Private Villa on the beach in Sac Bajo

Located on the Sac Bajo Peninsula on Isla Mujeres, you will enjoy a private lovely vacation in a safe and friendly environment.

The Villa at Quinta Ixchel is set up to accommodate adult individual travelers or couples looking for a romantic get away. You'll find everything you need in this newly remodeled and delightfully decorated villa. There is a small kitchen with a 2-burner stove; microwave, coffeepot, a king-size bed, gas BBQ grill, smart TV, heated salt-water pool, WiFi Internet - Your home away from home!

The main house of Quinta Ixchel is located on the same property next to the Villa. When on the island, my father stays at the main house and you will find him to be helpful for advice about the island. At the back of the property is one other very small house where the caretaker, Poli and his wife, Gladys, live. They are wonderful people who you would only see when they are cleaning the pool, raking the beach or watering the plants. Gladys is also an incredible cook. If you would like to have her cook food for you, she would love to do so for an extra fee. They take great pride and are very protective of our property - we are very lucky to have them. Thanks to them and the privacy of the house,  the property is very secure. There are also surveillance cameras on the property for the safety of everyone.

We also have a new dock in the lagoon with a beautiful palapa to enjoy morning coffee or afternoon cocktails!

It is located in the Sac Bajo neighborhood of the island, close to Villa Rolandis and Dolphin Discovery. It is very easy to catch a taxi in front of the house for a short ride to town.

The Villa is equipped with two sets of sliding glass doors that open completely to the outside on both sides to expand your living experience. Under the private palapa, you can enjoy the breathtaking view of the pool and turquoise ocean, private beach, kayaks, and Cancun skyline. The villa is the perfect place for morning walks on the beach and faces west for beautiful sunsets.

We also have a generator that fully powers the entire property, including ACs.

If you love the ocean, this is an excellent chance to experience it. The views from the patios are remarkable and just a few steps away, your private beach and lounge chairs awaits you.

For safety and security, the Villa and pool are exclusively for our guests.

Known as a quiet fishing village full of Mexican charm, Isla Mujeres will take you away from the ordinary and fascinate you with its renowned white sandy beaches, flavorful cuisine and multitude of cultural events that will delight your senses.

Had a great time. Excellent location with perfect amenities. Could not have put together a better trip! 10/10 recommend! You will have to check out the owner's new properties on site for bigger groups! I got to see the new units on site and you will not be disappointed.

From arrival to departure the welcoming and attention to detail was fantastic. The property is pretty amazing and you cannot get better than your own private beach! Dave (the owner) is very nice and respectful of your privacy. The guard onsite keeps the grounds very nice and its great to have someone close the gate for the night. Katy (property manager) was great at communication and staying on top of needs we may have. Thank you both!

Exceeded Expectations!
Quinta Ixchel was everything we hoped it would be and more! For our first time on the island we debated staying in Playa Norte/Centro vs mid-island, and we were so glad we chose this place. We LOVED having a quiet retreat to come home to after exploring the island each day! The unit was spotless and fully equipped with everything we needed and a very comfortable bed. But the private pool, palapa and beach access really exceeded our expectations! Not just a “dipping” pool, this is the real deal. We loved watching the beautiful sunsets from the palapa. Katy, her dad Dave and the caretaker Poli were all so incredibly helpful in arranging for our golf cart, couples massage (amazing!) and offering recommendations. They all went above and beyond. Dave is the coolest! Thank you all for such a wonderful experience, we hope to back soon!

