clean. It was acceptable for our one night stay.

Good location, comfy beds just room facilities no dressing table plugs to far from mirror ,no shelving in bathroom for cosmetics or shaving equipment. The furnishing and finish though in the rest of room and reception bar area were excellent.

Loved the location for bus and train travel and closeness to Royal Mile. Neighborhood near train station and pubs had lots of men peeing on the sidewalk. Love Cockburn street as it winds up to High Street and the “close” alleyways with stairwells for shortcuts. Rooms are small with small windows, but good soundproofing at least. Not enough surfaces to put stuff, only one desk and tiny side table shelves. No closet. Comfortable bed and pillows. Good breakfast but same every day. No self-serve laundry. Carpet in rooms is questionable on cleanliness. Staff friendly.

You are paying for the location, it is amazing. Right across the street from the Waverly station and literally the next road down from the Royal Mile. You can walk everywhere in Old Town and you are very close to New Town. The rooms are very small, but you shouldn’t be in your room too much while you’re in Edinburgh anyway. I stayed for 3 nights and I wish the room had a mini fridge so that I could buy some food and milk as I was there a few days. If you are staying for one night than it’s fine. The staff are very friendly, the bed was very comfortable, the bathroom was very small but it was just myself so it was ok. If you are staying during the summer be aware there is no AC, the windows do open but it’s very noisy outside especially early in the morning with the noise from garbage trucks etc. But that wasn’t too big of a deal, I was able to ignore it with some ear plugs. Over all, it’s a great hotel, absolute fantastic location and I would most definitely stay here again.