I have traveled extensively around the world, but my recent stay at this private villa truly set a new standard for hospitality. From the moment I arrived, Poli and his wife went above and beyond to ensure that every aspect of my stay was exceptional. Their warmth and attentiveness were unparalleled, making me feel more like a cherished guest than just another traveler. Poli provided fantastic recommendations for local restaurants, each one better than the last, and even organized memorable fishing trips that added a unique adventure to my vacation. One of the highlights was when Poli's wife prepared the fish we caught, turning our catch into a delicious meal that I will never forget. The villa itself was immaculate, with a fresh atmosphere and an air conditioning system that kept the space cool and comfortable. The pool was pristine & inviting, while the beach area felt like a mini paradise, perfect for relaxing and soaking up the sun. I cannot recommend this place enough! For anyone considering a stay, I highly suggest renting a golf cart for easy transportation around the area. It truly enhances the experience and allows for more exploration. Overall, this villa is a hidden gem, and the level of hospitality provided by Katy, Poli and his wife is something I will carry with me on all my future travels. Everything about our stay thanks to our host. Katy was amazing. The beautiful, private, elegant master bedroom suite with private pool and beach could not have been more perfect. Enjoying the sunset, dinner overlooking the ocean in our private cabana and tooling around the island in our golf cart was a blast. we’d come back in a heartbeat. In fact we’re thinking about our next stay. it’s a 10 out of 10. And I’ve never given a rating like that before, and we have literally been all over the world.

AMAZING!!!
If possible, we would give this 10 stars!!! This place is even better in person!! Absolutely worth every penny for location, beauty, privacy and was the most relaxing vacation we’ve had in years. Katy was absolutely wonderful to work with and so informative from the time of booking to the end of our stay. Poli and Gladys- the caretakers of the property were absolute gems!! You can tell they love and care for this place with their whole hearts and were the warmest, most lovely people. 1000% will be back again.

Pictures are amazing but in real life, it was even better!! Will not stay anywhere else in the island moving forward. Gorgeous pool, exclusive beach access, and a comfy bed. What more could one ask for? Poli had our golf cart waiting for us when we arrived and it has easy access to many wonderful restaurants. Love that it’s away from the hustle and bustle of the north end, yet a quick golf cart ride should we decide to shop, etc.

An amazing retreat
Katy and David provided an excellent property and were excellent hosts. We thoroughly enjoyed our time on Isla Mujeres. The palapa was a wonderful spot to enjoy the scene out of the sun. The pool was pleasant and welcoming. The beach was quiet and lovely. And Poli the caretaker is a gem. We would definitely consider returning to this little spot.

This property is amazing!!! David and his staff are great. The pool and private beach vibe was a 10 out of 10. Ended up extending the stay for an extra 2 nights sense it was perfect. Small restaurant just across the street that served good drinks and food. Will definitely be back.

Enchanting Sunsets in Private Beach
My girlfriend and I spent six amazing days at the Villa where everything was immaculate and where you will find anything you may need to prepare your own meals, accessories for the swimming pool, even a couple of kayaks. I have to mention Gladys will be happy to amaze you with her cooking for a very reasonable fee. This place has it all, I highly recommend it.

LOVED it so much! If we could give it ten stars, we would! The location is away from the busy downtown area and is very quiet. Katy had a golf cart waiting for us so we could easily get around. Poli and Gladys were lovely and even cooked us a delicious dinner one evening. Dave was friendly and ensured we had everything we needed. Overall outstanding stay. Perfect location!
We love this end of the island. The property is close to some of the best beach clubs and restaurants, but far enough away from the chaos of the north end. The room is perfect for a couple looking for a secluded, romantic get away. We will definitely return.

My husband and I really enjoyed our stay at this property. We loved the privacy of it, and the easy access to the beach. The Villa was nice and clean. The maids did a great job with their extra special touches. The property itself is very well kept up and taken care of. We really enjoyed talking to Poli the caretaker. He was very attentive, getting us taxis when we needed them and showing us around as well as telling us about great places to eat. He also got our golf cart for us when we wanted to go in town to look around. It was very easy to get around the island by taxi or golf cart. Katy was very responsive to my emails and helpful. It was a nice wonderful, relaxing trip and we will be back! P.S. There are a lot of great places to eat on the island!!:)

As others have stated, this is honestly a slice of heaven. We spent a week enjoying the peace and tranquility that is Quinta Ixchel. Photographs are one thing, but to experience its beauty is on another level indeed. The excellent communication (email/text) from Katy and Dave outline everything one needs to know regarding the logistics for staying at the villa. If you are there for a stay longer than a weekend, make sure to talk to Poli, the grounds keeper, and rent a golf cart for transportation. Cabs (taxi's are red there), can easily be caught on the street in front of the villa, but the convenience of the cart trumps them. Yes, we will definitely go back again.
